Above $250,000, the central risk is concentration rather than affordability. A single property can carry a meaningful share of the buyer's capital while depending on one building, one manager, one legal structure and a relatively small future buyer pool.

Protect an ownership and exit reserve outside the acquisition. Maintenance, legal and accounting work, refurbishment, vacancy and disposal costs do not disappear because the asset is positioned as premium.

The ownership route must be assessed asset by asset. A titled condominium, a villa tied to land, a company interest and a long lease provide different control and transfer rights, even when their purchase prices are similar.

A robust decision begins with who will use the property and who could buy it later. A weak one accepts a complex structure for access to land, then discovers that control, inheritance and sale depend on parties the buyer never assessed.

Frequently asked questions

One large asset or several small ones?

These are different strategies, not different price tags. One asset is simpler to run: a single legal review, a single contract, a single set of charges — but the whole outcome rests on one address, one building and one future buyer. Several small ones widen the buyer pool and let you sell in parts rather than exiting all at once, but each asset needs its own review, its own charges and its own management. Weigh not only the entry price but the effort of owning and the way you intend to exit.

Should I look at commercial property instead of residential?

At this budget commercial becomes a genuine alternative, but it is judged differently. In residential you are largely buying the property and its neighbourhood; in commercial you are buying the tenant and the contract: the permitted use, the lease term, who pays for the fit-out, what happens during a vacancy, who runs the building and how well, parking and access. An operator's name and a promised yield are no substitute for reading the contract and checking the counterparty.

Is an expensive property easier to resell?

Usually the opposite. The higher the ticket, the fewer people can both afford it and want it for their purpose. A brand or a project's reputation may add recognition, but liquidity is set by price, running costs, how many similar units are on the market, how easily the form of title is understood, and whether a manager's or operator's consent is needed to transfer. Assume a longer and less predictable sale than in the mass market.

Do I need to set up a company to buy?

It depends on the asset and on what the contract actually gives you. Condominium units and land are governed by different regimes, and a complex structure may be appropriate — or may simply mask the absence of a direct right. Do not incorporate merely because the seller suggests it: first assess control, reporting, tax and exit with an independent lawyer and tax adviser.
