Why this project is worth a look
An established setting
The streets and residential community already exist. Buyers can assess how the area functions in everyday life rather than relying on a proposed master plan, while still treating each building's condition as a separate question.
Real variation in housing
Resales sit alongside small new-build offers, and the balance between indoor area and land can vary sharply. That creates useful choice for different households, not a uniform product with uniform build standards.
A practical city address
Ubung Kaja is better judged by commutes, schools and local services than by resort-style claims. The relevant test is the route from the actual house during the hours a resident would travel.
Comparable asking prices
Multiple identifiable listings make it possible to check whether a seller's expectations are broadly in line with nearby alternatives. They do not establish completed transaction prices, a guaranteed exit or rental performance.
About the project
Green Kori is an established neighbourhood of landed homes in Ubung Kaja, North Denpasar. It is not a newly launched collection of holiday villas and there is no evidence of a common rental programme for the estate. Homes are offered by individual sellers, while newer small-scale builds also appear in advertisements using the same neighbourhood name. That changes how a buyer should approach the purchase: the estate name can help with orientation, but the relevant product is the particular house, its plot, its condition and the legal identity of whoever is selling it.

The neighbourhood has a documented history. A University of Udayana anthropology paper published in 2017 describes Green Kori as housing developed by PT Kori Bali Utama. Drawing on earlier research, it records an area of approximately 3.90 hectares and roughly 374 houses in five original type designations: 21, 36, 45, 54 and 70. These are historical figures, not an updated inventory or a promise that any of the original layouts remain available. Decades of extensions, renovations and ownership changes can produce houses that look very different from those once shown in a developer's original plan.
The paper also places the estate within the Tegal Kori community in Ubung Kaja. That matters because a buyer is entering a lived-in part of Denpasar rather than waiting for an entire development to come into existence. Neighbours, daily routines and established streets are already there to observe. Yet an older, occupied estate should not be confused with uniformly maintained property. One house may have been upgraded carefully, while the next needs substantial spending on roofing, plumbing, waterproofing or electrical work. The age of the neighbourhood tells you much less about the cost of ownership than a serious inspection of the chosen building.
Individual listings illustrate the range. Pinhome shows a ready-to-occupy, single-storey three-bedroom house with 90 sqm of building area and a 120 sqm plot at an asking price of IDR 950 million. Another listing offers a two-storey three-bedroom home of 100 sqm on only 60 sqm of land for IDR 1.13 billion. Rumah123 also advertises a three-bedroom, 85 sqm house on a 62 sqm parcel for IDR 1.18 billion, but the description refers to a house ordered for construction, not a completed unit ready for handover. These are asking-price examples from separate advertisements, not standardised developer inventory.
Plot area deserves as much attention as internal floor area. A taller building on a compact parcel can offer more usable rooms but little outdoor space, and stairs become a material consideration for some households. A one-level house with a larger plot may serve a family better even when its building area is smaller. Claims that a house can be redesigned or expanded also require care. Structural limitations, setbacks, building approvals and the rights recorded for that parcel matter more than a broker's assurance that the design is flexible. The three numerical examples above should not be reduced to a single price-per-square-metre ranking.
Finding the right address takes some care. Waze identifies a place called Perumahan Green Kori at Jl. Nuansa Kori Utama No. 6, Ubung Kaja. Meanwhile, listing addresses include Jl. Nuansa Kori Barat and Jl. Nuansa Hijau Utama, among other local streets. A housing neighbourhood can encompass several streets, so this is not necessarily inconsistent. What it does mean is that the address on a map pin is not a substitute for the legal parcel identification of a house under offer. The access lane, frontage and position within the residential area need to match the seller's documents.
North Denpasar is primarily a practical city-living location. School runs, travel to work, hospitals, supermarkets and access to major roads are better measures of suitability than the beach names automatically attached to some real-estate portal pages. Taman Rama and SD Negeri 4 Ubung appear in local listing information. Where a portal provides a distance to a school, it is associated with its mapped listing position, not an independently surveyed walking distance from every house in Green Kori. A visit at a normal commuting hour will tell a family more about daily life than an optimistic travel-time estimate supplied by an agent.
Street-level details can change the experience considerably. Some sellers specify a carport and others a garage. Water may be supplied through the municipal network, a well or a combination, depending on the house; electricity capacity also differs between advertised properties. A mention of a garden, round-the-clock security or shared facilities on one listing is not proof that every home enjoys the same services. Buyers should ask how the actual access road is managed, how rainwater drains, whether there has been flooding at the property and how easy it is to turn a car into the chosen plot. None of these questions is settled by the estate's marketing name.
