Why this project is worth a look

A building you can inspect

Completion in 2020 changes the risk profile. The key questions are now the condition of the chosen resale unit, the quality of building management and the actual living environment. A buyer can inspect the view, corridors, lifts, amenities, street noise and walk to the BTS before committing.

Compact Phrom Phong entry

The project is dominated by one-bedroom layouts with relatively modest floor areas. That keeps the absolute ticket size below many larger central-Sukhumvit homes, but the trade-off is space. A 26–35 sqm apartment should be judged as a real place to live, not only as an address in a strong neighbourhood.

Amenities across the tower

Gardens, social space, the rooftop pool and fitness areas are spread over several levels rather than concentrated on one podium. That gives the building a distinct shared-space concept, but in a resale purchase the value depends on how those areas have actually been maintained after years of use.

Enough listings to compare

Multiple portals carry active sale and rental advertising for the building in October 2026. The listings are not all unique, but they create enough visibility to compare similar units on floor, view, furnishing and price instead of treating one broker's asking price as the whole market.

Foreign quota is unit-specific

The condominium structure allows foreign freehold, but the 49% quota still has to be available when the selected unit transfers. For an overseas buyer, ownership eligibility is part of the unit itself: it should be verified with the same care as the title, price and physical condition.

About the project

Noble Around Sukhumvit 33 is best understood as a mature resale building rather than an off-plan proposition. The tower was completed in 2020, rises 25 storeys and sits on Sukhumvit 33 in Khlong Tan Nuea, Watthana. Noble's current legal disclosure states 274 residential units in one building. That matters because a buyer can now judge the project through actual apartments, actual common areas and a live resale market instead of relying on launch renderings or projected handover dates. Large portals show a substantial volume of sale and rental advertising in October 2026, although those counts should not be treated as unique inventory because the same unit can be marketed by several agents. The practical purchase question is therefore not whether the project exists or will finish, but which individual unit has the right combination of floor, view, condition, ownership status and asking price.

The location is the project's clearest structural advantage. The building is inside Sukhumvit Soi 33 in the Phrom Phong area, with current sources placing Phrom Phong BTS roughly 0.6 to 0.73 km away depending on the measurement and route. It is not a station-front building, but it remains within a walkable central-Sukhumvit catchment for many residents. EmQuartier, Emporium, EmSphere and Benjasiri Park are all part of the surrounding Phrom Phong ecosystem, alongside supermarkets, restaurants, hotels and a large pool of residential buildings. For an owner, that means the neighbourhood already functions today; the case for the address does not depend on an unbuilt mall, a future rail extension or a speculative new district. The trade-off is that Sukhumvit 33 is an active inner-city soi, so traffic, pedestrian comfort and the exact walking route are worth experiencing at the time of day you expect to use them.

The unit mix is deliberately compact. Noble's live project page currently highlights five base layouts: one-bedroom units at 26.60, 35 and 43 sqm, plus two-bedroom units at 55 and 60 sqm. Resale databases show a wider spread, roughly 27–51 sqm for one-bedroom homes and 54–65 sqm for two-bedroom homes. Those two sets of figures should not be forced into one artificial range: registered unit variations and rounded listing data can both explain the difference. The title deed for the specific apartment is the number that ultimately matters. In practical terms, the smallest one-bedroom is a city apartment for one person or a couple willing to live efficiently; the 43 sqm format gives noticeably more breathing room for longer stays; and the two-bedroom stock is more relevant to buyers who need a genuine second bedroom, a home office or space for a child rather than simply a larger living room.

The common areas are unusually distributed through the tower. Project material and detailed launch reviews describe landscaped areas at several levels, including a garden on the fourth floor, a larger social garden and lounge on the fourteenth, a sloped garden between the twenty-first and twenty-second floors, and the main pool-and-fitness level on the twenty-fifth. The rooftop pool is described as a 21-metre saltwater infinity-edge pool. This multi-level amenity concept is part of what differentiates the building from projects where almost all shared space is concentrated around the lobby or a single podium deck. For a 2026 resale buyer, however, the relevant question is no longer how attractive the facilities looked at launch. It is how well the juristic person has maintained the pool, gym, landscaping, lifts and circulation areas after several years of occupation. A viewing should include those spaces, not only the apartment.

Published management figures provide a useful starting point for ownership costs. FazWaz lists a common-area fee of THB 70 per sqm per month and an original sinking-fund contribution of THB 700 per sqm. Those numbers are not a substitute for a current juristic-person statement in a resale transaction. A buyer should confirm the present common charge, whether the seller has any arrears, and whether any extraordinary building-wide charges have been approved. Parking also deserves a realistic reading: project profiles repeatedly cite capacity at about 53% of the unit count, excluding double parking in the original description. That is reasonably strong for an inner-Sukhumvit tower but does not mean every apartment comes with a permanently assigned bay. Buyers who expect to drive every day should ask how parking access works now and inspect the garage during the viewing.

Foreign ownership is possible here because Noble Around Sukhumvit 33 is a registered condominium, but that should not be confused with automatic foreign-freehold availability for every resale unit. Thailand's current rule in October 2026 still caps foreign ownership at 49% of the total unit floor area in a condominium. The proposal to increase that ceiling to 75% has not become law. Some current listings explicitly advertise foreign-quota status, while others simply say freehold. Those are not interchangeable statements for an overseas buyer. Before paying a reservation or deposit, the buyer needs confirmation that the chosen unit can transfer within the foreign quota and should match that confirmation against the title and the condominium juristic person's documentation. If the quota is full, the fact that another unit in the same tower previously transferred to a foreigner does not solve the problem for the unit being bought today.

