Why this project is worth a look

BTS means 20 metres

Major Development states roughly 20 metres to BTS Phrom Phong and about 100 metres to EmQuartier. Here, ‘near the station’ genuinely means immediate access rather than a long soi walk or motorbike connection. The same advantage also brings the noise, traffic and intensity of a major Sukhumvit junction, so the location should be valued for convenience rather than described as secluded.

Low density by numbers

A 34-storey tower with 106 homes is objectively low-density for central Bangkok, and the developer caps standard floors at five residences, with one home on selected Collection floors. That gives buyers a clearer privacy proposition than a generic luxury label. It should also make lift lobbies and corridors feel less like those in a high-volume residential tower.

Real residential scale

The smallest home is 56 sqm, regular two-bedrooms run to 145 sqm, and The Collection reaches 312 sqm. Three-metre ceilings are standard, with taller ceilings in selected units. This is a range aimed at owner-occupiers and larger households as much as investors, which is increasingly uncommon in new launches immediately beside a prime BTS station.

Amenities match the size

The official programme includes pools, fitness and wellness rooms, library and children’s spaces, private dining and social areas, landscaped upper-level spaces and 146 parking spaces including automated parking. Pets are permitted under the future juristic person’s rules. The important follow-up is cost and regulation: a wide amenity package is only a benefit if the buyer is comfortable with the final operating budget and house rules.

The unit matters most

Because the project is under construction and already has a secondary/assignment market, two homes of the same nominal size can sit in very different transaction positions. A serious comparison should cover floor, view, orientation, payments already made, seller identity, assignment conditions, foreign-quota eligibility and the latest completion language in the contract. The project-level brochure cannot answer those unit-specific questions.

About the project

MUNIQ Phrom Phong is a 34-storey condominium under construction at the mouth of Sukhumvit 39, almost on top of BTS Phrom Phong. Major Development markets and develops the scheme under its MUNIQ brand, while the project disclaimer names MJV3 Company Limited as the project owner. The official count is 106 residential units. That number matters because it makes the tower genuinely low-density for this part of Sukhumvit: standard residential floors have no more than five homes, and selected Collection floors are designed around a single residence. In a district where tall buildings can easily contain several hundred units, the relationship between height and unit count is one of the clearest practical differentiators here.

The apartment programme starts much larger than a typical investor-led Bangkok launch. The one-bedroom is 56 sqm, regular two-bedroom homes span 81–145 sqm, and The Collection extends to 181 sqm, 246 sqm and 312 sqm residences. Major Development states that every unit has a 3-metre ceiling, with 3.4-metre ceilings and curved corner glazing in selected larger homes, alongside full-height windows. In other words, the product is built around usable residential volume rather than the smallest possible ticket size. That should appeal to buyers who actually plan to live here, although it also pushes the entry price well above mass-market Sukhumvit condominiums.

The location is unusually literal. The developer gives a distance of about 20 metres to BTS Phrom Phong, around 100 metres to EmQuartier, 140 metres to Emporium, 400 metres to Emsphere and roughly 250 metres to Benchasiri Park. This is not a project borrowing the Phrom Phong name from a side street several minutes away; the site sits at the beginning of Sukhumvit 39 with direct access to Sukhumvit Road. For an owner, that means many everyday trips can be made on foot and the BTS can replace a car for a large share of city travel. The trade-off is equally real: this is a busy, dense, high-value urban junction rather than a quiet residential lane.

Facilities are broader than the minimal pool-and-gym package often attached to central condominiums. The official list includes a thermal pool, children’s pool, fitness area, yoga space, sauna and steam room, library, children’s and creative spaces, several social and dining rooms, a private dining room, sky bar, landscaped areas and an upper outdoor deck. Parking is stated at 146 spaces including automated parking, so capacity is higher than the unit count. The legal disclaimer also confirms that pets are permitted subject to the condominium juristic person’s rules. Pet-friendly should therefore be read as permission within a rulebook, not as a promise that every animal size, number or common-area use will be unrestricted.

