Why this project is worth a look
A genuinely small estate
Bali Spaces identifies nine villas rather than a high-density residential building. That can make the property easier to understand as a home, with an individual pool and a defined set of neighbours. Privacy and maintenance costs still depend on the actual site plan, shared access and estate rules.
A choice of sizes
The official offering spans one, two and three bedrooms, allowing different household and guest profiles to be considered within the same project. A marketplace provides indicative sizes for the smaller two types. Precise plans and a usable-space breakdown are needed before comparing value.
Practical private amenities
A pool, parking and owner storage are part of the stated villa specification. They may be especially relevant to part-time residents who want to leave equipment behind or rent to guests between visits. They also carry running costs that should be stated in an owner budget.
An identifiable operator
Bali Spaces presents Luxury Spaces as its rental-management partner, with services extending beyond finding guests. That creates a concrete management option to assess, not a promise of an effortless return. The scope, fee structure, account control and exit conditions would have to be agreed separately.
About the project
Nadi is a nine-villa development in Pererenan, on the western side of Bali’s Badung Regency. Bali Spaces calls it simply Nadi on its own website; property portals also use Villa Nadi or Nadi Villas. The proposal is for individual modern-tropical homes with one, two or three bedrooms. Each is marketed with a private pool, parking and storage, and the estate is said to provide 24-hour security. That makes it a different proposition from a serviced apartment block: the owner has a more self-contained home and the recurring responsibility for its private outdoor facilities. Nothing in the published specification establishes a large shared clubhouse, gym or restaurant, so the project should be assessed for what it actually offers rather than as a full resort.

The clearest reason to consider Nadi is the type of home, not an advertised investment percentage. A person looking for a private place to stay on Bali may value a pool, independent entry and space to leave possessions during longer absences. A holiday-rental owner may value the same features because guests can use the villa without depending on shared leisure areas. But a private pool also needs cleaning, chemical treatment, pumps and periodic repairs. Private parking can be useful on the narrow streets often encountered in established Balinese neighbourhoods, yet the public description says nothing about the dimensions of the parking bay or the access road. Those practical details can affect daily use more than an architectural rendering.
The published choice of bedrooms is wider than the detail available for individual homes. A separate property catalogue lists one-bedroom accommodation from 90 sqm and two-bedroom accommodation from 140 sqm; the developer also advertises three-bedroom villas, without disclosing a comparable area on the project page. Newhomes reports two floors, but does not provide a unit-by-unit breakdown showing which rooms sit on each level. There are no verified figures for the plot attached to each villa or for net internal space. Anyone comparing a compact Nadi villa with a larger resale property needs those definitions, because external terraces, staircases, enclosed rooms and the land parcel cannot be treated as interchangeable square metres.
Pererenan provides a recognisable setting for the project. It belongs to Mengwi, within Badung Regency, and appeals to people who want access to the coast and to the cafés and services found around the broader Canggu area. It would be a mistake, however, to turn a district name into a promise about walking distance or tranquillity. The developer’s page does not supply a street number or reliable cadastral reference, and third-party map descriptions do not establish the development entrance. The site might be convenient for a particular beach or difficult to approach at busy times; without a verified parcel, neither claim should be made. The exact lane and its neighbours need to be assessed separately from Pererenan’s overall reputation.
Bali Spaces is not an anonymous name attached to a single advert. It maintains a project portfolio and describes itself as an Australian-backed business involved in design, construction, furnishing and villa operation. Nadi appears among its named developments. This supports the identification of the public development brand, but it is not a substitute for a corporate due-diligence file. The project page does not name the entity granting the buyer’s rights over the land, identify the party receiving purchase payments, or link a legal landholder to each numbered villa. The construction brand, the seller named in a purchase agreement and the landlord under a lease may be different parties. Their relationship needs to appear in documents rather than being inferred from a common logo.