One data conflict should be left visible rather than quietly normalised. Noble's current legal footer says the building contains 274 residential units, and FazWaz and DDproperty also use 274. Several older Thai project databases and some PropertyHub text still say 268. Because the developer's current legal disclosure is the stronger primary source, 274 is the appropriate main value for the registry, while 268 remains a documented discrepancy. There is a second legal-document point: Noble's live page still contains wording that the project has a financial obligation. That statement may be legacy disclosure from the development period and does not prove that a particular resale apartment is currently encumbered. For a 2026 purchase, the decisive evidence is the individual title, the reverse-side encumbrance entries, the juristic-person letter and clearance of outstanding common charges.

Pricing should also be handled at unit level. On 6–7 October 2026, DDproperty and PropertyHub showed an active 27 sqm one-bedroom asking THB 4.7M. That is a useful lower-market anchor, but it is neither a recorded sale nor a reliable valuation for every 27 sqm unit in the building. Other one-bedroom listings are materially higher, and two-bedroom stock sits in a different budget range. Floor, open or blocked view, renovation quality, furnishing package, tenancy and foreign-quota status can all matter more than a small difference in nominal area. A sensible buying process in this building is therefore to shortlist several units of the same size, compare them side by side, verify title and quota status, and only then decide whether the apparent discount on the cheapest listing is real or simply compensation for a weaker unit.

Ownership format

A foreign buyer can register a unit in freehold while foreign-owned units remain within the 49% floor-area quota for the condominium. Quota availability is unit-specific and should be confirmed before any deposit; the fact that the building is a registered condominium does not by itself guarantee that a particular resale unit can transfer into foreign freehold.

Unit types & sizes

1 bedroom, compact layout
26.60 sqm
1 bathroom

The smallest layout currently shown by Noble. Resale listings often appear around 27–28 sqm. It suits a single resident or a couple prioritising a central address over spare space; storage, desk space and furniture density need to be judged in the actual unit.

1 bedroom, mid-size layout
35 sqm
1 bathroom

A more comfortable one-bedroom size for a single resident or couple staying long term. Resale stock around 34–35 sqm is common enough to make side-by-side comparison practical, especially where floor, view and furnishing create meaningful price differences.

1 bedroom, larger layout
43 sqm
1 bathroom

The largest one-bedroom layout on Noble's current page. Listings include homes around 43.5 sqm and larger variations. It is a stronger owner-occupier option where a work area or more storage matters, although the asking price can move well above the compact one-bedroom stock.

2 bedrooms
55 sqm
2 bathrooms

The core two-bedroom format, relevant to a couple needing a proper office or guest room, or to a small family. Current listings around 55–56 sqm confirm active resale supply; the furniture plan and the usable size of the second bedroom are worth checking carefully.

2 bedrooms, larger layout
60 sqm
2 bathrooms

The larger official two-bedroom plan. Resale databases extend the category to roughly 65 sqm, so there are several variations within the two-bedroom stock. Room proportions, window placement and usable shared space matter more than the headline area alone.

Noble's current page shows five base sizes: 26.60 / 35 / 43 / 55 / 60 sqm. Resale databases show a wider realised spread of about 27–51 sqm for one-bedroom units and 54–65 sqm for two-bedroom units. For a purchase, the title deed of the specific apartment is the controlling area figure. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 4.7M based on an active resale listing checked on 7 October 2026. This is a lower asking-price anchor, not a recorded transaction price; availability, condition, furnishings and foreign-quota eligibility need to be confirmed for the specific unit.
  • Completed: 2020-10

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer who wants a completed inner-Sukhumvit building and prefers to inspect a real apartment rather than take construction-completion risk.; A single resident or couple who values Phrom Phong and transport access more than having a large floor plate.; An owner-occupier comfortable with one-bedroom homes around 35–43 sqm and interested in substantial shared amenity space.; An investor willing to work with a real resale market by comparing unit condition, tenancy, view and recurring costs instead of relying on promised returns.; A foreign buyer who understands that freehold depends on available foreign quota for the selected unit and is prepared to verify that position before paying a deposit.; may not suit: A household needing three bedrooms or substantially more internal space; the project is primarily a one- and two-bedroom building.; A buyer who insists on stepping directly from the building into a BTS station; there is still a street walk to Phrom Phong.; Someone specifically seeking a developer instalment plan or a brand-new pre-handover unit; this is a completed building and today's choice is mainly resale stock.; A buyer unwilling to verify title, arrears, foreign quota and the physical condition of the specific apartment; those unit-level differences are central to a resale decision here..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published unit counts conflict: Noble's current legal disclosure and several major portals state 274 units, while some older project databases still show 268. we use 274 as the later primary-source figure.
  • Project-wide public pages do not establish whether foreign quota is currently available for a specific resale unit. Foreign-freehold eligibility must be confirmed for the selected apartment before a deposit is paid.
  • Noble's live project page still carries wording that the project has a financial obligation. That does not establish an encumbrance on a particular resale unit in 2026; the current position must be checked against the unit title and condominium-juristic-person documents.
