Seventeen homes, not hundreds

The current master plan identifies 17 specific plots, keeping the estate compact even though the houses themselves are large. That does not guarantee quiet operation or good management, but it gives buyers a clearer sense of neighbour density than a large villa compound.

Five meaningful layouts

The range runs from the two-storey 425 sqm Type D to the three-storey 816 sqm Type A, plus a separate 517 sqm D+ format. These are materially different homes, not cosmetic façade variants: floor count, bedroom count, land size and pool arrangement change across the range.

Vertical living with lifts

Project materials state that the villas have private lifts, and current listings confirm lift access in the main three-storey formats. In a 500-800 sqm family home, especially with children or older relatives, that is a practical circulation feature rather than a brochure extra.

Residential Pasak setting

QNITY sits inside the Choeng Thale residential corridor rather than on the tourist beachfront. It suits a car-based household that wants private-home space with access to west-coast services better than a buyer looking for a walk-everywhere resort address.

Current construction visibility

The developer page carries monthly construction updates through August 2026, so the present stage does not have to be inferred from an old launch timetable. It still needs plot-level verification, but it supports treating QNITY honestly as under construction rather than assigning a stale completion date.

About the project

QNITY by Wallaya Villas is a compact private-pool villa development in Pasak, within the wider Choeng Thale residential corridor of Phuket. The developer's current master plan contains 17 homes: three Type A villas, five Type B, three Type C, five Type D and one D+. That matters because many property portals still display an older total of 18. The current master plan is the stronger working reference: it does not merely state a headline number, but identifies all 17 plots with their individual land areas, house sizes and bedroom counts. A 2026 local-industry feature describes QNITY as occupying roughly 4.5 rai across two connected land parcels. In practical terms, this is a small villa community with a surprisingly broad range of house formats rather than a large estate of repeated units. Built-up areas run from 425 to 816 sqm, with three to five bedrooms.

QNITY should currently be treated as a construction-stage purchase, not as completed stock ready for immediate occupation. The developer's own project page carries construction updates for June, July and August 2026, so work is visibly continuing. Published delivery information elsewhere is inconsistent: different sales pages have referred to Q2, Q3 or Q4 2026, while others describe a build period measured from an individual order. We therefore do not assign a fixed completion date in the registry. For a buyer, the more useful question is the actual stage of the selected villa and the handover date written into the current contract. Anyone who needs to move in immediately, or who is underwriting near-term rental income, should build more time-risk into the decision than they would with a completed resale home.

The project's real differentiator is the scale and vertical planning of the houses, not simply the bedroom count. Types A, B and C have three residential levels, while D and D+ use two. Every home is a private-pool villa, and a 2026 TerraBKK report on the project states that each villa has a private lift. Current Type B, C and A listings independently show lift access as part of those layouts. That is more than a convenience detail in a house of this size: bedrooms, social areas, parking and service spaces can sit on different levels, and daily movement through a 500-800 sqm home changes substantially when a lift is part of the plan. Buyers should still study the exact floor plan rather than treating all QNITY villas as variations of the same house. A 425 sqm two-storey D and an 816 sqm three-storey A create very different living patterns.

Type D is the smallest current format: three bedrooms, 425 sqm of built-up area and official master-plan plots of about 308-329 sqm. Its published layout uses two floors, with a private pool and sunken outdoor seating area, open living and dining space, a pantry or study area, and two covered parking spaces. Type B keeps three bedrooms but expands to 511 sqm over three levels; the current master plan shows land plots of 345-401 sqm, and live listings add a private lift, pool, flexible rooms and two covered parking spaces. Type C moves to four bedrooms and 632 sqm, with three storeys, a lift, two covered spaces and two private pools in the current sales listing. Type A is the largest regular format at five bedrooms and 816 sqm on plots of 495-518 sqm; its listing also shows two private pools, three floors, a lift and three parking spaces. The separate D+ variant has five bedrooms, 517 sqm of built-up space and a 453 sqm plot over two levels.

