Why this project is worth a look
A building you can test
The development is complete and AP Thailand marks it sold out, so a buyer is assessing an operating condominium rather than a construction promise. That makes site inspection more valuable, while due diligence moves toward the seller’s title, unit condition, juristic-office records and transfer eligibility.
Central, not station-front
Wireless Road gives the project a recognisable CBD address with the Phloen Chit–Chidlom commercial district close by. The station is roughly 600–800 metres away, so the location works best for buyers comfortable with a short walk rather than those who require direct rail access from the lobby.
Small-unit choice
Studios and one-bedrooms make up the most accessible part of the original mix, with sizes starting at 24 sqm. That creates a range of lower-ticket resale options, but it also makes layout quality, storage, kitchen arrangement and actual bedroom separation more important than the label used by an agent.
Amenities with depth
The shared programme runs from landscaped areas and work spaces to upper-floor social zones, sauna, fitness and a rooftop pool. The value is practical if those facilities match the resident’s routine, so a viewing should include the real lift route, access rules and maintenance condition rather than only the marketing photographs.
Resale pricing needs context
A current lower asking anchor of about THB 3.99M can attract attention, but it does not describe the whole building. Unit size, view, floor, refurbishment, rental history, title status and foreign quota can all justify a material spread between apartments that share the same project name.
About the project
Life One Wireless is a completed high-rise on Witthayu Road in central Bangkok, and that matters more to a 2026 buyer than the old launch story. AP Thailand now marks the development as sold out, so the realistic purchase route is the resale market. The core project data is well supported: one 43-storey tower and 1,344 residential units. Buying here therefore means underwriting a specific existing apartment, not relying on a developer’s promise of what the finished building will become. A buyer can inspect the lobby, lifts, common areas, view lines and actual condition before committing. The due-diligence focus shifts to the unit title, foreign-quota eligibility, outstanding juristic-person fees, furniture and fixtures included in the sale, renovation history and whether the apartment has been heavily used as a rental. Two units in the same stack can produce very different ownership experiences and very different renovation budgets.
The address sits on the northern section of Wireless Road, closer to the Saen Saep canal and Phetchaburi Road than to the Phloen Chit intersection. Project-era and current sources place Phloen Chit station at roughly 600–800 metres depending on the route and measuring point. That is walkable for many people, but it is not a station-front condominium. The trade-off is a recognisable central address with practical access to the Phloen Chit–Chidlom business and retail district, Central Embassy, hospitals, hotels and major office buildings. Drivers also have relatively quick access toward Phetchaburi and the expressway network. For a buyer comparing central Bangkok projects, the distinction is useful: Life One Wireless offers a Wireless Road address at a lower entry point than many boutique luxury buildings, but residents still need to accept the final walk to rail transit and the traffic patterns of this part of the CBD.

The building is large. With 1,344 units, this is not a low-density residence where most neighbours are familiar faces. The original project plan listed seven passenger lifts plus one service lift, with the residential floorplate divided into north and south lift zones. Parking was quoted at 566 cars, or about 42% of the unit count before tandem parking. Those numbers should shape expectations. A household that owns two cars, works unusual hours or strongly values low corridor traffic should test the building at the times it would actually be used. Conversely, the scale supports a much broader amenity package than a small condominium could normally carry. The important question is not whether the project is “big” or “private”, but whether its operating pattern suits the buyer’s routine and whether the selected floor has comfortable lift access and circulation.
The original unit schedule is compact and urban: studios at 24–28 sqm, one-bedroom units at 35–43 sqm, a 45 sqm one-bedroom-extra layout, and 63 sqm two-bedroom homes. Resale listings do not always preserve those labels. Small units around 28 sqm are sometimes marketed as one-bedrooms even though the launch material classified that size as a studio. That makes the registered floor plan more useful than the headline in an advertisement. The 45 sqm format is particularly worth checking carefully because it was designed with a multipurpose room rather than a conventional second bedroom. At 63 sqm, the two-bedroom plans provide the project’s clearest step up in separation and privacy, but there were several layout variants. Buyers should compare real wall positions, bathroom access, kitchen type and storage rather than treating every unit with the same bedroom count as interchangeable.
Amenities were designed as a major part of the project rather than a token rooftop pool. The original floor programme included landscaped areas at ground level, a library and work spaces, a large garden level around the 10th floor, social and leisure areas higher in the tower, sauna facilities, viewing decks, a fitness room and a rooftop pool described in the launch review as about 35 metres long. For residents who work partly from home or want usable shared space outside a compact apartment, that can materially improve day-to-day living. It also creates a practical inspection task: the headline facility list says little about how convenient those spaces are from the chosen unit. A serious viewing should include the lift journey, access control, current opening hours, maintenance condition and how crowded the shared areas feel at a normal evening or weekend time.
Tenure needs unit-level verification. Current project directories describe Life One Wireless as freehold, and Thai law allows qualifying foreign buyers to register condominium freehold only while the building remains within the statutory 49% foreign-ownership quota. That quota is not established by an online listing. The condominium juristic person should issue the relevant confirmation for the specific transfer. A resale advertisement may therefore be accurate in calling the project freehold while still failing to answer whether a particular unit is presently transferable into a foreign buyer’s name. This is one of the points to settle before a non-refundable commitment. The same principle applies to the seller’s title, encumbrances, payment path and transfer documentation: project-level facts are useful for screening, but the legal quality of the purchase sits in the documents of the exact apartment being acquired.
