Why this project is worth a look

An operating resort, not just plans

The villas have an active hospitality presence and appear in Lyvin's completed portfolio. Buyers can assess a real guest experience, while still separating that evidence from proof of handover and permits for the exact unit.

Private space matters here

The published layouts pair living rooms and terraces with individual pools. Plot sizes vary substantially, so compare the privacy, usable outdoor space and pool of the named villa rather than a generic resort photograph.

The hillside shapes the outlook

Stepped placement is central to Lyvin's design concept and the claimed ocean views. It also makes access, drainage and nearby construction particularly important in a physical inspection.

Two companies, different obligations

The developer and guest-property operator are identified separately. That gives a buyer a starting point for checking who is responsible for the sublease, the building, day-to-day services and rental distributions.

Tenure needs contractual clarity

Published base-term figures differ between 37 and 39 years, while a further 50-year extension is presented as priority rather than unconditional ownership. The precise remaining term and extension mechanism belong in the signed documents and will affect resale value.

About the project

Lyvin Melasti Villas is best understood as an operating hillside villa development, not a promise of a future beachfront home. The developer's project page identifies a group of 18 single-storey villas with private pools, positioned on stepped terraces overlooking the coast of southern Bali. People can already book accommodation under the Lyvin Melasti name, which makes the hospitality operation tangible. It does not, however, tell a buyer precisely which villa is being offered, what interest in the property changes hands or how many years remain on that interest. Those questions determine what the purchase actually delivers, and they deserve more attention than the ocean-view photography or a headline selling price.

The location is specific enough to assess rather than simply being described as "Uluwatu." Lyvin's hospitality website gives Jl. Blimbing Sari II, Pecatu, Kuta Selatan, Badung, Bali, as the address. The site is in the Melasti area of the Bukit Peninsula, a sloping landscape inland from the beach. The developer quotes a seven-minute drive to Melasti Beach. That journey is marketing guidance, not a measured journey under all conditions. A stay here is not a walk-out-to-the-sand experience: its appeal lies in a secluded setting, a private pool and the possibility of a broad sea outlook. Buyers should look at access roads and the view from the actual house rather than assume every residence benefits equally.

The terrain helps explain the design. One-storey buildings are distributed across several elevations, making it possible to orient windows and terraces away from neighbouring units. An ocean-facing pool can feel private even within a larger managed estate. But there is a trade-off to a hillside layout. Steps between terraces, retaining walls, storm-water management and vehicle access affect day-to-day use and long-term upkeep. They also matter to families with small children and anyone who values step-free access. A floor plan cannot tell you whether a particular pathway becomes slippery in heavy rain or whether service vehicles can reach a villa without disturbing guests. These are sensible questions for an on-site visit, not reasons to dismiss the setting outright.

The buildings are not interchangeable. Lyvin publishes villa plans with two bedrooms and building areas of 195 or 290 square metres, as well as a four-bedroom design of 337 square metres and a five-bedroom residence of 566 square metres. The two-bedroom 195-square-metre layout is shown with a 300-square-metre plot and a 23-square-metre private pool; the 290-square-metre design has a 410-square-metre plot and a 42-square-metre pool. Plot size, built area and swimming-pool area measure different things. None should be presented as verified internal usable area. The first task for a buyer is to match a specific sales offer to a signed floor plan and plot schedule rather than infer room count or usable space from the estate's overall promotional range.

There is a genuine mismatch in the estate's published inventory. The villa-specific page repeatedly refers to 18 homes. The hospitality introduction calls it a retreat of 16 villas before describing 18 villas and 20 suites elsewhere on the same site. The developer's completed-project portfolio uses a count of 31 single-storey villas. Its wider master-plan description mentions 32 villas plus an apartment building. Different development phases and the distinction between built homes, rentable rooms and the full master plan may explain part of the variation. The public information does not establish that explanation conclusively. The figure of 18 used for this villa record is therefore the count explicitly associated with the dedicated villa project page, not a definitive tally of every residence on the larger site.

The apartments should not be folded into the villa count. Lyvin Melasti Apartments has its own project page, identifying 20 one-bedroom apartments in a four-storey building, with a published completion target of the third quarter of 2026. Those units are materially different from the detached pool villas: they have their own layouts, building configuration and possibly different contractual and management arrangements. The shared Melasti brand is not enough to treat them as the same asset. Before taking a reservation, the seller should supply a villa identifier, a plot or building plan and an explanation of what facilities are shared with the apartment phase. That makes the subject of the sale clear even while the grand total across the estate remains disputed.

There is stronger evidence of activity than a sales brochure alone would provide. Lyvin says the villas entered a soft-opening period in December 2024 and categorises Melasti Villas among completed developments. Its booking operation advertises individual two-bedroom stays of 195 and 265 square metres, while major accommodation platforms also list the property. Together, these indicate a functioning guest-accommodation component. They do not prove that every villa design in the sales materials has been handed over, that every shared facility is open or that each building has its final operating documents. A prospective buyer should distinguish physical completion, guest occupancy, contractual delivery and official authorisation rather than place all four under a single "ready" label.

