Why this project is worth a look

An identifiable completed estate

Company records identify the original developer, 105 houses and a construction programme completed in 2012. That is a solid starting point for establishing the scheme, without implying that a resale property's present condition or title has been verified.

Room for ordinary family life

A communal pool, clubhouse and play area were part of the original plan. Their value today depends on upkeep, access and a fair sharing of costs—not on the promotional description alone.

Southern Bali road connections

The bypass can be convenient for households that travel between districts. The counterweight is traffic exposure, so the position of the individual house and a realistic commute test belong in any buying decision.

A genuine range of resales

Listings now show markedly different room counts and floor areas. That variety may suit different households, but a claimed extension or unusually large building should be checked against approvals and registered records.

A visible long-let market

Some owners advertise furnished or unfurnished houses on multi-year terms. These offers provide rental comparables, not evidence of occupancy, operating profit or any guaranteed return.

About the project

Buying at Kuta Palace Residence is a resale-house decision, not a choice from a new developer's inventory. The estate was built by PT Pudjiadi Prestige Tbk, which describes a 105-home residential development started in 2009. Its later portfolio gives 2012 as the completion year and records all 105 houses as sold by 2020. That corporate record is unusually useful for establishing what the scheme originally was. It does not establish the condition, legal title or seller of any home now being advertised. In 2026 the relevant questions sit at the individual-property level: what has changed since construction, who can transfer it, and which advertised features can be proved against the house and its paperwork.

The name needs decoding before the property does. Although it contains “Kuta,” the estate is identified by the developer with the Ngurah Rai bypass in Denpasar, and current mapping and housing advertisements place it in Pedungan, South Denpasar. Pesanggaran and Suwung also appear as smaller local descriptions of the same area. This is not evidence of a separate Kuta beach project or a distinct development phase. For someone relocating to Bali, the distinction changes the whole lifestyle proposition: a residential base with access to the island's southern road network is quite different from a resort home where daily life revolves around walking to the beach.

The bypass location can be practical for people whose routines connect several parts of southern Bali. Yet a major road is not a timetable. Commuting conditions vary, local turn-offs can be inconvenient, and traffic patterns may matter more than a distance marker on a listing. There is also a meaningful difference between a house close to the estate entrance and one set further into the internal streets. Road noise, privacy and the ease of leaving by car are specific to that position. A prospective resident should visit during the hours when they would normally travel, then return when the neighbourhood is quieter. Neither the name nor a broker's optimistic drive-time claim reveals what living in the selected house will actually feel like.

The original housing product was more clearly defined than its current resale advertisements. The developer listed two house types, 134/120 and 146/120, using the common Indonesian convention of building area followed by plot area, in square metres. These figures help establish the scale of the estate at launch. They should not be treated as a certified measurement for every house today. Ownership changes, alterations and extensions can leave neighbouring homes with very different interiors and footprints. An original type is a historical starting point; the registered site plan, building documentation and actual measured space determine what the buyer is paying for now.

Recent advertisements illustrate that gap. One two-storey resale offered in 2026 lists 120 square metres of land, 180 square metres of building, four bedrooms and three bathrooms. Another describes a corner property with 180 square metres of land, seven bedrooms, five bathrooms and 300 square metres of building area. The latter advertisement also says the property-tax record shows 146 square metres for the building. These cannot all be treated as interchangeable measures of approved floor space. An enlarged home may be perfectly usable, but the physical accommodation, registered building details and scope of any renovation must be reconciled. This is especially relevant before lending, insurance or future resale becomes part of the discussion.

A house dating from the 2009–2012 construction period also deserves a different inspection from a recently finished villa. A fresh kitchen or attractive tiles can conceal roofing, drainage, moisture, electrical and plumbing work that has been deferred. Tropical weather and changing household needs make maintenance history significant. Ask what was repaired, when, and whether the work involved walls, roofs or new rooms rather than superficial finishes. The practical value of a home can change sharply once essential repairs are included. That is why an independent building inspection and a clear account of alterations matter more here than matching the original brochure design.

This is an established community rather than a collection of stand-alone holiday villas. The developer originally advertised a communal swimming pool, clubhouse and children's playground. Later individual listings describe a single controlled entry point and security, though their staffing arrangements and service standards have not been independently established. The pool is an estate amenity, not a private pool automatically attached to every house. Nor does a shared clubhouse imply that there is a hotel operator taking responsibility for short-stay guests, housekeeping or rental income. Buyers should judge the common spaces for their current condition, how often they are used and whether the running costs are sensibly shared.

There is a useful clue to those ongoing costs in a rental listing updated on 12 September 2026: it quotes an estate maintenance charge of IDR 500,000 per month. That is one advertiser's statement, not a published estate-wide budget or a promise that the fee will remain unchanged. Who manages the pool, security and access roads? Are there arrears attached to a particular property? Does the community have rules about parking, exterior changes, letting or contractors? The answers can affect both everyday convenience and the economics of ownership. Utilities, the upkeep of the house itself, insurance and relevant taxes would need to be considered separately even if a community fee is included in the seller's presentation.

