Why this project is worth a look
Four homes, not a resort
Only four detached villas share the development identity, and each has its own pool. That can make the experience more private, but purchasers should not expect the shared amenities of a large managed residence.
About the project
Bingin Elements is a four-home villa development in Pecatu, above the coastal Bingin area of South Bali. The concept is deliberately narrow: private houses with their own pools, not a condominium with shared corridors or a resort whose amenities are spread across a large estate. Urban Escape is the developer brand presenting the project. Each home is named after an element — Water, Fire, Air or Earth — and the names correspond to individual layouts and outlooks rather than separate developments. Buyers are considering a specific house within a four-villa scheme, which makes unit-level detail more useful than any project-wide average.

The houses are planned across two levels. In the developer’s account, an open living and kitchen area provides the centre of the ground floor; large glazed openings connect the interiors with outdoor relaxation spaces and a private infinity-style pool. Bedrooms are set up with bathrooms, personal storage and room for a desk or dressing table, with upper-level access to terraces. This is a layout that can serve a family spending weeks on the island as well as a group of holiday guests. Yet its success as a home depends on practical details not visible in a marketing description: shade around the pool, the comfort of the stairs, noise from neighbouring plots and how the house behaves during heavy rain.
There are two bedroom formats. Water, Fire and Earth each have three bedrooms, while Air has four bedrooms and a study. The developer describes four bathrooms in the three-bedroom houses and five in Air, including guest facilities. The distinction matters more than a simple unit count. Someone sharing a house with another family might benefit more from room separation than extra square metres, while a remote worker may genuinely need the separate study. These choices should ultimately be checked against the individual drawings: the layout of Water is not interchangeable with that of Air, even though both belong to the same branded development.
A striking inconsistency appears in the floor-area figures. The individual developer cards currently give 170 sqm for Water, 281 sqm for Fire, 296 sqm for Earth and 314 sqm for Air. More recently indexed third-party listings repeat the three larger figures. But the hero section of Urban Escape’s own project page still says the development spans 170–256 sqm, and a number of broker sites retain the earlier 220/254/256 sqm set for the unsold villas. That does not establish which measurement is wrong or whether a different definition has been used. It means a buyer should treat advertised area as provisional until a dimensioned drawing states what counts as enclosed space, what counts as terrace and what belongs to the surveyed land parcel.
Pricing brings a second layer of uncertainty. Urban Escape displays Earth at IDR 10.9 billion, Fire at IDR 11.25 billion and Air at IDR 11.78 billion. It also quotes USD 661,000, USD 682,000 and USD 714,000 beside those rupiah figures. Water is marked sold. A newer agency publishes higher rupiah equivalents and explains that it converts its reference list through a fixed exchange rate. Neither website determines the amount a purchaser must eventually remit. A contract needs to settle which currency controls, whether the amount is fixed, what is included and who receives the payment. The advertised difference between two homes should also be understood through their individual positions and views, not interpreted as a reliable price-per-square-metre comparison.
The setting is part of the appeal. Bingin is known for the beaches and surf breaks of the Bukit Peninsula, and the project is described as sitting on elevated ground away from the busiest tourist streets. Urban Escape says the ocean is around seven minutes away; another agency gives Bingin Beach as 1.6 km from the property. These statements are not the same measurement, and neither guarantees an effortless walk. Buyers staying with children, older relatives or large bags will care about the road, slopes and access to the actual beach as much as they care about proximity on a map. The everyday drive for groceries and appointments is worth experiencing at realistic traffic times.
A public map entry places Bingin Elements at plus code 54H7+8QQ in Pecatu, South Kuta, Badung Regency. That gives a more precise starting point than the broad label “Uluwatu”, which agencies often use to describe much of this coast. It is still not a cadastral identification of any individual villa lot. A physical viewing should connect the property gate, access road and boundaries to the plot records in the transaction documents. The address Urban Escape gives on its corporate site is in Tibubeneng, where the company has an office, not in Bingin; it should not be mistaken for the building site.
