Why this project is worth a look
See the actual house
Completed properties can be visited, measured and inspected in their everyday surroundings. That is more informative than an off-plan render, although visible finishes do not replace technical checks of the building.
No cookie-cutter inventory
Listings vary considerably in bedrooms, site size, parking and indoor layout. Buyers can search for a household fit, but there is no verified master price list or standard unit schedule.
A controlled entrance
Single-gate access and round-the-clock guarding recur in multiple market descriptions. Entry policies, actual staffing and any shared-area charges remain matters to establish for the selected address.
An urban home base
The estate sits within Denpasar's wider network of shopping, education and healthcare. Its value for a resident is quite different from the appeal of a villa marketed around a walk to the beach.
Comparisons based on reality
Existing houses can be compared for light, space, noise, drainage and renovation quality. A lower asking price may not be a bargain if the roof, permits or title arrangements create extra costs.
About the project
Teras Ayung is an established residential estate in East Denpasar. It should not be mistaken for a freshly launched villa development with a published inventory, standard floor plans and a single handover timetable. Listings use several names, including Perumahan Teras Ayung and Teras Ayung Residence, for an existing community around Jalan Gatot Subroto Timur. Individual owners and agents market houses and vacant plots there. That changes the buyer's job. Instead of reviewing construction milestones and a developer's off-plan contract, the decision turns on a particular home's physical condition, the seller's title, neighbourhood arrangements and the costs that come with an older property.

This is not an estate that appeared in the 2026 property portals overnight. ANTARA referred to a residential address at Teras Ayung in May 2013, and resale advertisements include houses with different construction or permit dates. The estate's original launch year, overall inventory, approved subdivision plan and founding development company have not been established from accessible project-level documents. The current portal pages are not a substitute for those records. They show an active secondary market, but they cannot establish who originally built the estate or which entity, if any, now manages all of its shared infrastructure.
The reliable geographic description is Jalan Gatot Subroto Timur, East Denpasar, within Denpasar City. Sources diverge over the smaller administrative area: Brighton's 2026 neighbourhood guide gives Kesiman Petilan, while other property pages and a local listing directory say Penatih. The evidence consistently points to an East Denpasar residential address, not to a separate resort in Ubud or a Sanur beachfront location. Until a site plan or an official address for the particular property is available, a pin in the middle of either village would create false precision. Prospective purchasers should work from the address of the house or plot they are actually considering.
There is no uniform Teras Ayung house type. The inspected 2026 listings range from homes on lots of roughly 300–317 sqm to substantially larger plots, with advertised building areas varying even where land areas look similar. Three-bedroom houses, larger family homes and properties with extra staff rooms all appear in the resale supply. Some include private pools or gardens; others place more emphasis on indoor space, storage or parking. These differences matter more than a blanket label such as “luxury residence.” A spacious floor-area figure says little about ventilation, the age of the roof, damp management or whether past extensions were formally recorded.
The price evidence needs just as much care. A reviewed September 2026 listing asks IDR 7 billion for a two-storey house advertised with 317 sqm of land and roughly 250 sqm of building area. Other examples ask IDR 7.5 billion for a 300 sqm plot with about 400 sqm of building area and IDR 8 billion for a house on 312 sqm of land. A much larger lot and house have been advertised at IDR 15 billion. These are asking prices, not sales records or valuations. Vacant sites are advertised in the same estate, so an automated “starting from” figure that mixes land with houses can be especially misleading. Reposted properties also mean a portal's listing count should never be read as the number of distinct homes on offer.
One of the clearest recurring features is a guarded, single-entry arrangement. Several independent adverts also describe internal roads that accommodate cars and private parking within the individual lots. Those are practical considerations in a residential district: visitors and deliveries need a workable entry procedure, and families may have several vehicles. The data does not establish a community-wide pool, gym, rental operator or uniform maintenance service. A swimming pool or garden shown in a house advert belongs to that house unless the seller can demonstrate otherwise. Even advertised road widths vary, so the route to the chosen gate and parking space deserves an on-site look.
Title is the central constraint for overseas buyers. Many agents describe their houses and land plots as SHM, referring to Hak Milik land ownership. That statement needs to be checked against the actual land certificate and its named holder, boundaries, encumbrances and any subdivision or mortgage entries. An individual foreign buyer cannot simply take Indonesian Hak Milik title in their own name. Other lawful rights and arrangements may be relevant, but eligibility and the transaction structure depend on the buyer and the property's documents. An agent's use of the English word “freehold” settles none of those questions. Likewise, references to old IMB building permits are useful leads, not confirmation that every extension is regularised or that any relevant building-use documents have been reviewed.
