Why this project is worth a look
A small managed community
Forty-four apartments share the proposed pool, restaurant and wellness facilities. The scale is easy to picture, though service quality and ongoing costs will depend on how the operator runs the property.
More than one layout
The published plans range from straightforward single-level apartments to one- and two-bedroom duplexes with internal stairs. Buyers can select the feel of the space rather than treating every square metre as equivalent.
A serviced-stay proposition
Lyvin intends to handle hospitality operations and owner reporting, potentially making remote ownership less labour-intensive. Actual fees, private-use rights and performance obligations need to be set out in the management agreement.
Designed for the coast
The proposal makes extensive use of ocean-facing windows, sunset views and natural finishes. Whether a particular apartment delivers that experience is a question for its exact position and final approved specification.
About the project
A sale at Lyvin Uluwatu Apartments is not quite the same proposition as buying a conventional apartment and deciding later how to let it. The scheme is designed as a managed hospitality property: 44 one- and two-bedroom apartments across two buildings, shared guest facilities and a service operation intended to take care of stays, cleaning and upkeep. For someone based overseas, that is part of the attraction. It also means the investment case rests on several moving pieces. The building has to be delivered, the operator has to perform, and the buyer's contractual rights need to work throughout the holding period. None of those outcomes should be assumed merely because the concept is appealing. Lyvin continues to present the property among its ongoing projects, with completion currently scheduled for the final quarter of 2028.

The setting helps explain the design. Pecatu, on Bali's southern Bukit Peninsula, has steep coastal terrain, surfing beaches and smaller pockets of restaurants and visitor accommodation rather than one continuous beachfront promenade. Lyvin markets the site as very close to Uluwatu Beach and emphasises sunset-facing ocean views. Those statements describe the developer's intended appeal, not a surveyed walking route or a guarantee that every view will remain unobstructed. At this coastline a short distance on a map can involve a steep staircase or a circuitous access road. No public parcel plan or independently confirmed exact project street address was established in the sources reviewed. The appropriate location description is therefore Pecatu's Uluwatu area, not an invented house number or map pin.
What makes the apartment mix interesting is its variety within a relatively small development. Tower A includes two one-bedroom layouts listed at 78.7 and 84.5 square metres. Tower B is more architectural: one-bedroom duplex options at 110.1 and 138.8 square metres, two-bedroom duplex options at 107.4 and 138.8 square metres, plus a single-level design at 80.5 square metres. Selected descriptions mention balconies, internal stairs, seating areas near large windows and bathtubs positioned to enjoy the outlook. These are not interchangeable spaces. A compact one-level apartment may suit somebody who wants to avoid stairs, whereas a split-level layout could appeal to guests who enjoy dramatic interiors. The floor plan, however, should be assessed room by room: a higher total area does not necessarily produce a bigger, more useful living room.
The visual material shows teak, stone, warm terracotta colours and fitted kitchens. Lyvin also highlights unusually high internal spaces, natural light and an ocean-facing experience. These details tell buyers what the architect wants the property to feel like. They do not yet establish the exact delivered specification of an individual apartment. Items such as built-in appliances, movable furniture, window coverings and maintenance obligations are particularly easy to misunderstand when looking at a rendering. The contract's specification schedule and the numbered unit plan are more useful than a general image gallery. For a west-facing coastal apartment, it is also worth thinking about glare and heat at sunset, privacy from neighbouring rooms and whether the balcony is genuinely usable in windy or wet weather.
Shared facilities are central to the proposal, not incidental extras. The developer plans a 300-square-metre communal swimming pool, spa, restaurant and landscaped grounds; its Russian-language project page also mentions a gym within the wellness provision. A guest who can eat breakfast, swim and book a treatment without leaving the property may find the complex more convenient than a standalone rental unit. An owner, meanwhile, pays for that convenience through an operating structure. Pools require maintenance, gardens require care, security and cleaning need staff, and a restaurant or spa may be operated under its own commercial arrangement. The publicly available marketing does not establish each owner's share of these expenses or the rules for access. That matters whether the apartment is intended for occasional family stays or mainly for rental income.
