Separate the bedroom effect from the building effect

A simple Bangkok-wide subtraction gives the wrong answer to this question. FazWaz currently shows an average asking price of roughly THB 5.5m for one-bedroom condos and about THB 15.3m–15.4m for two-bedrooms. That gap is mostly a mix effect: two-bedroom stock is concentrated differently across locations, projects, price tiers, unit sizes, floors and views.

The comparisons below stay inside the same development and use standard unit types on the same or nearby floors. The sale listings were refreshed during September 2026 and the figures were checked on 27 September. Duo Space, Plus, duplex and combined-unit products are kept outside the headline calculation because the label does not describe the same product.

Listing detail is still imperfect. Ownership quota, outlook and furnishing are not disclosed consistently, so these are comparisons of current asking prices, not matched transaction prices. Keeping the building, product family and floor range close removes much of the building effect, while the remaining unit-specific differences should still be treated as part of the uncertainty.

What the upgrade costs within the same project

Across the six developments, moving from the selected one-bedroom to a standard two-bedroom adds THB 2.69m to THB 7.50m to the asking price. The median uplift is THB 6.20m. Expressed against the one-bedroom price, the range is about 48% to 121%, with a median close to 85%.

The underlying pairs are concrete rather than theoretical. Life One Wireless compares 35.4 sqm at THB 7.5m with 63.2 sqm at THB 14.5m; Noble Around Sukhumvit 33 compares 43.8 sqm at THB 8.5m with 55.2 sqm at THB 15.0m; Life Asoke Hype compares 32 sqm at THB 5.6m with 48 sqm at THB 8.29m. The LINE Asoke-Ratchada is 35.5 sqm at THB 5.5m versus 47 sqm at THB 8.5m, IDEO Mobi Sukhumvit 66 is 35.4 sqm at THB 6.2m versus 80.5 sqm at THB 13.7m, and IDEO Q Chula-Samyan is 33.5 sqm at THB 6.2m versus 46.7 sqm at THB 12.1m.

Added floor area runs from 11.4 to 45.1 sqm, with a median of 14.6 sqm. Dividing the price increase by that extra area produces roughly THB 166,000–570,000 per added sqm; the median is about THB 256,000. This helps separate floor-area expansion from the bedroom label, but it is not a standalone market price for a bedroom.

Floor differences are narrow in these comparisons. The Life One Wireless pair is on the same 14th floor, IDEO Mobi Sukhumvit 66 is on floors 12 and 12A, and the other four pairs are one or two floors apart. View, quota and furnishing are not disclosed to the same standard in every listing, which is why these numbers should be read as current asking-price comparisons.

For an individual purchase, the relevant premium is the one inside the development being considered. The six-project range shows how far that premium can move even before unit-specific condition and negotiation enter the picture.

Matched pairs: extra price and added space

Each row compares standard one- and two-bedroom offers within the same development, normally on the same or a nearby floor. These are asking prices, and unit-specific differences such as view, quota and furnishing remain where listings do not disclose them consistently.

How extra space changes annual costs and asking rent

Common-area charges are easier to isolate when the building bills by floor area. For these paired units, the extra annual charge works out to about THB 16,680 at Life One Wireless using THB 50/sqm/month, THB 9,600 at Life Asoke Hype at the same rate, THB 9,660 at The LINE Asoke-Ratchada using THB 70/sqm/month, and THB 35,178 at IDEO Mobi Sukhumvit 66 using THB 65/sqm/month.

Those figures cover the recurring common fee only. A sinking fund is a separate charge and is not folded into the annual totals above.

Rental asking prices do not rise in a uniform proportion to the purchase premium. At Life One Wireless, current listings on the 24th floor are around THB 28,000/month for a 35.4 sqm one-bedroom and THB 65,000 for a 63 sqm two-bedroom. Comparable high-floor asks at Life Asoke Hype are roughly THB 23,000 versus THB 29,000, while The LINE Asoke-Ratchada shows examples around THB 22,000 and THB 30,000.

These are advertised rents, not executed leases. Negotiation, vacancy, furnishing, view, owner costs and the actual purchase price can all change the economics, so the rent gap by itself is not a yield calculation.

When a larger one-bedroom competes with a compact two-bedroom

Park Origin Thonglor makes the classification problem visible. Official unit ranges in Building B put one-bedrooms at about 30–36 sqm and standard two-bedrooms at 40.5–45 sqm. In Building C, one-bedrooms are roughly 32.5–33.5 sqm and standard two-bedrooms 45.5–51.5 sqm, yet the separate 2 Bedrooms Duo Space product starts at just 32.5 sqm.

A unit carrying a two-bedroom label can therefore have almost the same total area as a larger one-bedroom if it belongs to a special product line. The price difference in that case is tied to how the space is divided and packaged, with little or no meaningful area increase.

IDEO Mobi Sukhumvit 66 shows a different classification issue. Project information places the roughly 52.5 sqm product in the 1 Bedroom Plus category, while standard two-bedrooms start at about 80.5 sqm. Some current portal cards around 52–53 sqm are labelled as two-bedrooms, so those listings were not used in the headline comparison; the standard 80.5 sqm type was used instead.

For a buyer who needs a genuinely separate room every day, the confirmed standard floor plan carries more information than the bedroom count in a portal filter. Someone mainly seeking more space has a different comparison: a large one-bedroom in the same building may sit much closer to the target two-bedroom in both size and price.

A bedroom label tells you much less than the floor plan. A large one-bedroom and a compact two-bedroom can sit surprisingly close in size while solving very different living needs. I would look first at the usable layout and where the extra square metres actually go, then compare the price gap. Projects that mix standard two-bedrooms with products such as Duo Space make this distinction especially important.
