Why this project is worth a look
Low-density tower
Forty-five residential homes across 32 storeys is unusually low density for a central Bangkok high-rise. One or two residences on a typical floor should reduce shared circulation and lift traffic. The practical check is the floor plan itself: service routes, staff access and the relationship between lift lobbies, bedrooms and neighbouring units matter more than the headline unit count.
House-scale interiors
At 204–517 sqm, MAVISTA targets households that have outgrown conventional city apartments but do not want to leave central Sukhumvit. The useful question is not simply how much area you can buy. It is whether the plan gives you proper family rooms, storage, staff space and working areas without wasting expensive square metres on oversized circulation.
Walkable Phrom Phong
The developer map puts the project about 190 metres from Phrom Phong BTS and within the immediate EM District catchment. That makes daily life less dependent on a car, which is unusual for homes of this size. The compromise is urban intensity: Sukhumvit 39 traffic, neighbouring buildings and future construction should be assessed from the exact unit orientation.
Parking matches scale
The advertised 357% parking ratio is meaningful for a project where multi-car households are likely. Automated parking and EV charging add practical value, especially for families with drivers. Buyers should still obtain the contractual allocation for the chosen unit, including vehicle-size limits, guest parking and driver access rules.
Active construction
Major Development formally announced construction commencement in June 2026 and currently targets completion in 2029. That is more concrete than an early presale concept, but a target date is not a contractual guarantee. The sale agreement should state the handover date, permitted delay, remedies and any consequences of a schedule change.
About the project
MAVISTA Phrom Phong is a very specific product: a 32-storey, all-penthouse condominium on Sukhumvit 39 with only 45 residential homes. The smallest published format is already around 204 sqm with three bedrooms, and the range extends to five-bedroom residences of up to 517 sqm. That puts the project closer to a vertical collection of large family homes than to a conventional central Bangkok condo. Density is correspondingly low, with one or two residences on a typical floor and private lift access to the homes. For a buyer, the useful comparison is therefore not with a normal two- or three-bedroom new launch. The better questions are whether the plan works for full-time family life, how service circulation is handled, how much of the area is genuinely usable, and whether the chosen orientation justifies the price premium attached to a particular floor or view.
The location is one of the project’s strongest practical features. The developer places the site on Soi Sukhumvit 39 in Khlong Tan Nuea, Watthana, about 190 metres from Phrom Phong BTS. Emporium and EmQuartier are shown at roughly 250 metres and Emsphere at around 550 metres, so the EM District is genuinely within the immediate neighbourhood rather than being a marketing reference to a wider Sukhumvit catchment. Benchasiri Park is also close enough to use regularly. This combination matters because large apartments in Bangkok often push buyers toward less walkable locations. MAVISTA keeps a landed-home scale of interior space while remaining tied to a major transit station and established retail district. The trade-off is the reality of Sukhumvit 39: traffic, dense urban frontage and changing neighbouring sites. Access, noise and future view protection need to be judged from the specific residence, not from the project map alone.

Construction status is now clear enough to treat the scheme as an active build rather than an early concept. On 29 June 2026 Major Development announced the formal commencement of construction at the Sukhumvit 39 site, and its current public completion target is 2029. That supersedes older third-party project cards that still show 2027. The developer’s project page retains a legal disclosure dated 5 July 2024 that had already contemplated an August 2029 completion but, at that time, recorded that EIA approval and a construction permit had not yet been obtained. By November 2025, Thai property and business press reported that the EIA had been approved, and Major Development now maintains a dedicated EIA portal entry for the project. For a buyer in 2026, the sensible baseline is therefore under construction with a 2029 completion target, while the precise contractual handover month remains something to verify in the sale agreement.
The legal project owner named by the developer is 39 Residence Company Limited, with Major Development presented as the developer and consumer-facing brand. The official disclosure also says the building is intended to be registered as a condominium after completion. That distinction matters for foreign buyers. Thai condominium law allows foreign freehold ownership only within the statutory 49% foreign quota measured against the total condominium-unit area. Several current market sources describe MAVISTA as freehold, but none of the public material we found provides a live foreign-quota availability table by residence. A foreign buyer should therefore treat “freehold project” and “this particular unit is available in foreign freehold” as two different statements. The latter needs a unit-specific confirmation. We also found no public, specific to the project leasehold programme that could safely be presented as the standard fallback outside the foreign quota.
The unit mix is broad even though the bedroom count is narrow. Major Development confirms an overall range of three to five bedrooms and 204–517 sqm. Specialist project sources then break that into families such as Decorum, Continental, Embassy and Presidential. Three-bedroom homes span roughly 204–348 sqm; four-bedroom formats sit around 321–447 sqm; five-bedroom Presidential residences are generally shown around 481–517 sqm. Published reference plans include Decorum North at 204 sqm with three bedrooms and four bathrooms, Continental 1 at 321 sqm with four bedrooms and five bathrooms, and Presidential 2 at 481 sqm with five bedrooms and six bathrooms. Those are not minor variations. A 204 sqm three-bedroom and a 348 sqm three-bedroom serve different households, furniture plans and service needs, so a buyer should compare the actual floor plan rather than assuming that bedroom count is a reliable proxy for value.
