Why this project is worth a look

Only eight homes

The official master plan contains just eight A-plots. That makes Wallaya Hill materially different from a large villa estate: there are fewer internal roads, fewer neighbours and no expectation that owners are paying for a long list of resort facilities. For someone who values a private house first, that can be a positive. The trade-off is that the confirmed shared amenity set is modest, so the villa, pool, terrace and plot need to carry most of the value.

A full-size house

The live developer website gives four bedrooms and 548 sqm of living area for every villa, with plots ranging from 420 to 512 sqm. That is a serious family-home footprint rather than a compact holiday product. It creates room for guests, work-from-home use and longer stays. Buyers should still request the exact signed specification because Wallaya’s own June 2026 social material also uses a newer 597 sqm built-area figure for the same eight-home project.

Inland Kamala access

Wallaya Hill is in the inland hillside part of Kamala rather than on the beach. The location keeps Kamala Beach, Café Del Mar and Patong within practical driving range without pretending the home is beachfront. That works for an owner who expects to drive or use a scooter. It is a poor match for a buyer whose priority is walking from the front gate to the sand, restaurants and daily shopping.

Milestone payments

The public schedule spreads the purchase price across construction: 30% on contract, 30% after the superstructure and roof, 15% after plastering and M&E, 15% at finishing, then 10% at handover. That gives the buyer a clearer link between cash outflow and progress than an undifferentiated payment plan. The contract still needs to define those milestones precisely and explain how the separate THB 200,000 reservation deposit is credited.

All eight homes are listed at 548 sqm of living area with four bedrooms, while the land sizes vary: A1 423 sqm, A2 420 sqm, A3 454 sqm, A4 451 sqm, A5 448 sqm, A6 445 sqm, A7 512 sqm and A8 508 sqm. That means the meaningful comparison inside Wallaya Hill is not a long menu of layouts. It is the position of the particular plot, the amount and shape of outdoor space, privacy from neighbours, outlook and the exact way the pool terrace works around that house.

There is, however, a specification conflict that should not be hidden. The live project website and its current A1–A8 master-plan pages still state 548 sqm. A Wallaya Villas social post dated 3 June 2026, mirrored from the developer’s official feed, describes the same eight-villa project as 597 sqm per four-bedroom villa. Because both figures come from developer-linked material, this is not a case where one can simply discard an old aggregator. Until Wallaya publishes one reconciled sales specification, 548 sqm is the best working figure for the website master plan, while the signed plan and area schedule for the selected plot should control the purchase decision.

Construction is visibly active. The official Wallaya Hill page carries construction updates for June, July and August 2026. FazWaz and Hipflat both point to December 2026 as the scheduled completion month, while several current sales pages use the broader wording Q4 2026. That supports an under-construction status rather than a purely planned or off-plan label. It does not justify promising a fixed handover date. A buyer entering during construction should match each staged payment to documented progress and make sure the sale agreement contains the actual contractual handover date and the consequences of delay.

The developer’s own map link places Wallaya Hill at 7.940821, 98.293658 in Kamala, Kathu District. Address-based property databases use Soi Kamala Sao, Kamala, Kathu, Phuket. It is an inland hillside setting rather than a beachfront site. The current developer page gives broad reference distances of about 2 km to Kamala Beach and a supermarket, 3 km to Carnival Magic and Café Del Mar, 10 km to Patong Beach and 30 km to Phuket International Airport. Those numbers are useful for orientation, but daily life here remains car- or scooter-dependent rather than walk-to-everything coastal living.

The house scale is aimed at full-size private living rather than a compact holiday unit. Even on the 548 sqm figure, four bedrooms occupy a very large built footprint. Current independent listings consistently add a private swimming pool, terraces, storage and laundry spaces, and Phuket.Net lists a covered two-car carport. At community level, FazWaz and Hipflat both show 24-hour security, CCTV and landscaped common areas. Some other catalogues attach a gym, communal pool, children’s area or sauna to the project, but those facilities are not supported by the developer’s current project page and have therefore been excluded here.

Public pricing is fragmented. Home In Phuket currently displays Wallaya Hill at roughly THB 33.116M to 33.49M. Lazudi has units at THB 36.389M and THB 36.428M with an explicit 9 June 2026 update date, while Phuket.Net has listings around THB 36.5M. The live Wallaya Hill website does not show a developer price list. For that reason, THB 33.116M is used only as the lowest visible market anchor observed on 19 August 2026, not as a promise of available developer stock. With only eight homes, stale inventory and plot-specific pricing can move the real entry point quickly.

Ownership requires a separate legal check from the property features. Project listings use the shorthand ‘Thai freehold or leasehold’. A foreign individual should not read that as the right to own the underlying land in personal freehold. Thai government and BOI guidance confirm the general structure: foreigners are generally restricted from owning land directly, can use a registered lease, and can own a building separately from the land. Wallaya Hill’s public materials do not identify the land title for each plot, the lessor, renewal wording or succession terms. Those documents should be reviewed before a reservation deposit becomes non-refundable.

Taken on its own terms, Wallaya Hill is a straightforward proposition: eight large private pool villas in inland Kamala, a short drive from the beach, with limited common facilities and most of the value concentrated inside each private house and plot. That can work well for an owner who wants low density and substantial living space on Phuket’s west coast. It is less compelling for someone looking for hotel-style services, a beach walk from the front gate or a fully finished home today. The small project size also makes unit-level due diligence unusually important because the best and worst plot positions may matter more than the headline project description.

For a serious buyer, the next comparison should therefore be villa by villa rather than brochure by brochure. Confirm whether the selected A-plot is being sold on the 548 sqm or 597 sqm specification, obtain the exact plan and inclusions, reconcile the asking price with the developer’s current stock sheet, review the land title and lease documents if buying as a foreigner, and inspect construction progress against the payment milestone. Once those items are pinned down, Wallaya Hill can be judged cleanly against other Kamala pool villas on house quality, plot privacy, access and legal structure instead of projected returns or marketing claims.
