For a buyer, that range matters because the legal structure, approvals, ownership route and recurring costs of a villa are not the same as those of a condominium.

In 2023, the PropertyGuru Thailand Property Awards named Wallaya Villas Development Best Housing Developer (Phuket), while LuxPride was Highly Commended for housing architectural design in Phuket. The Harmony later received the Best Housing Architectural Design Development title at the 2025 Dot Property Southeast Asia Awards. Wallaya's official pages for Qnity, The Harmony, The Liberty and Wallaya Residence were still publishing construction updates through August 2026. That confirms an active development pipeline, but the sources reviewed do not provide a fully audited schedule of every completed and handed-over project under the present legal entity.
Segments and prices
Wallaya no longer fits into a single size or price segment. On the villa side, Qnity offers three- to five-bedroom homes with stated living areas of roughly 425–816 sq m, while The Harmony ranges from more compact villas of about 271 sq m to large formats approaching 897 sq m. Its condominium products start much smaller: Wallaya Residence lists studios from 36 sq m and units up to 94 sq m, while The Liberty shows layouts of about 61–119 sq m plus penthouses. The official project pages reviewed do not publish one live developer-wide price list, so a current purchase price should not be inferred from project positioning or floor area alone. A buyer should obtain a fresh unit-specific quotation showing the exact unit, fit-out, ownership form and additional charges before paying a reservation.
Geography
Wallaya's publicly presented development footprint is concentrated in Phuket. Its current activity spans several distinct island submarkets: Qnity and The Harmony are in the Pasak–Cherngtalay area, The Liberty is also in Cherngtalay, Wallaya Hill is in Kamala and Wallaya Residence is in Naiharn; the corporate homepage lists Natnicha Villas at Mission Hill as upcoming. The single-island focus gives the developer a clearly local profile, but it does not make those locations interchangeable. Rental demand, road access, nearby amenities and resale depth can differ materially between Cherngtalay, Kamala and Naiharn.
Reliability and public record
Wallaya has several independently verifiable signals that are useful in due diligence: an active legal-entity record in the government environmental database, project-level Smart EIA Plus entries and industry recognition from PropertyGuru and Dot Property. At the same time, Wallaya Villas Development Co., Ltd. is a limited company, and the public sources reviewed do not provide the same depth of recurring financial disclosure available for Thai developers listed on the SET. Awards and visible construction activity therefore support the fact that the developer is active, but they should not substitute for checking the specific seller, land rights, permits and contract. The Liberty is a useful example: the Smart EIA Plus record accessed on 24 August 2026 identifies the condominium project and Wallaya as its owner, but the fields for the approval letter and approval date are blank. That does not prove that no approval exists elsewhere; it means approval is not confirmed by that public record as accessed.
What to verify
The first Wallaya check depends on what is being bought. For a villa, review the land title, the exact land-owning entity, legal road access, the building permit and the structure through which a foreign buyer will hold rights to the land; Thai rules for land differ from ownership of a unit in a registered condominium, so a sales statement about 'owning the villa' is not enough to describe the whole transaction. For a unit in The Liberty or Wallaya Residence, separately confirm condominium registration, the remaining foreign-ownership quota, evidence required for offshore funds, transfer-cost allocation, common-area charges and the sinking fund. The Liberty also warrants a current environmental-approval check: Smart EIA Plus lists report 256908-8, but the public record accessed on 24 August 2026 does not show an approval-letter number or approval date. For any project, the seller named in the contract, the payment recipient and their documented relationship to Wallaya Villas Development should all be consistent.