Views are marketed prominently. According to Urban Escape, Water, Fire and Earth look towards combinations of ocean, hills and valley scenery, while Air has a different panorama towards the wider landscape. Earth’s outlook is presented as particularly oriented to green slopes and sunset light. There is genuine experiential value in having an outdoor terrace with an open view, whether for personal use or for a rental listing. What has not been shown, however, is a contractual protection of any panorama against future construction. View quality and privacy need to be checked from the actual positions of the different houses rather than assumed from a common set of renders.
Urban Escape says the homes will be furnished and equipped with appliances, textiles, household items and selected plumbing fittings. It also refers to water treatment, drainage systems and a five-year construction warranty. Taken at face value, these features may reduce the effort of setting up an overseas holiday property. They do not define what will be delivered. The equipment schedule should identify products and acceptable substitutes, while any warranty needs written exclusions, procedures and an accountable party. For a pool villa, drainage, waterproofing, pumps and air-conditioning are not secondary luxuries; they affect reliability and maintenance bills long after the handover celebration.
The small scale brings privacy rather than a hotel-style facility programme. The developer does not present the project as having an extensive shared gym, front desk or landscaped recreational estate. Instead, it offers a separate service: marketing the villas on rental platforms, arranging maintenance, handling bookkeeping and reporting to owners. Such a service can be useful to a buyer living abroad, but it does not make the rental income automatic or guaranteed. The management contract would need to explain the fee structure, who can approve major repairs, whether revenue reaches an account controlled by the owner, which costs are reimbursed and how owner stays are scheduled.
The delivery story has changed over time. Urban Escape’s Bingin Elements page continues to show Q3 2026 as its completion target. By 16 October 2026 that quarter has already ended. An older corporate page carries an earlier Q2 target, while a recently refreshed agent listing expects handover in October or Q4 2026. In a spring 2026 company update, Urban Escape said the structural phase of all four homes had finished and Earth had entered interior finishing. That is an identifiable construction milestone, not confirmation that utilities, final fit-out, handover inspections and occupancy documentation are complete.
Broker progress percentages do little to resolve the discrepancy. BDA says about 70% complete; another portal shows around 80%; Alnair displays an older 20%. One property platform even labels the scheme “completed” within a section that elsewhere still calls it under construction and gives a prospective handover date. Without a dated site inspection or evidence of keys being handed over, the safest public description remains under construction. For a buyer relying on rental revenue, a shift in completion date changes not just travel plans but the point at which real operating results might begin.
Ownership is the bigger issue. The developer describes an unlimited freehold opportunity; BDA calls it an 80-year leasehold, another listing shows 76 years in its summary, and an Alnair launch article refers to “80-year freehold (Hak Guna Bangunan)”. These terms cannot be treated as synonyms. HGB is an Indonesian building-use title held by eligible parties and subject to a legal duration. It is not the same as unlimited Hak Milik ownership of land. Indonesian land rules do not allow a foreign individual simply to register Hak Milik in their own name. Whether a buyer would receive a contractual lease, buy shares in a qualifying company or acquire another legally valid interest cannot be answered from the marketing language.
The distinction is particularly important if a company is involved. Urban Escape identifies itself on its website as Urban Escape LLC and publishes an NIB registration number, 2302220057448. The Ownery project-document index, meanwhile, lists incorporation and registration material for PT DZE Properties Indonesia, together with a file named SHGB 1801 Pecatu, zoning approvals and PBG building-permit documents. These are useful leads, and Ownery marks some documents as verified on its platform. We could not independently examine the contents, confirm which rights attach to which parcels, or establish the relationship between these named companies and the party that would sign a sale agreement. A document title is not a substitute for reading the document.
The building-permit and use-permit questions are distinct. PBG relates to permission for construction under Indonesia’s building administration system. SLF concerns a building’s fitness for use. A public Ownery record lists PBG material but says SLF has not been provided there; it does not demonstrate that no SLF exists. Nor does a prospective handover date establish that a villa is ready to be operated commercially. Rental buyers also need the appropriate arrangements for accommodation activity, management and tax reporting. Until those arrangements are tied to a particular property and operator, attractive nightly-rate scenarios should remain scenarios rather than expected personal income.
