Why this project is worth a look

Urban home first

The scheme is organised around two-storey houses and shared neighbourhood facilities, not a managed beach resort. That makes commuting, parking, services and daily comfort central to its appeal.

More than one layout

Orchid, Aster, Primrose and Ivy address different household sizes and room requirements. Comparing these designs reveals useful distinctions in living space and land area that a single bedroom count misses.

A communal leisure offering

The website markets a pool, clubhouse, sports areas, play space and meeting facilities. Their value depends on operating condition, access rules and ongoing charges, none of which can be taken for granted from the amenity list alone.

A traceable developer

Guntur Madutama Sejahtera appears in Indonesia’s housing registration and a developer brochure stored by BCA. That establishes a stronger project identity than brokerage advertising alone, although it says nothing conclusive about an individual sale document.

Different purchase stages

Completed individual homes and later-phase units advertised for future handover appear in the same market. Seeing those situations separately makes comparisons of price, risk and usable space much more meaningful.

About the project

Adhiwangsa Bali is a gated residential neighbourhood on Jalan Sunia Negara in Pemogan, South Denpasar. Its appeal is different from the pool-villa developments more commonly marketed to overseas buyers in Bali. These are mainly two-storey family houses on individual plots, with communal recreation facilities and access to the everyday services of the city. A buyer should approach the scheme as a place to live first: the useful questions concern the street, a particular house, its legal title and the condition of shared facilities, rather than assumed holiday occupancy or a beach view.

The project has an unusually clear trail linking the estate to a named developer. Indonesia’s Sikumbang housing register records an ADHIWANGSA TYPE A entry in Pemogan, Denpasar Selatan, naming Guntur Madutama Sejahtera. A development brochure held in BCA’s housing catalogue names the same firm and identifies Epic Bali as project consultant. The public-facing Adhiwangsa Bali site describes the wider housing product. The name also appears in references to properties in Surabaya and Solo; those are not additional buildings on the Denpasar site. Here, Type A is treated as a registered product within Adhiwangsa Bali, not spun into a second project.

It would be inaccurate to call the whole estate either newly launched or finished. The brochure identifies earlier phases as sold out and labels an area Phase 3.1, while later agents advertise Phase 3.2. At least one 2026 resale advertisement describes a house as ready to occupy, whereas other sales material projects a handover towards the end of 2026. A broader property portal gives December 2026 as a completion target. Those are not independent proof that every plot will be ready by that date. Building progress, access, certificate issuance and practical possession may differ from block to block.

What a household receives is also more varied than the project name suggests. Orchid is an earlier compact plan; Orchid Plus expands the accommodation; Marigold introduces additional rooms; and Aster, Primrose and Ivy feature in later-phase marketing. A Sierra house type appears in the government record although it does not feature in the same way on the public project website. This is one residential development with several product generations, rather than seven separate schemes. Names are a useful starting point, but room dimensions, stairs, outdoor space and the position of the carport matter much more once a buyer is choosing a home.

The numbers illustrate the difference. Aster is described as a 120 sqm building on a 105 sqm plot; Primrose is 132 sqm on 120 sqm of land; Ivy is marketed at 170 sqm on a 150 sqm plot. Earlier Orchid material shows roughly 90 sqm of building on 105 sqm of land, but an archived Pinhome unit card says 87 sqm instead of the 90 sqm recorded by Sikumbang. These differences should not be hidden behind a single area range. They may reflect a design revision or a different measurement convention, and the sources do not resolve which. A plan issued for the actual plot is more useful than an older generic brochure.

Shared facilities are part of the proposition, not an incidental amenity list. The project website advertises a clubhouse, communal swimming pool, basketball court, jogging route, playground, meeting room and café. For a family settling in Denpasar, those might make daily life more convenient, especially if children can use the play area without leaving the neighbourhood. They do not mean that every property has its own swimming pool. A house offered with a private pool should be assessed as an individual configuration or alteration; the estate-wide specification does not establish that feature as standard.

There is a difference between an amenity shown in a development presentation and a facility that residents can use today. The website does not publish a current service-charge schedule, access rules, opening times or a clear statement of which areas have been formally handed over. The one-gate layout described by brokers may help create a calmer residential environment, but it brings shared responsibilities as well. The best way to understand the product is to walk the internal roads, see how cars park, look at the communal spaces and ask residents how the estate functions during a normal weekday.

Location is the clearest lifestyle trade-off. Pemogan is an urban part of Denpasar, with road connections towards Kuta, the airport and Sanur. Waze and Pinhome both locate Adhiwangsa Bali on Jalan Sunia Negara. Marketing statements about reaching major shopping destinations, beaches or the airport in a few minutes are not dependable travel-time measurements. The experience of a school run or office commute depends on the route and time of day. Someone who wants to walk to a surf beach or live beside rice fields is looking for a quite different setting.

An address in a connected city neighbourhood can have advantages that do not show up in resort-style advertising. Schools, supermarkets, health services and ordinary errands are part of the value of living in South Denpasar. Yet the quality of daily life will also be shaped by traffic noise, neighbouring plots, drainage after heavy rain and how easily vehicles enter the estate. Internal positions can differ sharply: a house beside the entrance may not offer the same quiet as one further into a residential block. The source material supports a street address but not a verified cadastral number or exact mapped pin for each saleable plot.

