The low listing is therefore a market anchor, not a valuation for every unit in the building.
Facilities consistently reported across project sources include a swimming pool, gym, sauna, landscaped common areas, parking, lobby or reception and 24-hour security; some profiles also list a library. Current management data reports a common-area fee of THB 40 per sqm per month and parking capacity equal to roughly 70% of the unit count. For a building completed in 2007, those headline figures should be read alongside the juristic person's latest accounts, sinking-fund position, major-repair history and the actual condition of shared equipment.
Buying here works differently from purchasing a new launch. There is no single developer price list or standard payment schedule: the seller is typically the owner of an individual resale unit, and terms vary by apartment. Before paying a deposit, the listing should be matched to the title deed, the seller's identity, registered encumbrances, juristic-person debt clearance and the agreed furniture inventory. A foreign buyer also needs confirmation that the specific unit can transfer within the foreign quota; the building's condominium status alone does not guarantee quota availability on the transfer date.
The building's age is not automatically a negative, but it changes the questions that matter. In a 2007 condominium, a fresh interior renovation can be less important than the maintenance record for lifts, pool equipment, façade and shared mechanical systems. Buyers should understand whether major works have already been completed, whether more are planned and whether the juristic person has adequate reserves. Two apartments with the same floor area can produce very different ownership costs if one requires a full refurbishment while the other has recently been upgraded.
The Sukhumvit 31 position gives the building a central address while setting it back from the main Sukhumvit Road. That can appeal to residents who want to remain between the Asok and Phrom Phong commercial areas without living directly on the main corridor. It also means the walk to transit is worth testing in person at the times you would normally use it: a portal's distance figure does not capture heat, rain, soi traffic or pedestrian comfort. The same issue matters for rental demand, because tenants evaluate the everyday route to transport and services, not just the neighbourhood label on a map.
Recent recorded sales are useful because asking prices and achieved prices should not be treated as the same thing. Public transaction records for February and March 2026 include a 55 sqm one-bedroom sale at THB 5.9 million, an 88 sqm two-bedroom at THB 10.2 million and a 132 sqm three-bedroom at THB 17 million. Those transactions are not automatic valuations for a unit offered today: floor, condition, outlook and ownership quota differ. They do, however, provide a reality check on the resale market and reinforce why negotiation and apartment-specific quality should be analysed unit by unit rather than through a single building average.
Parking deserves its own check as well. A current management profile reports capacity at roughly 70% of the unit count, but that does not mean every apartment has an individually assigned bay. In an established building, parking can depend on vehicle registration, household car count and juristic-person rules. Buyers who rely on a car every day should ask for the current parking policy and observe evening occupancy rather than treating a portal's amenity tick as sufficient. The same principle applies to common facilities: their existence is well supported, while their operating condition and day-to-day rules still need an on-site check.