The most useful price reference is current stock rather than a launch brochure. As of 18 August 2026, Home In Phuket lists Type D from THB 25.609M, Type B from THB 30.378M, Type C from THB 36.703M and Type A from THB 47.866M, with the published range for those listings reaching THB 48.13M. Phuket.net independently shows a Type D example at roughly THB 25.62M, which gives a useful cross-check on the lower end. These figures should not be read as a permanent project price list. Plot sizes vary even within a single type, construction progress is not identical across the estate, and live availability changes. The sensible use of the number is as a market anchor: identify the specific plot first, then confirm its current price, included specification, furniture package, payment position and any one-off charges before committing.

Pasak is an inland residential location rather than a beachfront address. The appeal is access to the broader Choeng Thale/Bang Tao lifestyle area while keeping the house itself in a lower-density villa setting. Shopping, dining and everyday services around Choeng Thale and Laguna are reached by road, and the normal lifestyle here is car-based. For a family living full time on Phuket, that can be a reasonable trade: a large home, private pool and covered parking without placing the front gate on a tourist strip. It is a weaker match for a buyer whose main requirement is to walk to the beach, cafés and groceries. QNITY can be close to the west-coast activity zone without functioning like a walkable resort residence, and that distinction is worth making before comparing it with branded or beachfront projects.

There is a small but important location-label issue in the source material. Wallaya describes the site as Pasak, Cherngtalay and links to a project map point at 7.993620, 98.325846. Several major portals classify the same project under Si Sunthon, Thalang. The evidence does not suggest two different developments: the developer, layouts, size range and map context are consistent, while the administrative label changes. For navigation, the developer's own map point is more useful than a portal neighbourhood tag. For a transaction, however, the land title and contract should settle the precise subdistrict description for the selected plot. The registry therefore follows the developer's Pasak / Choeng Thale wording and keeps the Si Sunthon classification as a disclosed boundary rather than silently choosing one portal over another.

Foreign ownership needs to be considered as a villa-and-land transaction, not through condominium rules. A foreign buyer should not assume direct freehold title to the land. Current property listings for QNITY show Thai freehold and leasehold as the available ownership labels; for a typical non-Thai buyer, the relevant route is normally a registered long-term lease of the land, with the building potentially documented separately. Thailand's government information portal describes 30 years as the normal maximum registered lease term for immovable property. Any future renewal option is contractual and should be read as such, rather than being treated as an automatically secured 90-year title. Before reserving, the buyer should see who owns the land, who will be the lessor, which title deed covers the selected plot, and how renewal, succession, assignment, building ownership and termination are written into the actual documents.

The payment plan is detailed enough to model cash flow, but not stable enough to be treated as universal. FazWaz currently publishes a THB 200,000 reservation deposit, 30% on contract signing within 30 days, 30% when the superstructure and roof are complete, 15% after plastering and M&E, 15% during finishing works and 10% at handover. Other sales materials divide the middle construction stages differently. For a villa under construction, that is not a minor wording issue: each payment should correspond to a clearly defined stage that can be verified. Before a reservation is paid, the current schedule for the exact villa should be obtained and matched against its actual progress. If a house has already passed several milestones, the remaining cash-flow profile may look different from the original launch plan.

Taken as a whole, QNITY makes the most sense as a substantial private home in the Pasak/Choeng Thale area rather than as a generic yield product. The range is unusually wide for a small estate: a buyer can start with a three-bedroom 425 sqm house or move up to 632-816 sqm layouts with four or five bedrooms, multiple levels and more elaborate pool and circulation arrangements. Seventeen villas keep the community relatively compact, but buyers still need to understand common-area rules, management costs and how the estate will operate after construction is complete. The strongest due-diligence path is concrete: choose the layout that fits the household, identify the actual plot, inspect current construction progress, obtain the unit specification and land-control documents, and only then compare the all-in cost with completed villas elsewhere in Choeng Thale and Si Sunthon.

Ownership format

For a typical foreign buyer, direct freehold ownership of the land is not the standard route. Project-market materials point to a registered long-term land lease, generally up to 30 years, while the building may be owned separately; any renewal rights are contractual and must be checked in the actual agreement.