Published project information has long shown a common-area fee of THB 50 per sqm per month and an original sinking-fund contribution of THB 500 per sqm at first transfer. A resale buyer should treat those figures as context, not as a substitute for a fresh statement from the juristic office. The sinking fund may already have been paid by the first owner, management rates can change, and a unit can carry arrears or other obligations that do not appear in a sales advertisement. The clean way to approach this is to request the current fee schedule and a debt-clearance document as part of the transaction file. This is especially relevant when comparing a low-priced studio with a more expensive unit: the sticker price can be attractive, but ownership cost also includes building charges, insurance where applicable, furnishing replacement and the maintenance needs of an apartment that has already been occupied for several years.
As of 7 October 2026, active public resale listings show a lower asking anchor of about THB 3.99M for a 24 sqm studio. It is a useful entry-point signal, but it is not the “price of Life One Wireless”. Asking values vary with size, floor, outlook, fit-out, rental history, title position and seller urgency. Nor should the current low listing be compared mechanically with the project’s 2017 launch price of THB 4.9M: those numbers may refer to different unit sizes, floors and packages. A more reliable buying process is to choose the layout and ownership form first, collect several genuinely comparable units, inspect them, and then decide whether the lowest ask represents value or simply reflects a weaker apartment. In a mature resale building, the unit-specific details usually matter more than the project brochure ever did.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register freehold title only within the statutory foreign quota, capped at 49% of the total condominium area. For any resale unit, the condominium juristic person should confirm that foreign quota is available before transfer; if it is not, any alternative tenure structure needs separate review.
Unit types & sizes
The smallest original format. Launch material placed the kitchen and bathroom near the entrance with sleeping and living functions sharing the main room; some resale units may have owner-added partitions. Ads occasionally re-label 28 sqm apartments as one-bedrooms, so the registered plan matters more than the listing headline.
The core one-bedroom range for a single resident or couple wanting a separate sleeping room without moving into a much larger apartment. Several launch layouts were offered, with differences in bathroom access, kitchen arrangement and secondary usable space. Two units with similar area can therefore feel materially different in daily use.
A distinct 45 sqm launch layout with a multipurpose room rather than a conventional second bedroom. It can work as a study, dressing room or occasional sleeping space. This is the useful middle ground for buyers who find the standard one-bedroom tight but do not need the full cost or separation of the 63 sqm two-bedroom layouts.
The largest original residential format, commonly placed in corner positions and offered in more than one internal arrangement. It is the clearer fit for a couple needing a proper study, a small family, or anyone who values stronger room separation. Bathroom positions, kitchen enclosure and outlook differ between variants despite the same 63 sqm headline area.
The ranges above follow the original project schedule rather than today’s agent labels. Resale owners may add partitions, alter room use and describe the same original size differently; this is particularly visible around the 28 sqm formats. Before paying a deposit, compare the registered or approved plan with the apartment as it exists. If walls or service points were changed, establish whether the alteration is acceptable and whether it could affect operation or a future resale. Price comparisons are most useful between units of the same original layout family, similar floor position and comparable tenure status. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits directly on Witthayu Road in Lumphini, Pathum Wan; current project directories commonly use 1 Witthayu Rd as the address.
- Phloen Chit station is roughly 600–800 metres away depending on route and measuring point. It is walkable, but the development should not be presented as station-front.
- Central Embassy and the wider Phloen Chit–Chidlom office and retail district are close, positioning the project firmly as a central-Bangkok residence rather than a suburban or resort product.
- Launch-era material placed the Phetchaburi-side expressway access at about 250 metres, useful for drivers, while the northern part of Wireless Road can still be traffic-sensitive at peak times.
- Independent mapping sources converge on the same Wireless Road site; a roughly 200-metre geo radius is more honest for neighbourhood features than treating one coordinate as a survey-grade entrance pin.

Best for: A good fit for a buyer who wants a completed central-Bangkok condominium and prefers to inspect the operating building before committing. The project can be judged in its real condition, although legal due diligence still belongs at the individual-unit level.; Relevant to singles or couples whose daily map centres on Phloen Chit, Chidlom and Wireless Road and who are comfortable with compact apartments. The original studio and one-bedroom range provides several entry points without forcing a move into a much larger unit.; Potentially suitable for an investor who is comfortable with resale due diligence and willing to compare like-for-like units rather than rely on project averages. Public resale stock provides price references, but it does not by itself prove rental yield, liquidity or future appreciation.; Useful for residents who will actually use shared work areas, gardens, fitness and the rooftop pool. In a 24–45 sqm home, well-run common spaces can meaningfully extend how the building functions beyond the apartment door.; may not suit: Not the natural choice for someone seeking a low-density boutique residence. A 1,344-unit tower has a very different operating rhythm from a small building.; Less suitable for a buyer who requires a station immediately outside the lobby. Phloen Chit is walkable, but several hundred metres can matter in Bangkok heat and rain.; A weaker fit for households needing three bedrooms, a large enclosed kitchen and extensive private storage. The original residential mix tops out at about 63 sqm with two bedrooms.; Not a project to buy purely because one listing starts around THB 3.99M. The cheapest apartment may carry compromises in size, condition, outlook, tenancy or title position that only unit-level review will reveal..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dating varies by source type. ATOM Design and 2019 ready-to-occupy coverage place completion in 2019, while current directories such as DDproperty and PropertyHub use 2020. The registry field uses 2020 as the prevailing current directory date; an exact construction-versus-handover month should not be asserted without the formal completion record.
- Current foreign-quota availability for any specific resale apartment is not public. The project being freehold does not mean every listed unit can automatically be registered in a foreign buyer’s name today.
- Most strong sources and launch material state 1,344 units, while a few aggregators display figures from roughly 1,275 to 1,346. we use 1,344 because it is supported by the launch review, DDproperty, PropertyHub and ATOM Design.
