Why this project is worth a look

Two scales of home

The master plan splits cleanly between 32 Type B villas at an official 271 sqm and only five Type A residences at 897 sqm. Type B can be assessed as a three-bedroom family home; Type A is a much larger five-bedroom residence with additional leisure space. That makes the first buying decision refreshingly simple: choose the scale of life and capital commitment before comparing individual plot numbers.

Private space first

Every one of the 37 residences has its own pool and the main living areas are designed around outdoor space. Shared amenities exist, but the project is not trying to mimic a full-service resort. For an owner who plans to live here or stay for long periods, most of the useful square metres are inside the private home rather than being concentrated in a clubhouse that may rarely be used.

Construction is visible

Wallaya continued to publish construction updates through the summer of 2026. That is more informative than an old database line claiming a 2025 completion date: the project is clearly active. It is not, however, a promise of handover timing. Until the developer publishes a single current completion commitment, the executed contract, construction schedule and delay provisions matter more than any portal date.

A driving location

Pasak/Cherngtalay keeps the home within the everyday orbit of north-west Phuket while avoiding the busiest Bang Tao tourist strip. The trade-off is car dependence. The Harmony is a poor fit for someone who wants a beach-condo routine with restaurants and the sea outside the front door; it makes more sense for a buyer who values a private house and is comfortable driving to school, shopping and the coast.

Milestone payments

The published payment plan links major instalments to construction progress rather than requiring the entire price shortly after reservation. That gives an off-plan buyer useful checkpoints. Public agencies describe some intermediate milestones differently, though, so the online schedule should be treated as orientation only. The signed sale-and-purchase agreement must contain the exact percentages, triggers and treatment of the reservation payment.

About the project

The Harmony by Wallaya Villas is an active private-pool villa development in the Pasak side of the wider Cherngtalay area in Phuket. It needs to be separated from the older Wallaya Villas Harmony and Harmony Phase 2 & 3 projects that still appear in search results under very similar names. The current The Harmony has its own 37-home master plan, its own Type A and Type B layouts, and live construction reporting. The official plan is unusually easy to read: five large Type A villas and 32 Type B villas. That gives buyers a much clearer product choice than the broad 'luxury villa' label suggests, because the two types differ dramatically in scale, land requirement and budget.

This is not a beachfront address and it should not be sold as a walk-to-the-sand lifestyle. Wallaya calls the location Pasak, Cherngtalay, while mapping and several property databases place the site administratively in Si Sunthon, Thalang. The developer's own map point sits off the Srisoonthorn Road network, inland from Bang Tao. In practical terms, The Harmony suits a car-based routine: Cherngtalay's schools, shopping, restaurants, Boat Avenue, Porto de Phuket and the beach are all part of the same everyday catchment, but the home itself is set away from the dense tourist strip. For a family prioritising private space over a resort lobby, that trade-off may be more useful than a nominal beach address.

Type B is the core of the scheme: 32 villas with an official internal area of 271 sqm, three bedrooms and land plots ranging from about 258 to 407 sqm on the master plan. The official Type B page shows three levels. Current sales listings frequently state 272 sqm instead; rather than blending those figures, this dossier keeps the official 271 sqm and flags the one-square-metre difference as a definition or rounding issue to be checked against the selected plan. The functional point is more important than the label: this is a full detached-home programme with a private pool, outdoor terrace, open living space and sleeping accommodation separated from the main social areas.

Type A is a different proposition altogether. Only five are shown on the official master plan. Each is listed there at 897 sqm of internal area, with plots ranging from 627 to 816 sqm; current independent inventory describes five bedrooms and five bathrooms. Wallaya's plan separates the first floor, second floor and a dedicated Man Cave level, while a TerraBKK project feature gives that space as 96 sqm. A Type A buyer is therefore not simply paying for one or two extra rooms. The house is intended for a much larger domestic programme — family, guests, work-from-home space and leisure zones — with the running costs and fit-out implications that come with nearly 900 sqm under roof.

The amenity story is deliberately more residential than resort-like. Wallaya confirms a private pool for every home, high-ceiling living rooms, strong natural light and outdoor terraces. Phuket.Net and other established project databases also list a communal pool, communal garden, parking, 24-hour security and CCTV. There is no good basis for presenting The Harmony as a villa resort with a huge clubhouse menu, and buyers should not need that fiction. The value proposition here is the private home itself and the low-density feel created by 37 residences, not a long checklist of shared hotel facilities that may matter little in day-to-day villa living.

As of 18 August 2026, the project should be treated as under construction, not completed. The developer's website carries construction updates for June, July and August 2026. Completion dates in third-party databases are inconsistent: older pages still show 2025 or 2026, while a Keller Henson page updated in July 2026 contains conflicting timing references, including Q3 2027. Because the primary source does not publish a definitive current handover date, this record intentionally leaves completion blank. A buyer should use the construction schedule and delay provisions in the contract for the specific villa, not the year displayed on an aggregator page.

The lowest current asking-price anchor found on the review date is THB 20.776M for a Type B villa on Lazudi, with comparable inventory visible through Phuket.Net. Other active portals start higher, so THB 20.776M should not be read as a project-wide developer price. It is useful only as a market floor for budgeting before stock, plot, specification, furniture package and tenure are checked. Type A sits in a separate price tier: current Phuket.Net inventory starts at roughly THB 65.829M. The gap reinforces the point that this master plan contains two materially different products rather than one villa repeated in different sizes.

Tenure needs the same discipline. A foreign individual cannot directly own Thai land in the ordinary way; Thai government guidance recognises land leasing, and BOI guidance also explains that foreigners may own buildings standing on leased land. The Harmony is marketed in current inventory with Thai freehold and leasehold wording. 'Thai freehold' does not make the land directly freehold-able by a foreign buyer. For a non-Thai purchaser, the legal review should therefore focus on the registered land lease and the house documents: the registered term, the actual lessor, renewal and succession language, and how ownership of the structure is documented. Marketing references to two future 30-year renewals should not be mistaken for a single registered 90-year land right.

Ownership format

A foreign individual cannot own the land directly. Current project inventory is marketed with Thai freehold and leasehold structures; for a non-Thai buyer, the land should be approached through a registered lease, while ownership of the house, lease term, succession and renewal clauses must be checked in the selected villa's documents. We do not recommend a nominee Thai-company workaround.
