Its defining feature is scale rather than a long list of lifestyle facilities: the building contains only 40 units. Most of the stronger project databases describe it as a 16-storey development completed in 2011. That makes it a mature resale building. A buyer is not underwriting a construction schedule or a developer promise; the decision rests on the actual unit, the juristic person's management quality, the condition of common areas and the building's maintenance history.
The development is consistently attributed to Major Development Public Company Limited, a Thai listed residential developer founded in 1999. This matters because Sukhumvit 31 has several properties with similar naming. 31 Residence is not Avora 31 Residence, a different low-rise project, and it is not Malton Private Residences Sukhumvit 31, Major Development's later townhouse-style luxury scheme. Lazudi and LivingInsider give the address as 253/2 Soi Sukhumvit 31, while multiple project directories repeat the same 2011 completion year and 40-unit count. Keeping those identities separate is essential when comparing pricing, floor plans or building age.

The location sits inside the central Sukhumvit residential belt, with Phrom Phong, Asoke and Phetchaburi all part of the wider daily-life catchment. The advantage is not simply proximity to a landmark but access to an already established area for shopping, schools, hospitals, restaurants and office commutes. The trade-off is that the building is inside the soi rather than directly on top of a BTS station. A buyer who relies on walking and trains should test the route at the times they actually travel; a household using a car, taxi or driver may judge the same location very differently.
Current rental stock suggests that 31 Residence functions more like a family-sized residence than a contemporary investor condo built around studios and compact one-bedroom units. Recent listings repeatedly show two-bedroom homes around 142–170 sqm and three-bedroom homes around 186–199 sqm, with some larger configurations reaching roughly 240–270 sqm. Those numbers should be treated as evidence of the stock currently circulating in the market rather than as an official original sales schedule, because the original brochure has not been located. Still, the pattern is clear: these are unusually large homes by current central-Bangkok standards.
Large floor plates change the economics. They can be attractive to families who want space without moving far out of central Sukhumvit, and the small unit count can feel more private than a building with several hundred apartments. But a 160–200 sqm resale unit also carries more exposure to refurbishment, air-conditioning replacement, flooring, built-in furniture and future common-area assessments than a 35–50 sqm apartment. The right comparison is therefore not simply price per square metre. The buyer should compare total acquisition cost, likely renovation work, annual common charges and the depth of future demand for a large unit.
Amenities are conventional but useful: the sources repeatedly list a swimming pool, gym, sauna, children's area, parking, security and CCTV. In a 2011 building, condition matters more than the checklist. A site visit should look at lifts, pool surfaces and plant equipment, corridor ventilation, parking allocation, water pressure, signs of leakage, façade maintenance and the general standard of housekeeping. None of those can be reliably inferred from an old project description. They are also the details tenants and future buyers notice immediately, which makes them relevant to both own-use comfort and resale liquidity.
Property portals describe 31 Residence as freehold, but foreign freehold is not automatic for every resale unit. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area in a registered condominium. The juristic person must confirm the foreign quota for the specific unit before transfer. A foreign buyer also needs the appropriate evidence for incoming foreign-currency funds and the title-transfer process. In practical terms, the ownership check belongs near the beginning of a purchase, not after price negotiations are finished.
The current online market is much deeper on the rental side than on the sale side. DDproperty, FazWaz, Hipflat and specialist brokers show recent rental inventory, while PropertyHub currently shows no sale listings for the project and Bowery & Royce also states that sale stock is unavailable in its feed. For that reason, this dossier does not publish a synthetic 'starting sale price'. A stale asking price from an inactive page would look precise while saying very little about what a buyer can actually purchase today. When a unit does come to market, the asking price should be checked against its condition, floor, outlook, fit-out, ownership eligibility and realistic alternatives in Sukhumvit 31.
31 Residence therefore makes the most sense as a mature, low-density, family-oriented resale option rather than as a standardized investment product. The proposition is easy to understand: unusually generous interior space, a central Sukhumvit address and only 40 homes in the building. The diligence burden is also straightforward: inspect the physical asset carefully, read the latest juristic-person financials and meeting minutes, confirm any planned major works, verify foreign quota and title status, and price the individual unit on its actual condition. For the right household, that can be more valuable than a newer building with smaller rooms; for a buyer prioritising low maintenance and easy resale to a broad pool, it may be the less efficient choice.

Ownership format
The project is recorded by major property portals as a freehold condominium. A foreign buyer can register freehold title only while the building remains within Thailand's foreign-ownership quota of no more than 49% of the aggregate unit area; quota availability must be confirmed with the condominium juristic person for the specific resale unit before transfer.

Large two-bedroom units appear repeatedly in current rental stock. The range reflects live market listings rather than a verified original developer floor-plan schedule.