Amenity design follows the low-density positioning. Major Development highlights a 27-metre swimming pool, the Symposium meeting room and concierge service. Cross-checked project sources add a panoramic gym, yoga studio, golf simulator, business and private lounges, social and recreation spaces, garden areas, children’s facilities, sauna and steam facilities. Parking is another standout specification: the developer advertises a 357% parking ratio relative to the number of residences, and market project databases describe an automated system with EV charging. That is more relevant here than it would be in a small-unit transit-oriented condo because households buying 200–500 sqm homes may have multiple cars, drivers and frequent guests. Still, a headline parking ratio is not the same as a contractual allocation. The exact number of spaces attached to a residence, size restrictions, driver access and guest arrangements should be confirmed in the unit documents.
Pricing is fragmented rather than presented through a single public developer price list. In the current FazWaz project inventory checked on 29 August 2026, five homes are advertised across a wide band starting in the mid-THB 60M range and extending to roughly THB 190M. Individual examples include a 204 sqm three-bedroom at about THB 64.6M, a 321 sqm four-bedroom at about THB 119.6M and a 481 sqm five-bedroom at about THB 190.8M. A DDproperty feed surfaced through Think of Living in August 2026 shows additional asks around THB 67M, THB 124M, THB 198M and THB 209M, reinforcing the point that price is highly residence-specific. These are asking prices, not evidence of completed transactions or guaranteed availability. The lower figure in this dossier is only a market-entry anchor. A fair comparison needs same-day availability, floor, orientation, fitted specification, ownership quota and payment terms.
Commercial terms are the main unresolved public-data issue. Prima Realty publishes a THB 1M booking fee with 30% down and 70% on completion, while Keller Henson publishes THB 500,000 with 15% down and 85% at completion. Because we did not find a current official public payment schedule from Major Development, neither version is safe to hard-code as the project’s present terms. The same discipline applies to the exact handover month and the live foreign quota. At this budget level, a buyer should insist that the availability sheet, unit plan, specification, parking allocation, foreign-quota confirmation, payment schedule, title due diligence and sale contract all refer to the same residence and the same point in time. The project has enough verified substance to evaluate seriously; the remaining gaps are transaction-specific rather than questions about whether the development itself exists.

Ownership format
A foreign buyer can hold freehold only within the statutory foreign quota of 49% of the total condominium-unit area once the building is registered as a condominium. Current market sources describe MAVISTA Phrom Phong as freehold, but the remaining foreign-quota allocation for a specific residence must be confirmed; no public specific to the project leasehold terms were found.
Home types & sizes
The published Decorum North reference plan is 204 sqm with three bedrooms and four bathrooms, while brokerage specifications show larger three-bedroom formats extending to roughly 348 sqm. That is a very wide spread inside one bedroom count, so the label “3BR” is not enough to compare homes. A buyer should look at service circulation, storage, kitchen proportions, staff accommodation, balcony depth, living-room width and bedroom privacy. Open listings in late August 2026 place the lower three-bedroom asking-price band in the mid-THB 60M range, but this is market stock rather than an official developer price list.
Four-bedroom stock starts with the published Continental 1 reference at 321 sqm and five bathrooms, while broader market specifications include larger Continental and Embassy homes up to roughly 447 sqm. At this scale, the planning question is less about fitting four bedrooms and more about separating formal living, family space and service circulation. Buyers should inspect staff access, storage, wet-area placement, kitchen configuration and the privacy of the principal suite. Current open listings include examples around 321 sqm in the THB 120M area, with much higher asks for larger or differently positioned residences; exact pricing is residence-specific.
Presidential sits at the top of the range. The published Presidential 2 reference is 481 sqm with five bedrooms and six bathrooms, while the project’s overall maximum reaches 517 sqm. This is closer to a landed-house scale translated into a central Bangkok tower: suitable for multi-generational living, live-in staff, large entertaining areas or a serious home office. At nearly 500 sqm, efficiency matters more than headline size, so circulation, structural columns, service zones and furniture planning deserve close scrutiny. Open-market five-bedroom asks in August 2026 sit roughly around THB 190M–209M, with the largest early-release residences reported above THB 200M.
The developer confirms the overall 3–5 bedroom, 204–517 sqm range. More granular layout-family ranges come from current brokerage and specialist project sources; the exact plan name and area for a selected residence should be checked against the live availability sheet and approved unit plan.