Marketing for Nadi describes a 25-year lease with scope for a further period of up to 25 years. Another property portal publishes 31 March 2050 as the lease expiry date. Those statements raise a basic question that should be answered before anyone compares asking prices: when did the first term begin? A lease originally agreed for 25 years does not necessarily provide 25 years remaining to someone purchasing in October 2026. The renewal also requires examination of the actual wording: who must agree, when notice must be served, how the price is set, and whether any commitment binds a later landowner. Calling the two periods a 50-year interest would overstate what can currently be supported.
The legal nature of the interest matters especially for an overseas buyer. Under Indonesian law, registered land rights and a private contractual arrangement to use a property are distinct. A land title such as Hak Milik identifies ownership of the land, while Hak Guna Bangunan concerns rights to build and use land under prescribed conditions; neither label, on its own, establishes what a buyer of a Nadi villa receives. The relevant land certificate, its current holder, the lease chain and the actual right of assignment need to be read together. The available project material does not provide that chain. No assumption should be made that an individual foreign buyer acquires permanent land ownership by entering a villa lease.
The stated development schedule is also provisional. Alnair and Newhomes carry a Q4 2026 completion target, yet online progress indicators are inconsistent. Alnair reports zero per cent while separate Balinsky pages display figures close to, or at, completion. Such feeds are not equivalent to a site inspection, a handover certificate or a dated confirmation that utilities and the pool work correctly. Indonesia’s building system distinguishes PBG, which concerns building approval, from SLF, which concerns fitness for use. No project-specific copy of either was verified during this review. This is an evidence gap, not proof that an approval has been refused or never obtained.
The same distinction applies to holiday letting. A villa can be physically ready for occupation without all of the arrangements required to operate lawful short-stay accommodation. Indonesia’s OSS business classification expressly includes tourist villas, and the permitted use of the particular site must be assessed against applicable spatial-planning and business requirements. A developer’s offer to manage bookings does not settle those questions. Before underwriting nightly revenue, the owner needs to know which licensed business will take the bookings, how the activity is authorised, and whether that matches the land and building documents for this address. There is no verified Nadi-specific approval package in the available public sources.
The developer currently displays a starting price of USD 219,000. Alnair has also published a broader USD 219,000–279,000 range, while another portal identifies bedroom-based inventory without a full, reliable contemporary price list. These are useful signposts, not a signed offer for a particular villa. Buyers need to know whether a quotation includes furniture, pool equipment, transfer or notarial charges, taxes, service charges and any obligation to enter a management contract. The number of years left on the lease belongs in that same comparison. Two villas with similar asking prices may offer very different economic value if one has materially less time left, higher operating commitments or a different level of finish.
Bali Spaces publishes a projected annual ROI of 17–24% for Nadi. That should be read as a promotional forecast rather than a trading record or an obligation to make payments. No independently verified operating history for these nine villas supports treating the figure as net annual income. A rental budget should begin with achievable nightly rates and booked nights, then account for distribution commissions, staffing, cleaning, pool servicing, power, repairs, replacement of furnishings, local taxes and the manager’s fee. Owner-use weeks and unexpected closures matter as well. A model that only multiplies a high season nightly rate by an optimistic occupancy assumption is not a useful substitute for this exercise.
There is an operating arrangement worth investigating. The Bali Spaces website directs owners to Luxury Spaces, which describes services including marketing, bookings, guest communication, staffing, maintenance, utilities and financial reporting. For a buyer living abroad, a coherent management team can solve the practical problem of who answers calls and looks after the pool when the owner is away. However, its existence does not show whether every Nadi buyer must appoint this manager, how the management fee is calculated or who controls the platform listings and receipts. The service contract should specify owner-stay rights, expenditure approvals, repairs, reporting frequency, termination and the treatment of existing reservations if the villa is sold.
