Why this project is worth a look
Space that still feels residential
The entry layouts are materially larger than the compact one-bedroom stock common in many newer central projects. Around 46–47 sqm gives a one-bedroom enough room for a proper living zone and practical storage, while roughly 70 sqm makes the two-bedroom format credible for a couple or small family rather than merely an investment configuration. Buyers who value day-to-day usability may find that more important than a newer completion date.
A building you can inspect
Because the project is complete, buyers can assess the condition of the common areas, lifts, automated parking, pool, ventilation and management rather than relying on renderings. That is an advantage only if the inspection is done properly. A mature building reveals both strengths and maintenance issues, so current operating quality should carry more weight than the original launch narrative.
Amenities are vertically separated
A significant share of the leisure programme is placed high in the tower. The pool is on the 27th floor, fitness and yoga facilities sit above it, and the uppermost level was planned with a children's area and roof garden. This keeps much of the leisure traffic away from the ground-floor lobby and typical residential corridors. Buyers should still verify current opening hours, access rules and the condition of each facility because those details determine its value today.
Central, but deliberately set back
Soi 31 gives the project access to the Asoke and Phrom Phong sides of Sukhumvit without putting the tower directly on the main road. For some residents that balance is attractive; for others the extra distance to rail is a recurring inconvenience. The location works best when the buyer is comfortable with the final leg of the trip and values the broader neighbourhood more than a station-at-the-door address.
Resale choice cuts both ways
There is no single Circle Sukhumvit 31 product on the resale market. Apartments differ by condition, furnishings, owner upgrades, tenancy and title position, so the cheapest listing can be poor value while a more expensive one may require far less work. Foreign buyers also need to confirm that the specific unit can transfer within the building's foreign ownership quota. Comparing several real units inside the same tower is usually more informative than relying on a project-wide average price.
About the project
Circle Sukhumvit 31 is a completed 30-storey condominium set inside Sukhumvit Soi 31, in the central corridor between Asoke and Phrom Phong. The building contains 139 residential units, so buyers are dealing with a relatively established high-rise rather than a construction-stage proposition. That changes the due-diligence focus. Delivery risk is largely behind the project; the important questions now sit at unit level — condition, floor, outlook, owner improvements, tenancy, title status and whether foreign freehold quota is available for the exact apartment being purchased.
Fragrant Property Public Company Limited is the developer and still lists the project in its own portfolio. The original proposition combined larger city apartments with a strong emphasis on energy-conscious design and shared wellness space. Some of those ideas are tangible rather than purely promotional: automated parking, a high-level swimming pool, fitness and wellness facilities, water-recycling systems and façade elements intended to reduce direct heat gain. For a resale buyer, however, the relevant question is no longer whether the brochure sounded innovative. It is how well those systems have aged, how consistently they are maintained and what they cost owners to operate today.

Unit sizes are one of the clearest reasons to look at the building. One-bedroom homes are typically around 46–47 sqm, two-bedrooms around 70–71 sqm, three-bedroom residences roughly 134–186 sqm, and the largest penthouse layouts extend to about 239 sqm. Those dimensions are generous against many newer central-Bangkok projects where entry prices have often been protected by shrinking unit sizes. The trade-off is obvious: more liveable floor area usually means a higher absolute purchase price and a larger monthly common-area bill, so the sensible comparison is total ownership cost and usable space, not the headline ticket alone.
The address is central but not station-front. Project material places the building about 600 metres inside the soi from Sukhumvit Road, with access toward BTS Phrom Phong, BTS Asoke and MRT Sukhumvit. That can suit residents who prefer a position away from the main road, yet it is not the same experience as stepping out of a lobby beside a rail entrance. A prospective resident should test the route at the time of day they will actually use it, especially in heat or rain and during heavy traffic, because the last part of the journey may involve walking, a motorcycle taxi, a regular taxi or the building shuttle.
As of 9 September 2026, FazWaz shows sale inventory from THB 6.9 million. That figure should be treated as a live resale-market floor, not as a developer price or a promise that a comparable apartment will be available at the same number. Circle Sukhumvit 31 has a wide spread between small and large units, and resale pricing can move materially with floor, view, renovation, furniture, tenancy and seller urgency. The lowest public listing is therefore useful for screening, but the buying decision should come from a side-by-side comparison of actual units and their legal documents.

A foreign buyer may register condominium freehold if the transfer remains within the statutory 49% foreign-ownership quota for the registered condominium area. Foreign-quota availability must be confirmed for the specific unit before transfer; if it is unavailable, any leasehold alternative depends on the seller's offer and the contract.

This is the entry format, yet it is not a micro-unit by current central Bangkok standards. Live listings commonly show about 46–47 sqm. That gives more breathing room for a proper living area and storage, but resale units need to be assessed individually because owners may have changed furniture, partitions or fittings over time.
The two-bedroom layout is a straightforward option for a couple, a small family or the long-term rental market. Around 70 sqm is enough to create a genuine second bedroom without pushing the total area too far. Resale buyers should compare more than floor and view, because the project was designed around reconfigurable interiors and individual apartments may no longer match the original furniture or partition concept.
Three-bedroom homes move the project firmly into the family segment. Starting at roughly 134 sqm, they can accommodate separate bedrooms, a larger living room and work or utility space without forcing every function into one compact zone. The absolute ticket is much higher, so condition, building services and the quality of any owner renovation matter as much as the original floor plan.
The largest homes sit in a much narrower upper segment of the building. They are not substitutes for a standard city two-bedroom; they are large family residences with a correspondingly high absolute purchase price and running cost. Availability is naturally thinner, so current stock, condition and title structure have to be checked unit by unit.
The developer's site confirms one-, two- and three-bedroom categories; the 46–239 sqm range and upper-end layouts are supplemented by the project brochure and specialist property portals. Individual resale units may no longer match the original configuration because owners may have altered partitions, fitted furniture or finishes.