Lyvin's sales materials describe hotel-style management, guest services, marketing, cleaning, technical maintenance, round-the-clock security and monthly owner reports. These may remove a great deal of practical work from the owner. They do not remove the need to understand the service contract. A prospective buyer should be able to see what fee is charged, what the fee covers, who authorises larger repairs, whether there is an obligatory furniture replacement reserve, and how private stays affect availability for paying guests. The wider Lyvin website names PT Bukit Hijau Management as an operating company in its hospitality business. That does not by itself establish that this entity will sign the management agreement for an apartment at Uluwatu. The contracting entity, performance duties and termination rights remain deal-specific questions.
The current advertised price range on Lyvin Properties' own Uluwatu page is USD 396,000 to USD 550,000, with the site's stated 11% VAT included. This was checked on 20 October 2026. It is useful as a starting point, but not as proof that the cheapest layout is still available or that every cost of acquisition is included. Other listing sites display different figures, and asking prices can persist online after an apartment has changed status. A meaningful quotation needs a unit number, area, building, view, specification, taxes, payment dates and the exact interest being granted. The developer also says that although prices are displayed in US dollars, settlement is made in Indonesian rupiah. Currency conversion timing and the exchange-rate basis can therefore affect what a buyer actually transfers.
The legal arrangement deserves more attention than the marketing label attached to the property. Lyvin says that PT Lyvin Properties Indonesia holds long-term leases over the land and will grant buyers fixed-term notarised subleases, coupled with a property management agreement. Its promotional materials refer to 35 years with priority for a further 20 years. That wording does not establish that every buyer obtains an enforceable 55-year term. The actual start date of the underlying lease, the remaining period when the sublease begins, the landholder's obligations and the cost and conditions of extension all have to be found in the signed documents. A contractual right to use an apartment is not direct ownership of the land, and it should not be marketed as such.
Indonesia has separate legal concepts for registered land rights, apartments and contractual use. Government Regulation No. 18 of 2021 is one part of the applicable framework, but the general rules do not decide what this particular developer can grant on a specific parcel. That requires the title documents and the underlying lease chain. Buyers should also understand what happens if the operator changes, the landholder disputes a renewal, the owner wishes to transfer the remaining sublease, or the buyer's estate needs to deal with the asset. Restrictions affecting foreign buyers must be examined against the actual legal structure rather than solved with an agent's one-word assurance. Independent Indonesian legal advice is especially valuable before a reservation becomes financially binding.
Construction and permissions are the next distinction. The developer's current project page gives Q4 2028 as the expected completion date, and Lyvin classifies Uluwatu as ongoing. Some property databases nevertheless mark the development as completed in December 2025. That conflicts with the primary source and should not be passed on as a verified handover. An agency listing says a building approval, known locally as PBG, has been obtained, but the project-specific approval was not available for direct examination in this research. Nor was a project-specific SLF, the document associated with fitness for use, reviewed. That is a limit of the public evidence, not a finding that those documents do not exist. Before describing a development as ready for guests, construction completion, operational approval and handover have to be distinguished.
A projected handover date is not the same as a date when the first rental payment can reasonably be expected. The buildings, guest-facing services and supporting systems all need to be commissioned. A pool without functioning water treatment, or a hotel-style residence without trained staff and working booking systems, is not the product shown in a sales brochure. The official website invites buyers to request payment terms, but the material reviewed did not provide a complete signed instalment schedule tied to verifiable milestones. In an off-plan purchase, this is a material gap. The amount paid before completion, protection available if work is delayed, and the circumstances in which money can be recovered may matter more than a headline discount. Those details belong in the contract, not in a projected cash-flow table.
For an owner primarily interested in rental income, the headline nightly rate is only the start of the arithmetic. Actual earnings depend on seasonality, occupancy, pricing, booking channels, operator fees, housekeeping, utilities, periodic replacements, insurance, taxes and the shared facility budget. An attractive ocean view may help the guest proposition, but it does not determine any of those figures. The advertised 300-square-metre pool and restaurant could improve the stay; they could also create costs even in quiet periods. No independently substantiated net-yield figure or guarantee was established for this uncompleted project. A credible forecast should show assumptions plainly and distinguish projected gross receipts from the amount an owner could receive after every contractual deduction.
Personal use involves a different trade-off. These are furnished, service-led apartments in a leisure destination, not detached family villas with private grounds. The format could suit a couple who enjoys returning to the same coast for shorter stays, or someone who values having maintenance handled while away. A family planning to live in Bali year-round might put more weight on storage, accessibility, parking, schools, routine shopping and freedom to modify the property. A duplex staircase is not ideal for everybody. Nor does proximity to tourist venues necessarily mean daily errands will be easy without transport. Rules about owner stays and guest accommodation should fit the intended lifestyle before a buyer commits to the operator's arrangement.
