Projects and buyer context
A villa bought for occasional personal stays is a different commitment from a serviced apartment or hotel suite intended to operate within a managed hospitality property. Lyvin markets all three formats. The distinctions affect use rights, operating costs, common facilities, management obligations and potentially the market for a subsequent transfer.
When checked on 17 October 2026, the Lyvin Bingin Resort sales page showed advertised suite prices of $232,000 to $487,000 for accommodation ranging roughly from 46 to 70 square metres, with the seller describing the figures as tax-inclusive. These are published asking prices, not a verified contract quotation or confirmation of what remains available. Lyvin's own transaction notice says that prices may be displayed in US dollars but settlement under the agreement takes place in Indonesian rupiah. Currency conversion, taxes and the identity of the payee therefore belong in the buyer's actual cost calculation.
Lyvin's investment portfolio is concentrated in southern Bali, though the locations cater to different use cases. Bingin Villas and the proposed Bingin Resort sit in the Bingin/Pecatu area. The Melasti villa and apartment projects are associated with the hills above Melasti Beach, around Ungasan. Gardens Villas is promoted around Nunggalan and Nyang Nyang Beach, while Uluwatu Apartments has its own coastal setting in Uluwatu.
For a functioning short-stay villa, access roads, guest arrival logistics and the condition of nearby infrastructure can be inspected directly. An off-plan suite carries another layer of uncertainty: the promised view, building access, service areas and permitted use need to match drawings and approval documents, not simply the location narrative in a brochure.
