The project’s official map places the site inland rather than beachfront. That distinction matters. The name naturally makes buyers think first about Nai Harn Beach, but everyday life here is really tied to the broader Rawai–Nai Harn pocket: supermarkets, cafés, restaurants, schools, fitness businesses and several southern-coast beaches all form part of the same routine. For an owner staying for months rather than a short holiday, that can be more useful than a single resort landmark. It also means the project works best for people comfortable using a car or scooter; this is not a development where every daily errand should be assumed to be walkable.

The current project materials give a land area of 6,101.6 sqm and a total of 285 apartments. Residential accommodation is arranged from the first through the seventh floor, while the ground level is shown as parking with 71 spaces. The floor-by-floor figures reconcile exactly to 285 units: 32 on the first residential floor, 36 on the second, 44 on each of floors three through six, and 41 on the seventh. That makes 285 a much stronger current number than the older 274-unit references still visible in some agency copy. Building count is less clean. Several current descriptions say three residential buildings, while some structured portal metadata still says four. Because the sources contradict one another, building count is not treated as a settled headline fact here and should be checked against the current signed master plan.

The apartment range is unusually easy to understand. There are four principal formats: a 36 sqm studio, a 54 sqm one-bedroom, a 90 sqm two-bedroom and a 94 sqm three-bedroom. Buyers do not have to decode a long list of near-identical variants before they can work out what each product is for. The studio is the compact entry point and can work as a Phuket base for one person. At 54 sqm, the one-bedroom is materially more comfortable for a couple or longer stays because the sleeping space is separate. The 90 sqm two-bedroom is the straightforward family option. The 94 sqm three-bedroom deserves a closer look at the actual plan: it adds a third bedroom with only four additional square metres over the two-bedroom, so room proportions and storage matter more than the bedroom count alone.

Shared facilities are broader than the typical pool-and-gym package. Current project profiles repeatedly show a 32 x 10 metre main pool, a separate 12 x 8 metre children’s pool, fitness, spa, coworking, a kids’ area, restaurant or café space, landscaped grounds, lobby functions, 24-hour security and CCTV. Several sources also show rooftop leisure areas and a cinema. Those extra rooftop elements should be checked against the final specification before relying on them, because amenity schedules can change during construction. The practical value of the core facilities is easier to assess: coworking reduces pressure on the apartment for longer-stay residents, a proper children’s area matters to families, and fitness and pool facilities make day-to-day ownership more usable. None of these features should be converted into a rental-yield promise without separate market evidence.

Ongoing ownership costs are already visible in the market data. A common-area fee of THB 80 per sqm per month is published, together with a one-off sinking fund contribution of THB 1,000 per sqm. This matters when comparing apartment sizes: a 90 or 94 sqm home carries a very different annual common-area bill from a 36 sqm studio, even before utilities, insurance or any property-management service. Some current offers also apply an additional charge for foreign freehold, but that cost can depend on the unit and sales structure, so it is not built into the headline prices in this dossier. Before reserving, the useful document is a single unit-specific cost sheet showing purchase price, tenure, furniture package, transfer-related charges, sinking fund, advance common fees and any mandatory management items.

For an overseas buyer, the important point is that current listings include units explicitly marked Foreign Quota. Thai condominium law allows foreign freehold ownership only within the 49% foreign-ownership ceiling measured by total unit floor area in the building. A project can therefore be legally capable of foreign freehold while a particular unit is no longer available within the remaining quota. That is why the tenure has to be checked at unit level before money is paid. Leasehold is also marketed for Wallaya Residence Nai Harn. It should not be treated as a casual substitute for freehold: the registered term, renewal wording, transfer rights and fees need to be read in the actual contract. Marketing language about future renewals is not the same thing as registered ownership.

Construction is active, with progress updates published through August 2026. The handover date is the less certain part of the story. Current material ranges from August or Q4 2027 to Q1 or January 2028, while the developer page reviewed for this dossier does not state a handover date in its project summary. Rather than selecting whichever date looks most attractive, this record leaves expected completion out of the core fields. A buyer should rely on the contractual completion date, the permitted extension provisions and the remedies for delay, not on a marketplace badge that may have been copied from an earlier sales sheet.

Pricing has the same need for context. On 18 August 2026, some active offers still publish a THB 3.96M entry point for a 36 sqm studio, while another major project page displays a higher starting figure around THB 4.32M. One-bedroom and larger units also vary with floor and stock. We therefore use THB 3.96M only as the lowest currently published market anchor, not as a guaranteed developer price. Wallaya Residence Nai Harn is most coherent when viewed as a lifestyle-led southern Phuket condominium with a simple four-format unit mix, substantial shared facilities and milestone-based payments. The key due-diligence items are more prosaic: verify the exact apartment, foreign quota, final master plan, total acquisition costs and contractual handover date before treating any listing as a firm offer.