For the right owner, the appeal is a substantial private home in the city rather than a holiday-villa package. Denpasar's shops, services, healthcare and schools form the wider setting; Sanur is a destination to travel to, not a beach directly outside the estate. Someone relocating with a family may value the established residential environment and the ability to view a completed house before buying. Someone looking for hands-off short-stay income will find much less to work with: there is no verified estate-wide rental operator, pooled income arrangement, occupancy history or yield forecast. At Teras Ayung, the specific property should drive the decision, not an investment story borrowed from Bali resort developments.
Home types & sizes
The seller also lists a staff bedroom and a garage. This is an individual house, not a standardised townhouse unit. The room count and approximate floor area should be checked against the actual layout and building documents.
Get floor plans and current pricesThe description notes west-facing orientation and parking as well as living and kitchen space. It is an individual resale listing; the staff room should not be treated as a fifth full-size bedroom without viewing the floor plan.
Get floor plans and current pricesThe September 2026 listing includes staff accommodation, vehicle parking and a rear garden. Its building area is much larger than that of some houses on similar-sized plots, making circulation, natural light and future upkeep particularly relevant.
Get floor plans and current pricesThe advert mentions a staff room, garage, carport and an IMB permit dated 2003. A permit date is not proof of the age or lawful status of every part of the current building; the original documents need to match the home being sold.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Entry and security
- Single controlled entrance reported across multiple adverts
- 24-hour guard service advertised by sellers and agents
Location
- The estate is described consistently as lying around Jalan Gatot Subroto Timur in East Denpasar. That is a useful starting point for locating the neighbourhood, but the estate's surveyed boundary, exact entrance and verified site coordinates were not available.
- Some addresses give Kesiman Petilan and others give Penatih. The discrepancy may reflect different address conventions or distinct street segments; it should not be resolved by guesswork. The selected house's title and local address documents, rather than a portal's district label, determine the precise administrative location.
- Listings refer to Living World Denpasar and other city services, with Sanur reachable as a trip rather than an adjoining beach. Actual travel time varies by origin, traffic and hour. Buyers seeking a walkable seaside environment should not infer that from a Bali address alone.
- Road access is described favourably in several adverts, but widths range from about six to twelve metres across different properties. Those numbers are not an estate-wide road specification. What matters for everyday use is the actual approach, gate access and turning space at the chosen property.

Best for: Families seeking a sizeable private home in an established Denpasar neighbourhood may find the format compelling. Existing streets and nearby houses can be viewed before any commitment, making it easier to judge light, parking, access and the balance between internal rooms and outdoor space. The location makes more sense for city routines than for walking to the sand every morning.; Buyers who are comfortable with resale due diligence can compare actual structures instead of relying on brochure specifications. Two Teras Ayung homes may differ sharply in maintenance, extensions, roof condition, utility provision and title history. Those differences can explain more of the price gap than the advertised number of bedrooms.; Owner-occupiers who value customisation, a garden or several parking spaces may appreciate the independence of a detached house. Some advertised properties have pools, gardens and staff rooms; others do not. This is best suited to someone prepared to arrange and pay for the property's upkeep rather than expecting a resort-style service package.; Purchasers with a legally workable way to hold the relevant residential rights in Indonesia may have a clearer route to a transaction. The central question is not whether a local advert uses the label “SHM”, but which legal right can actually be transferred to that buyer and what the verified documents allow. The answer differs for an Indonesian citizen and a foreign individual.; may not suit: Not the most natural fit for a purchaser who wants a brand-new villa with a fixed delivery date, standardised finish schedule and developer instalments. The available market is a collection of individual existing homes; no current project-wide launch or payment schedule has been substantiated.; It should not be treated as a turnkey hospitality investment. No estate-wide letting operator, verified short-stay permission, audited occupancy or net-income record has been established. A rental-led purchase would need its own evidence on permitted use, operating costs and likely tenant demand.; A foreign individual expecting to acquire an Indonesian Hak Milik land certificate directly in their own name is not being offered a straightforward lawful route by a listing marked “SHM”. Any alternative transaction needs proper legal analysis of the buyer, the specific asset and the actual rights involved..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The original development company, current estate-level legal entity, total plot count and approved master plan have not been verified. The 99.co estate profile has no registered developer; a marketing agent or house contractor should not be treated as the developer.
- Brighton places the address in Kesiman Petilan, while other sources use Penatih. No authoritative boundary plan or exact entrance coordinates could be established, so there is deliberately no project map pin.
- Some advertisements claim SHM title and refer to older IMB permits, but the selected home's actual land documents, extensions, PBG/SLF position and shared-area charges have not been inspected. That is a verification gap, not a claim that the documents do not exist.