The building is not yet complete. Major Development’s disclaimer states that construction commenced in December 2023 and gives an approximate completion date of April 2027; the company’s annual reporting also classified MUNIQ Phrom Phong as under construction with Q2 2027 completion. The same disclaimer records EIA approval and a construction notification under Section 39 Ter, Yor Phor. 4 form no. 188/2566. The developer’s public progress page, however, is visibly stale in search results and still exposes a Q3 2023 module with zeroed progress fields, so it should not be used to invent a current percentage. The honest status today is simply under construction, with completion timing still something to verify in the live sale-and-purchase agreement.

Pricing needs to be read unit by unit because the market already mixes developer stock, assignments and other asking listings before completion. Major Development’s current corporate site advertises MUNIQ Phrom Phong from THB 24.9M, while Embark Estate recorded a specific 56 sqm one-bedroom asking from THB 23.42M in July 2026. Its observed two-bedroom stock started around THB 29.2M, and 312 sqm four-bedroom residences were being marketed well above THB 150M. We use THB 23.42M only as the lowest clearly observed market anchor, not as a guaranteed developer price. Floor, view, orientation, contract position, seller type and foreign-quota status can all move the actual number materially.

For a foreign buyer, the project is relevant because it is marketed as a freehold condominium, but freehold is not automatic for every unit. Thai condominium law limits aggregate foreign-owned unit area to 49% of the condominium. A buyer therefore needs confirmation that the selected unit is eligible within the foreign quota when ownership is transferred. Leasehold structures may be offered for units outside the available foreign quota, depending on the seller and contract, but they are not equivalent to freehold title. The project disclaimer also makes clear that the building will be registered as a condominium after construction is completed, which is an important distinction for anyone buying off-plan today.

Sales history is useful context, but it should not be confused with present inventory. At Major Development’s April 2025 shareholder meeting, management said the project had moved beyond 90% sold and had roughly ten units remaining at that time. By July 2026, public market registers showed a larger number of units being offered, which can include assignments or resale positions rather than unsold developer stock. That means the best buying process here is not to ask only, ‘What is the starting price?’ but to identify exactly who is selling each unit, what has already been paid, what transfer rights exist, whether foreign freehold is available, and how the unit compares on floor and orientation. MUNIQ Phrom Phong is compelling for a buyer who wants a new, low-density building beside BTS and EmDistrict; it is less convincing if the decision is based only on the project name or a headline price.

Ownership format

Foreign freehold is available within the statutory foreign quota, with aggregate foreign-owned unit area capped at 49% of the registered condominium. The selected unit’s quota status must be confirmed before transfer; leasehold may be offered outside the available quota depending on the specific unit and contract.

The smallest official layout is still 56 sqm, so this is not a micro-unit entry product. It can work as a genuine full-time one-bedroom for a single resident or a couple who value immediate BTS access and want more usable space than the typical investor-oriented city unit. This is the project’s broadest and most varied category. The official range runs from 81 to 145 sqm, while current market stock shows several intermediate sizes such as 89, 103, 108, 120 and 126 sqm. A buyer should treat those as distinct products rather than one generic two-bedroom type, because floor position, orientation and internal planning can matter as much as the bedroom count.

Major Development places the 181 sqm residence in The Collection and officially labels it as a two-bedroom type. Broker listings often describe it as a duplex, while some market databases label 181 sqm stock differently. We therefore keep the developer’s official bedroom count here and avoid attaching a market price until a specific unit can be matched to its plan and sales contract.

This is the official three-bedroom format in the large-residence Collection. At 246 sqm it is closer to a substantial family home in central Bangkok than a conventional rental-oriented condominium unit. We did not find a sufficiently unambiguous current public listing that could be safely tied to this exact official type, so no asking price is attached here.

312 sqm

The largest type explicitly listed on the official project page is a 312 sqm four-bedroom residence. That is an unusually large new-build format this close to Phrom Phong station. Public asking stock in August 2026 was seen from roughly THB 155M, while other sellers were asking in the THB 163M–170M range, illustrating how much a specific unit and seller can change the number.