Urban Escape publishes return and payback figures, but they are sales projections, not a verified record of Bingin Elements rent receipts. Ownery offers a separate model built from comparable local short-term rentals and assumptions about occupancy and expenses. That can help frame questions, especially if a buyer wants to stress-test the result against quieter months and maintenance costs. It cannot prove the future income of a home still awaiting documented completion. A useful investment decision here begins with the exact asset and rights, proceeds through the cost of acquiring and operating it, and only then asks whether the likely rental income compensates for the capital and risk.
Bingin Elements is therefore best approached as a shortlist of four distinctive homes, not as one fixed return packaged under a single name. The disclosed layouts, prices, facilities and location are specific enough for buyers to decide whether the concept merits a visit. What remains unfinished in the public evidence is a consistent legal chain from the land title to the purchaser’s rights, an up-to-date delivery record and an agreed schedule of payments. Those are not peripheral details. They determine when the house can be used, who is legally responsible and what the buyer actually controls after the money is transferred.
Unit types & sizes
The original compact layout, with a private pool and the same family-oriented living concept as the larger homes. Urban Escape marks Water as sold, so launch-era prices should not be treated as an available offer. Whether a resale becomes available is a separate question from the developer’s inventory.
Get floor plans and current pricesA three-bedroom home marketed for sunset and ocean views. The current developer unit card gives 281 sqm, while older broker files still say 220 sqm. The buyer needs a signed, dimensioned plan clarifying what is included in the reported building area, not merely a choice between competing numbers.
Get floor plans and current pricesThe only four-bedroom layout and the only one advertised with a dedicated study. It offers more flexibility for larger families or two households sharing a stay. The 314 sqm figure comes from the current unit card and should be checked against the contractual drawings because the project-wide headline still uses an older range.
Get floor plans and current pricesA three-bedroom home oriented towards the valley landscape and evening light. Earth carries the lowest developer-quoted asking price of the three unsold villas despite being larger than Fire. Floor area is therefore a poor substitute for comparing sightlines, site position and the full deal terms.

Best for: A buyer looking for an independent South Bali holiday home rather than an apartment in a shared complex. Four stand-alone residences, private pools and family-sized bedroom counts create a tangible use case for extended stays and visits with friends.; Someone who cares about the individual outlook and home layout. The sea, valley and sunset orientations are not identical, and Air’s additional bedroom and study serve a different household from the three-bedroom homes.; An owner considering rental operations but willing to scrutinise the business behind them. The developer offers management services, yet operating fees, owner-use restrictions and actual net proceeds need a separate agreement and observable performance.; A well-advised buyer with time to check a title chain, contracting company, approvals and final handover before committing funds. The public information is detailed enough for a shortlist, not comprehensive enough to settle the legal questions by itself.; Not a budget entry into the Bali market. Even the cheapest currently advertised home starts at IDR 10.9 billion, before confirming transaction costs or the ongoing cost of maintaining a substantial home and pool.; Not appropriate for anyone who needs an immediately proven, perpetual personal land title. Different marketers describe very different forms of ownership, and none of the public summaries establishes the precise right transferred to a particular foreign buyer.; Not a substitute for a delivered, legally operational income property. Q3 2026 has passed, the latest handover date is not contractually verified, and no audited rental track record for these villas was found.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The buyer’s legal interest is unresolved. Urban Escape markets perpetual “freehold”, BDA says an 80-year lease, Balinsky shows 76 years in its data box but 80 in its narrative, and Alnair couples “freehold” with HGB. The actual contracting party, titleholder, commencement date, transferable rights and extension terms require document review. Handover and size information conflict. Urban Escape still says Q3 2026, while a newer agent advertises October/Q4; published progress estimates vary from 20% to 80% and some portals contradict themselves about completion. Handover evidence and an SLF were not obtained, and the developer’s 170–256 sqm headline does not match its updated 281/296/314 sqm unit cards. The legal-document chain remains unverified. Ownery lists SHGB 1801 Pecatu, PT DZE Properties Indonesia corporate papers, zoning documents and PBG files, but their contents and match to these four villas were not independently inspected. The connection to Urban Escape LLC, surveyed parcel boundaries, current payment schedule and final closing costs remain to be confirmed.