Resale is another reason to examine the contracts early. A future buyer will inherit, or need to negotiate, whatever term of use remains. Assignment restrictions, landlord consent, management obligations and any required restoration or refurbishment can all affect the audience for a resale. There may be no direct comparison between an apartment with a lengthy fresh right of use and the same apartment many years later. Nobody can establish an assured appreciation rate from these launch materials. The best way to judge whether Lyvin Uluwatu is appropriate is to connect the appealing parts of the proposal — modest unit count, ocean-oriented design and professionally run amenities — with the less photogenic evidence: the parcel rights, permits, numbered floor plan, delivery obligations and full cost structure. Together, those determine what a buyer is actually getting.
Ownership format
Lyvin Properties describes a notarised, fixed-term sublease granted by PT Lyvin Properties Indonesia, alongside a separate management agreement. The sales materials refer to an initial 35-year land lease and priority to seek a further 20 years. This is not direct land ownership or a documented guarantee of 55 years: commencement, renewal rights and transfer terms depend on the individual agreements.
Unit types & sizes
One-bedroom design with window seating. Its approach and internal levels deserve a close look on the specific plan; “lower level” should not be taken to mean step-free access.

Get floor plans and current pricesThe design places a separate living and relaxation area around one bedroom, with a bath close to a window. It offers a distinctive guest experience but includes the compromises of a split-level plan.
Get floor plans and current pricesA larger one-bedroom design that includes a balcony in the published concept. A two-bedroom option is also shown at the same stated area, so compare the actual room distribution.
Get floor plans and current pricesTwo bedrooms share a living area and kitchen across two levels. Useful for travelling companions, subject to the exact dimensions of the rooms and ease of moving between floors.
Get floor plans and current pricesThis version adds a balcony to a two-bedroom split-level arrangement. The coastal outlook is a developer claim until the particular finished apartment can be inspected.
Get floor plans and current pricesA conventional single-floor design with living space, kitchen and bathroom. The English project listing does not clearly specify the bedroom count for this type, so it is not inferred here.

Location
- The project is marketed within Pecatu’s Uluwatu coastal area on the southern Bukit Peninsula, a setting associated with surf beaches and cliff-top visitor destinations rather than an urban beachfront strip.
- The developer promotes a very short walk to the beach, but the specific public access route is not independently documented. Cliffs, steps and beach-entry conditions may make the experience different from a map distance.
- Restaurants and leisure venues form part of the wider Uluwatu appeal. Everyday errands and family routines may still involve driving, so leisure walkability should not be confused with general convenience.
- A verified project plot address and parcel-based map point were not found. The published Lyvin sales-office address is a separate location and has not been used as the development site.

Best for: Buyers who want a regular Uluwatu holiday base, appreciate shared amenities and would rather not maintain a separate villa and private pool.; Overseas owners who prefer a managed hospitality arrangement and are prepared to scrutinise operator terms, recurring charges and personal-use restrictions.; People attracted to individual ocean-oriented layouts, including duplexes, who understand this is an off-plan commitment with a developer-targeted Q4 2028 completion.; may not suit: Anyone needing a finished apartment immediately: the developer still lists the scheme as ongoing, despite contradictory completion dates on some portals.; Buyers expecting direct freehold land title, unrestricted owner control or a dependable guaranteed yield. The stated structure is a time-limited sublease coupled with management.; Households requiring step-free year-round living and easy access to daily necessities; several layouts are duplexes and the local terrain is not consistently pedestrian-friendly..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Completion information conflicts: Lyvin’s current project page says Q4 2028, while Rumavi and some other listing portals label the development completed in December 2025. No project-specific handover or operational approval was independently reviewed.
- A broker catalogue claims a PBG building approval, but the numbered permit and its parcel link were not examined. The project SLF, land-title documents, head lease and official site-use approval were also not established from the material available.
- The exact site parcel and coordinates remain unverified. The developer’s English and Russian pages give materially different descriptions of the landscaped area, and its overall area range reaches 142.7 sqm without a matching detailed plan among those reviewed.