The developer's identity is supported by its own corporate reporting: PT Pudjiadi Prestige Tbk includes Kuta Palace Residence in its portfolio, gives the original build period and provides aggregate sales figures. That makes it possible to distinguish a real, completed housing estate from a project being marketed only with concept images. But it is the historical developer, not necessarily the party offering a resale unit or maintaining the streets today. An estate manager, agent, owner and recipient of the purchase money may each be a different person or company. The buyer needs a coherent documentary chain connecting the registered right, the contracting seller and the account to which the consideration will be paid.

Land rights are the point at which seemingly similar listings can lead to very different deals. Several advertisements state that individual houses have SHM, shorthand for Hak Milik, an Indonesian freehold land title. A less reliable listing that also places the address in Kuta, Badung rather than Pedungan instead says HGB, or Hak Guna Bangunan, a time-bound building right. Neither assertion proves the title across the estate. More importantly, a foreign individual cannot simply take an SHM title in their own name through an ordinary purchase. Rights potentially available to eligible foreigners, including Hak Pakai or a right of use, require a property-specific legal assessment under current Indonesian rules. The actual certificate, its holder and any restrictions must be understood before the structure or price is settled.

Older construction creates a second paperwork issue. Homes built before today's PBG building-approval framework may have older IMB permits. A listing can claim that an IMB is available, but that is not the same as reviewing the permit, checking the correct lot, or confirming that later extensions were authorised. The applicable building records and, where required, evidence of fitness for use such as an SLF should be considered with the property's actual current configuration. No verified lot-level permit package has been established here. This is a gap in accessible documents, not proof that permissions are missing. The discrepancy between a broker's 300-square-metre description and a 146-square-metre tax reference is a good example of why the paperwork matters.

Asking prices should be read as dated observations, not as a single price list for the estate. Rumah123's snapshot on 1 July 2026 covered three advertised properties, with the lowest at IDR 2.6 billion and the highest at IDR 4 billion. A separate resale advertisement also offered a 120-square-metre plot at IDR 2.6 billion. Larger or heavily altered homes have been presented at higher figures, while cheaper historical advertisements remain online without dependable evidence that they can still be purchased. Even a recently updated listing can change or be withdrawn. The price ultimately paid may reflect defects, contents, title constraints, negotiation and costs of transferring the right, none of which can be standardised for all 105 homes.

Rental evidence exists, although it describes owner-led letting rather than a managed investment scheme. A furnished house marketed in September 2026 was offered at IDR 150 million per year with a minimum two-year term. An August listing used the same annual asking rent but required at least three years and advertised a separate deposit. The similarity of the asking figures should not be mistaken for a reliable prevailing rent: the houses differed in plot size, furnishings and terms. There is no verified record here of signed leases, actual collections, periods without tenants, repairs, management fees or the landlord's tax position. Forecasting a net yield from those advertisements alone would manufacture precision that the available evidence does not support.

The resale audience is likely to evaluate Kuta Palace Residence as a lived-in neighbourhood rather than on a promise of off-plan appreciation. Families may value the established streets and communal spaces; people working across southern Bali may value the road connection. Others may put a higher premium on a newly constructed house, a quiet lane further from major traffic or a location within walking distance of the sea. None of those preferences makes the project universally better or worse. For an owner considering eventual resale, an understandable land certificate, well-kept building, sensible running costs and complete alteration history may be more persuasive than the largest advertised floor area or an optimistic rental projection.

The next step is therefore a unit-specific due-diligence exercise rather than an estate-wide assumption. Match the seller's identity to the title, inspect boundaries and actual rooms, review any encumbrances, local taxes, renovations and building permissions, and establish how shared facilities are paid for. A buyer who is not an Indonesian citizen must resolve the permitted acquisition structure before treating an SHM advertisement as an offer they can accept. Once those points are clear, the comparison becomes straightforward: is this particular established city home, with its actual condition and legal terms, a better fit than the alternatives available for the same budget? That is the question the available evidence can help answer without pretending to guarantee a result.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Several advertisements describe individual houses as SHM/Hak Milik, while one less reliable listing states HGB/Hak Guna Bangunan and misplaces the estate in Kuta, Badung. No lot-level title certificate or holder has been reviewed; neither title claim can be generalised to the estate.
  • A corner-house listing claims 300 sqm of building space but cites 146 sqm in property-tax records. The measured area, alterations, applicable historic IMB or PBG permits, and any relevant SLF have not been independently verified for that house.
  • Current estate rules, maintenance charges, security arrangements, letting restrictions and encumbrances on an individual house are unverified. The coordinates represent a mapped estate point, not a surveyed legal plot.
