Projects and buyer context
The advertised range is individual villas intended for private use, rental operation or a mix of both. Bali Spaces lists starting prices of US$209,000 at Oma Estate, $219,000 at Nadi and $259,000 at Solana. Those figures are developer quotations, not verified all-in costs for an identifiable unit. The project pages describe a 25-year land lease, with potential extensions of up to another 25 years. The company sometimes calls that extension guaranteed; a buyer can only assess the promise by reading the executed rights, the landholder’s commitment, renewal pricing and the date on which the term begins. Projected rental returns in the marketing material should be treated as scenarios, not contractual income.
The locations fall into two fairly distinct clusters. Solana and Oma Estate are marketed in Padang Padang on the Bukit Peninsula, Villa Valli is in nearby Bingin, and Nadi and Amici Villas are placed in Pererenan. These are not interchangeable rental markets merely because they are all in Bali. A useful comparison starts with the actual plot: road access, surrounding construction, permitted use and the guest profile relevant to that address. Portfolio-wide performance in Pererenan should not automatically be carried over to a villa in Padang Padang.