Green Kori has a visible resale market, which provides more opportunities for price comparison than a scheme with only one current sales offer. That should not be mistaken for verified liquidity or a record of achieved sale prices. Online figures are asking prices; a house can remain advertised after the owner has changed plans, and the properties are not necessarily equivalent in age or specifications. Some of the newest advertisements describe infill construction by agents rather than completed houses originally delivered by the historical developer. It would be misleading to count those as available stock from a single developer without evidence of the underlying sales arrangement.
There is unusually useful public evidence about the original developer. On 2 March 2026, the Denpasar municipal housing and land department named Green Kori and PT Kori Bali Utama in an account of housing-infrastructure administration. The University of Udayana paper independently identifies the same company as the estate's developer. Those references support the historical association, but they do not establish the current contracting party for any home on the market. An owner selling a used house may have no active commercial relationship with the original company. The legal position must be traced through that home's own land and sale documents.
The municipality's March update also deserves a precise reading. It reports a release-of-rights process concerning Green Kori as part of work on housing infrastructure, facilities and utilities. This is relevant to residents because the responsibility for communal roads and services may depend on how those assets are documented and transferred. But a report that an administrative event occurred is not the same as proof that every shared asset has already been accepted onto the city's books or that the municipality is paying for all future maintenance. Nor does it verify individual house titles. The underlying handover records remain important.
Several property advertisements use SHM, the abbreviation for Sertifikat Hak Milik, referring to land ownership under Indonesian law. The word on a listing is not an authenticated title search. A buyer still needs to establish that the certificate covers the offered plot, that the registered owner can sell it and that any security interests or restrictions have been addressed. Foreign nationals face an additional, fundamental limitation: Article 21 of Indonesia's Basic Agrarian Law, Law No. 5 of 1960, restricts Hak Milik ownership to Indonesian citizens and certain designated entities. An overseas buyer cannot assume that an SHM house can simply be transferred into their own name.
Indonesian rules provide other rights and residential ownership arrangements in certain circumstances, but whether any is workable for a foreign buyer depends on the person, the property and the transaction. Government Regulation No. 18 of 2021 is part of that framework. It would be unsafe to choose a structure merely because an agent describes an SHM property as freehold or proposes that someone else hold the title. The questions are specific: what right is presently registered, which party holds it, what can legally be conveyed, and what the buyer will actually control after completion. None of those answers is provided by a general Green Kori sales page.
Building paperwork has to be assessed at the same level of detail. Older houses may refer to an IMB issued under the former approval system. PBG is the newer building-approval mechanism; SLF concerns fitness for use. Their relevance depends on the date and nature of construction and any extensions. An advertisement claiming that permits are complete is a seller's statement, not an inspection of the papers. For a resale property, changes to kitchens, bathrooms, upper floors or enclosed outdoor space may need to be reconciled with drawings and approvals. For a new house still being built, the delivery specification and responsibility for defects require separate treatment.
Financing advertisements should also be interpreted carefully. Mortgage illustrations on Indonesian portals are not the original developer's payment schedule, and an agent's proposed deposit percentage may relate only to an individual new-build offer. A resale purchaser needs clarity about the contracting owner, any agent authority, the destination of reservation funds, the cancellation terms and the documents to be delivered before final payment. The seller's name, the registered titleholder and the bank account receiving funds should form a coherent chain. If they do not, an explanation given over the phone is not a satisfactory replacement for evidence.
Ongoing costs are not identical across the estate. Property tax, water, electricity, waste collection, insurance, repairs and any contributions to shared infrastructure need to be understood for the selected house. An older home might be affordable to buy and expensive to renew; a new build may look polished but leave uncertainties around specifications, delivery or defect rectification. These are different kinds of risk. A realistic total budget should include the transaction costs attributable to the actual deal as well as foreseeable work after moving in, rather than treating the published asking price as the entire cost of taking possession.
Long-term renting is a possible use of a house in a working city, but it is not an income product with a verified occupancy rate. Local advertisements show that houses are marketed to tenants, yet a handful of listings cannot establish the rent achievable by a specific property or a reliable net yield. Rent must be assessed against the condition of the home, tenant demand in its precise location, vacancy periods, maintenance, management and applicable taxes. Short-stay operation should not be assumed permissible simply because the property happens to be on Bali. Green Kori is best understood first as residential housing, with any rental business case assessed separately.
Finally, naming is a genuine source of confusion. There is also a Green Kori housing location in Sading, Badung, which should not be merged into this North Denpasar estate. References to Nuansa Hijau and a mapped Green Kori Tahap III suggest streets or stages used in local descriptions, but no reviewed documentation establishes a separately marketed development with its own independently verified plan, developer terms and inventory. For this dossier the subject remains the historic Green Kori neighbourhood in Ubung Kaja. The practical next step is to identify one house, then test its location, ownership papers, physical condition and price against its immediate alternatives.
