Bali property buyer scenarios
The same property can make sense for personal living and be awkward for renting, a second home or a later sale. A scenario does not replace due diligence. It stops every question being asked at once and keeps an attractive story from becoming a decision.
Why choose a scenario before a property?
Because a scenario changes neither rights nor price by itself; it changes the order of questions. Personal living puts daily rhythm first. Renting asks who will perform operational work. A second home brings access and time of use into view. A later sale depends on the evidence left after purchase. Every route still needs property-specific review.
Short answer
Name one primary scenario and one fallback. Then keep separate lines for rights, address and use, contract, payments and handover. The scenario tells you what to ask first. It does not prove that a property can be used, rented, resold or purchased on the stated terms.
Evidence scope
- Checked on
- 2026-10-15
- Geography
- Bali, Indonesia; applicability is checked for the specific property, address and transaction.
- Audience
- A buyer who needs an order of questions before selection and commitment.
- Established
- There is official context for rights and registration, spatial planning and distinct FX series.
- Not established
- Rights, permitted use, price, rental result, liquidity, payment or outcome of a particular transaction.
One primary scenario and one fallback
If four goals are all declared equal, comparison quickly becomes an argument about taste. Choose the primary job and honestly write a second one: live there now while keeping room for family visits, for example; or buy a second home without treating unverified rent as part of the budget. The fallback shows where flexibility matters; it is not permission to accept every promise.
A scenario is not a legal structure
Saying “I am buying to live there” does not answer the questions of right form, holder, registration or documents. Indonesia’s national framework separately covers land rights, apartment units and registration. Rights therefore need review through the specific document pack, even when the scenario feels simple.

Address before a rental story
A rental scenario often starts with a broad demand story. It is more useful to begin with the address, intended use and planning sources. TARUBALI gives access to RTRW and RDTR material, but its digital information is informative. It helps form a question; it does not replace address-level and document-level review.

Budget is not future cash flow
For every scenario, separate price, open costs, payment stages and unconfirmed expectations. If budget and payment currency differ, label the rate type, date and source. Bank Indonesia publishes different reference and transaction series; none automatically becomes the terms of a particular transfer.
- JISDOR, Non-USD/IDR Reference Rate, and Transaction Rate
Collect evidence that survives a scenario change
A location can stop fitting, visit plans can change and one contract term can send you back to the beginning. Keep the property identifier, offer and plan versions, document questions, payment table and open points. Then a changed decision does not erase the work already done; it makes it more precise.
Decision steps
- Name the job
Choose one primary and one fallback scenario; write what is non-negotiable.
- Separate the questions
Do not merge personal comfort, rights, use, money and operations into one score.
- Tie it to a property
Request the identifier, address, offer version and documents that relate to this option.
- Review money separately
Bring price, costs, stages, currency and unknown assumptions into one dated table.
- Allow yourself to stop
Return to the scenario when a document, address question or payment term breaks a key criterion.

FAQ
Can I choose a property for both living and renting?
You can hold two scenarios, but do not merge their evidence. Name the main one first, then separately mark what must be confirmed for the second. Do not treat rental ability as proven until address, use, documents and operating setup have been reviewed.
Does a scenario choose the right structure?
No. It frames the job, but right form, documents and registration are reviewed separately for the specific transaction.
What should make me pause a shortlist?
Pause when an unknown touches a non-negotiable: rights, address-level use, contract party, payment or how the property will be managed. Record the gap and source first, then decide whether to continue.