The identity of the companies behind a transaction is comparatively transparent at brand level. The hospitality site names PT Lyvin Properties Indonesia as developer and PT Bukit Hijau Management as operator. The developer also publishes company registration identifiers. Those disclosures are useful starting points, not documentary proof of who owns a particular land title or who has authority to grant a sublease over a numbered villa. Separating developer and operator is a practical safeguard for the buyer: the entity making the property available might not be the entity collecting guest income or maintaining the building. The agreements should show which company is responsible for title-related commitments, maintenance, reporting and the owner's cash distributions.

Lyvin describes its sales structure as a notarised long-term sublease. It says that PT Lyvin Properties Indonesia leases the underlying parcels and grants purchasers a sublease for a defined period, alongside a property-management agreement. That is a contractual right to occupy or use the property, not direct freehold ownership of Indonesian land. Indonesia recognises several different land-right categories, including Hak Milik, Hak Pakai and Hak Guna Bangunan, each with distinct rules. The specific title beneath this estate has not been independently verified from a land certificate. Any legal review needs to follow the chain from the titleholder to the developer's primary lease and then to the purchaser's sublease, including permissions to sublet and to transfer the buyer's interest later.

Tenure illustrates why the actual documents matter. The developer's main Melasti Villas page refers to 39 years with priority to extend for another 50 years. A separate Melasti sales landing page and an independent villa listing both describe a base period of 37 years. Those numbers should not be averaged or silently reconciled. They could reflect different commencement dates, lots, phases or inconsistent marketing. Nor does "39 plus 50" automatically create a guaranteed 89-year interest. Extension pricing, consent requirements, the duration of the head lease, any conditions imposed by the landowner and the date from which the term runs must all be settled in the applicable agreements. The difference can materially change a resale buyer's remaining term even if two villas look otherwise identical.

Guest operations are another part of the asset. Lyvin markets housekeeping, technical maintenance, security, guest services and monthly owner reporting. The wider complex is also promoted with a restaurant, fitness and wellness facilities and a shared 25-metre pool. It would be premature to assume that each proposed amenity is already operating or included in a particular owner's rights. Ask for a current schedule of live facilities and the agreement governing access and service charges. There is a commercial distinction between purchasing a standalone pool villa with an optional management service and entering a resort programme where the operator controls pricing, inventory, guest access and owner usage. Both models can work, but their costs and degrees of control are different.

A completed and bookable villa is not necessarily a fully documented investment property. Indonesian building administration distinguishes PBG, the building-approval process, from SLF, the certificate addressing whether a completed building is fit for use. No copy of a property-specific PBG, SLF or official land-use confirmation was available in the public materials reviewed for this dossier. That is not evidence that they do not exist. It means a buyer cannot treat guest reviews, progress claims or the developer's completion label as substitutes. If short-term letting is central to the purchase, the permitted use of the land and building and the correct operating arrangements need to be verified for the exact residence.

The starting price published by the developer is USD 539,600, with the advertised range extending to USD 2.5 million. The price section mentions 11% VAT, but it does not provide a current, verified allocation of every advertised amount to a named available villa. A separate broker listing offers a 290-square-metre two-bedroom home for USD 975,000. That is a listing-level ask, not a comparable sale and not proof that every two-bedroom unit commands the same price. Lyvin also states that US-dollar display prices are settled in Indonesian rupiah under the actual agreement. Taxes, professional fees, furnishings, maintenance liabilities and contractual payment dates can all change the cash required to complete a deal. A current unit-specific quotation is more useful than a range printed on a website.

For an income-led purchase, real operating statements carry more weight than a modelled return. A functioning rental property can produce booking data, but the income attributable to one villa may differ sharply from the resort's average. Channel commissions, operator fees, cleaning, utilities, pool maintenance, staff, repairs, replacements, taxes and empty nights sit between gross receipts and cash available to the purchaser. A management agreement also determines whether the owner can reserve personal-use nights, who sets rates and how disputes are handled. Neither a hotel's public nightly tariff nor an assumed occupancy percentage resolves those points. Historic figures, if supplied, should be traceable to the unit or a genuinely comparable unit and reconciled with the fee schedule.

Melasti Villas is most compelling for someone seeking a private-pool villa in a resort-style setting who accepts a short drive to the beach and is comfortable evaluating an Indonesian sublease rather than expecting land ownership. Its live hospitality operation and published design information provide more to inspect than many purely proposed developments. The caveats are equally concrete: multiple published unit counts, conflicting tenure claims, uncertain status for some shared facilities and unavailable property-specific permissions. A sensible decision begins with the identified villa, then tests its physical condition, legal term, operating contract and total cost. Only after those line up does it make sense to put a value on the view, the setting or future rental potential.

Ownership format

Lyvin markets a notarised long-term sublease rather than direct ownership of the land. Its main project page quotes 39 years with priority for a further 50-year extension, while other listings quote 37 years. The actual commencement date, term and enforceable renewal rights depend on the individual villa's documents.
