Independent location data places MRT Sutthisan at roughly one kilometre from the project; the developer describes the trip as about 15 minutes on foot or around five minutes by road. BTS Saphan Khwai is farther away, with a detailed 2026 review putting it at about 3.5 kilometres. That distinction matters if rail access is the main reason for buying. This is not a doorstep-to-station condominium. Its location works more as a quieter inner-soi address with quick access back to Sutthisan Winitchai Road and onward to Ratchadaphisek, Vibhavadi-Rangsit and Phahonyothin. A buyer who expects to use the MRT daily should walk the route at a realistic commuting time before treating the distance as convenient.

The project page originally gave Q4 2025 as the expected completion date and later showed the main construction categories at 100% in December 2025. PropertyScout records completion in 2025, while FazWaz and Hipflat label the project as completed in April 2026; a detailed May 2026 review already described it as ready to move into. The developer’s current website now calls Asher Naii ready for occupancy and ready for transfer. The cleanest interpretation is therefore that construction is complete, while the exact legal or handover milestone represented by “April 2026” remains unclear. Anyone who needs the formal condominium registration date, first transfer date or other legal milestone should verify it from the project’s registration documents rather than relying on portal metadata.

The price trail also needs context. Early launch material showed entry pricing from THB 1.95 million, Home.co.th displayed THB 2.19 million in June 2025, and both a May 2026 project review and the developer’s live site show a current headline price from THB 2.39 million. Those numbers do not prove that a specific apartment appreciated by the difference. Launch promotions, floor levels, unit sizes and remaining stock can all change between price snapshots. The useful current fact is narrower: as of 10 September 2026, the developer is still advertising completed units from THB 2.39 million and is promoting transfer-day cost support. Any such incentive should be confirmed in the reservation and sale documents for the selected unit. Open project data also reports a common fee of THB 55 per sqm per month and a one-off sinking-fund contribution of THB 500 per sqm; both should be reconfirmed before signing because ongoing costs matter as much as the entry price for a compact investment unit.