The price history needs care. A developer price sheet dated 1 October 2024, preserved in BCA’s housing archive, showed selected Aster units at about IDR 3.36 billion and Primrose units starting around IDR 3.90 billion. They were dated offers for identifiable plots, not a present-day price list. In 2026, a Brighton advertisement for an Aster home was registered at IDR 3.8 billion and another for Primrose at IDR 4.2 billion. Meanwhile, an older Pinhome page displays IDR 1.7–2.0 billion alongside a clear notice that the property is unavailable. None of these sources confirms current inventory across all phases.

Payments deserve the same date discipline. The 2024 developer sheet included a non-refundable IDR 20 million reservation fee, an illustrative 20% down payment and projected bank instalments. It expressly left mortgage approval to the lending bank and excluded certain acquisition and conveyancing costs from the displayed prices. Later brokerage advertisements mention promotional reductions and payment-by-instalment options, but those are marketing terms for specific offerings. Before any payment, the buyer needs the current signed booking terms, the receiving party’s legal identity, the consequences of cancellation and the charges that are not in the asking price.

Property title is the most material unresolved issue. The archived developer schedule referred to splitting HGB land certificates, and Pinhome continues to describe the project with Hak Guna Bangunan. Several 2026 agents instead advertise individual houses as SHM, the certificate associated with Hak Milik ownership. Both statements can be true for different plots or different points in a transfer process, but they cannot be safely combined into one blanket assertion. Without a copy of the current certificate for the selected property and a clear account of the selling entity, no reliable ownership_form can be stated for the estate as a whole.

For a foreign buyer, that is more than a technical distinction. Indonesian land ownership under Hak Milik cannot simply be registered directly to a foreign individual. Hak Pakai, a registered right of use, can sometimes support a foreigner’s residence subject to the applicable legal conditions. HGB is another distinct title, and a company holding HGB does not mean that its overseas shareholder personally owns the plot. The ATR/BPN decision still shown as effective in the official register sets an IDR 5 billion minimum for landed homes acquired by foreigners through the relevant housing framework in Bali. Advertised Aster and Primrose examples below that figure should not be assumed eligible for direct foreign registration.

Permission to build and confirmation that a building is fit for use are separate questions. PBG addresses building approval under the current system; SLF is the certificate relevant to functional use. A 2026 resale advertisement asserts that a particular ready home has PBG and SLF, and another new-home agent mentions PBG. The underlying documents, registration references and property correspondence were not available in the public sources reviewed. Neither a finished exterior nor an advertised December 2026 handover substitutes for evidence relating to the specific house. An older brochure’s reference to IMB belongs to an earlier permit vocabulary and should not be silently upgraded into a verified PBG.

There is evidence of an individual Adhiwangsa Bali home being offered for short stays, but not of an estate-wide hotel operation. This is an important difference for investment buyers. The economics of a family house within a gated neighbourhood depend on actual tenant demand, the type of rental legally permitted, management effort, maintenance and the community’s rules. A booking-platform listing does not establish that every owner can run a commercial accommodation business, nor does it verify a return. Buyers intending to occupy the home can concentrate more on layout, neighbour relations and recurring running costs.

Those running costs remain an information gap. The public material does not establish an up-to-date monthly estate fee, reserve fund contributions, utility account arrangements or a consistent maintenance commitment for every phase. Likewise, the available record does not contain a verified overall home count or a fully reconciled current master plan. Adhiwangsa Bali may suit someone who values a residential address, a range of family layouts and shared leisure space. A sound decision, however, is made at plot level: identifiable seller, appropriate title, documented permits, accurate floor area, delivery condition and a complete closing budget.

Home types & sizes

Orchid — 2-bedroom home
Building 90 sqm; plot 105 sqm

The government housing entry records two bedrooms and two bathrooms. An older Pinhome unit card lists 87 sqm instead, so the particular plot plan matters more than a generic model name.

Sierra — 3-bedroom home
Building 118 sqm; plot 105 sqm

Sierra appears under the registered Adhiwangsa Type A record, not among the principal models promoted on the project website. Its current availability has not been established.

Orchid Plus — 3-bedroom home
Building 112 sqm; plot 105 sqm

A larger Orchid-family layout for buyers needing a third bedroom. The dimensions come from a 2024 market profile and are not evidence of a currently available unit.

Marigold — 3 bedrooms plus an extra room
Building 120 sqm; plot 120 sqm

One detailed profile describes an additional service room and bathroom, while the archived catalogue presents a simpler three-bedroom specification. Confirm the actual secondary rooms in the selected home.

Aster — 3-bedroom home
Building 120 sqm; plot 105 sqm

A later-phase model advertised with parking for two cars. The price shown belongs to one marketed property; it is not a current fixed price for every Aster home.

Primrose — 3 bedrooms plus an extra room
Building 132 sqm; plot 120 sqm

Marketing material shows an auxiliary room and bathroom. The September 2026 listing projected year-end handover, which should not be taken as documentary confirmation of delivery.

Ivy — 3 bedrooms plus an extra room
Building 170 sqm; plot 150 sqm

The largest frequently described house model. Secondary bathroom counts vary between agency materials, and no verified current inventory was found for this type.