Long-term ownership involves a second set of costs that may be less obvious than guest bookings. Tropical humidity, heavy rainfall and intensive use of air-conditioning and pool systems make maintenance a continuing task for any comparable home on the island; these are general conditions, not observed defects at Nadi. Bali Spaces discusses build quality and warranties, but there is no unit-specific technical schedule or signed warranty package in the material reviewed. A handover inspection should establish what is actually installed, what has been tested and which party must remedy faults. If the developer delivers a fully furnished villa, an itemised inventory should form part of the transaction rather than relying on the word turnkey.
An eventual resale will be judged partly by time. With a finite lease, each year that passes can alter the value proposition for the next buyer, regardless of how attractive the villa remains. Transfer permission, landlord consent, assignment fees and any extension commitment should therefore be considered at purchase rather than at the moment of resale. Nadi’s small scale, private pools and Pererenan address make it a genuine candidate for someone wanting this kind of home. The missing legal and delivery documents are too significant, though, for a responsible assessment to treat the public brochure as the finished investment case. The next decision should be made around a named villa and a complete agreement, not a headline yield.
Ownership format
Marketed as a 25-year contractual lease with a possible extension of up to another 25 years. The commencement date, remaining term, extension price and conditions, lessor and actual rights granted to the buyer have not been verified against a unit-specific agreement.
Home types & sizes
The smallest documented Nadi option, with a marketplace floor-area indication starting at 90 sqm and an advertised entry price of USD 219,000. Bali Spaces confirms that one-bedroom villas are part of the project, but the public record does not break the area down into enclosed living space, outdoor rooms and ancillary spaces. For an owner-occupier or a couple renting short stays, the working layout and private outdoor space matter more than the headline figure.
Get floor plans and current pricesA two-bedroom arrangement may suit a small family, visiting friends or a rental party that needs more separation. Newhomes lists this type from 140 sqm, without a reliable current quote for a named villa. That area is a catalogue specification rather than an independently checked survey; land area, bedroom sizes, outdoor circulation and the actual remaining inventory need the unit plan and offer sheet.
Get floor plans and current pricesThe developer includes three-bedroom villas in the Nadi range. The format could serve larger households or several travelling couples, but the public project page gives no verified floor area, villa count or price for this category. A marketplace has marked three-bedroom inventory sold out; that is a dated listing status, not proof that no resale or new offer could exist.

Location
- Nadi is placed in Pererenan, within Mengwi district and Badung Regency. This is a meaningful area identification, but it is not a street or parcel address.
- The Pererenan coast and Pantai Lima are part of the local setting. Journey times supplied by listing portals should not be treated as surveyed routes from the development entrance.
- The neighbourhood offers cafés, food venues and everyday services. How convenient these really are depends on the precise lane, traffic pattern and pedestrian access.
- No independently verified plot location was established. Parcel identification is needed before assessing the actual zoning, road access, neighbouring construction or site-specific views.

Best for: Buyers seeking a standalone pool villa rather than an apartment with shared resort facilities. Nine homes and three bedroom configurations create a sensible range of sizes, provided the actual unit plans and site layout fit their needs.; Part-time residents who want a local team to handle bookings and upkeep during their absence. The Bali Spaces and Luxury Spaces relationship provides a service provider to evaluate, though its fees, owner-use rules and reporting standards are not yet documented for Nadi.; People comfortable buying a time-limited contractual interest rather than assuming perpetual land ownership. The useful comparison is between the years actually remaining, the transfer rights and the legally enforceable extension mechanism.; Pererenan-focused buyers who are prepared to assess street access and surrounding development in person or through a reliable local inspection. The district may suit their lifestyle, but neighbourhood branding alone cannot establish the experience of this particular plot.; may not suit: Anyone requiring outright personal ownership of Indonesian land. Nadi is marketed on a contractual lease basis; no document reviewed establishes an individual buyer’s land title.; A purchaser who needs an unqualified move-in date or immediately verifiable tourist-rental permissions. Construction reporting is inconsistent and unit-specific occupancy and business documents were not available.; An investor using the developer’s projected return as the deciding number, without allowing for operating costs, taxation, vacancy or the shorter remaining term when the villa is eventually resold..
