Why this project is worth a look
Large-house practicality
The later E and F plans are substantial homes rather than compact urban houses: 289 to 341 sqm, three storeys and three-car parking in the published specifications. That gives a family room to separate entertaining, bedrooms, work and service functions. The trade-off is equally real. Three-storey living means stairs are part of every day, maintenance is spread across more building area, and cooling, waterproofing and mechanical systems deserve a careful inspection. The size is valuable when it matches the household, not simply because the number is large.
A real resale market
AQ Arbor has enough active resale and rental inventory for buyers to compare actual homes instead of relying on a developer showroom. That creates negotiating context and a visible range of condition and pricing. It also makes simplistic project-level pricing less useful. A renovated house on a larger or better-positioned plot can sit beside an older home with very different future capital expenditure. The opportunity here is choice; the work is making sure the comparison is like-for-like.
Road-led connectivity
The estate sits in a part of Bangkok where road access does much of the heavy lifting. Chaloem Phrakiat Rama 9 feeds several important east-Bangkok corridors, while the operational Yellow Line now adds rail access along Srinagarindra. The project itself remains a last-mile drive from that rail spine. For a car-owning family this can be a sensible balance between house size and city access. For a buyer whose priority is walkable rapid transit, the same location can feel inconvenient despite the broader network around it.
Due diligence matters
The project's multi-phase history and inconsistent public records make document-level verification more important than usual. Different sources report 113 or 114 units and place completion in different years. The developer also changed corporate name from AQ Estate to AKS Corporation, and SET reported court-ordered receivership affecting AKS in 2026. None of those facts automatically determines the legal quality of a particular resale house, but they are good reasons to verify the selected title, common-area arrangements, fees and any obligations that still depend on the developer.
About the project
AQ Arbor is a gated detached-house community in Prawet, eastern Bangkok, set off Chaloem Phrakiat Rama 9 Soi 48 in Dok Mai. It is no longer best understood as a new-launch project with a single developer price list. Buyers are choosing from an established resale market, where the individual house matters as much as the project name: plot size, renovation history, furniture, alterations, title documents and position within the estate can all differ. Current portals show both homes for sale and homes for rent, which makes the project easier to assess as a lived-in community but also means headline prices should never be treated as interchangeable stock.
The development history is unusually important here because public sources describe more than one sales and construction wave. A detailed 2016 review covered the original estate on 27-2-40 rai and reported 114 houses, with 230 and 280 sqm plans. A later 2022 review presented Phase 2 on the same site, showed Phase 1 and Phase 2 within the same internal plan, and reported 113 units in total together with a new E and F house range. That is why this dossier treats AQ Arbor as one project rather than splitting Phase 2 into a separate development. For a resale buyer, the practical conclusion is that houses from different waves can have different original specifications even though they share the same estate identity and facilities.

The later catalogue gives a clear picture of the larger three-storey homes. E1 has 289 sqm of usable area, three bedrooms, four bathrooms and parking for three cars. E2 increases the internal area to 297 sqm with the same headline bedroom, bathroom and parking count. The F plan reaches 341 sqm with four bedrooms, five bathrooms and three parking spaces. PropertyHub also lists an F2 at 337 sqm. Earlier stock was different: Type A was 280 sqm and Type B 230 sqm, with the A range offered in three facade variations that shared the same internal plan. Resale listings now include additional sizes and altered bedroom counts, so an original type label is useful history rather than proof of the house as it stands today.
The communal offer is straightforward and residential rather than resort-like. The 2022 project review documents a clubhouse near the entrance, an outdoor 6 by 34 metre pool with a children's section, a fitness room, a recreation room, a playground, landscaped communal green space and a jogging path. Security measures include staffed access, CCTV, key-card control and a double-gate arrangement. Some current property portals publish much longer amenity lists, but several of those items are not supported by the detailed project reviews. For this reason we use only the facilities that can be tied to a reliable project source instead of turning an aggregator checklist into fact.
This is fundamentally a car-oriented location. Chaloem Phrakiat Rama 9 connects toward Srinagarindra, On Nut, Phatthanakan, Bang Na-Trat and the eastern ring-road network, giving drivers several ways to move through eastern Bangkok. The transport picture has improved since the Phase 2 review: the MRT Yellow Line is now operating along the Srinagarindra corridor and passes Si Udom. Even so, AQ Arbor is not a station-front development and the final leg is still far more natural by car, taxi or motorcycle. That distinction matters. A household that already drives may value the road network and the space of a detached house; a buyer trying to replace most car trips with rail and walking is likely to find the location less convincing.
The current asking-price spread is wide enough that a single project average would be misleading. FazWaz showed a lowest asking price of THB 8.1 million when checked on 7 October 2026, while other houses in the same live project inventory were listed much higher. PropertyHub likewise carried multiple resale listings in the mid-to-high teens of millions of baht. These are asking prices, not completed transaction evidence, and the lower-priced house does not match every parameter of the standard E-series plans. Condition, plot, improvements, furnishing, legal structure and seller motivation can all move the price. The right use of the THB 8.1 million figure is therefore as a current lower market anchor, not as a promise that a typical 289–297 sqm E-series home is available at that level.
Foreign ownership requires more care than a portal's simple tenure label suggests. Thai law generally prevents a foreign individual from taking direct title to residential land, subject to narrow statutory exceptions with specific investment and approval conditions. For a house purchase, the legal structure has to be checked at property level: whose name is on the land title, whether there is a registered lease, whether building ownership is separately documented, what encumbrances exist and what rights survive a future resale. We did not find a project-wide primary document establishing one foreign-buyer ownership structure for every AQ Arbor house. A listing marked 'freehold' may accurately describe the current Thai owner's title, but it does not by itself establish that a foreign buyer can acquire the land in the same form.
The developer history also deserves a current rather than purely historical reading. The project was developed under AQ Estate Public Company Limited. The Stock Exchange of Thailand confirms that the company changed its name to AKS Corporation Public Company Limited in May 2023, so older AQ documents and newer AKS corporate records can refer to the same legal lineage. More materially, SET announced in July 2026 that AKS was subject to court-ordered receivership and possible delisting actions. That does not invalidate a completed resale owner's title merely because the original developer is affected, but it raises the importance of identifying which obligations, common-area assets or management arrangements still depend on the developer or related entities before assuming that the project's historic sales material describes today's legal position.
AQ Arbor therefore works best as a house-by-house comparison rather than a project-name purchase. The estate offers genuinely large three-storey formats, substantial parking in the later plans and a mature residential setting with established communal facilities. At the same time, its long sales history means two homes carrying the same project name may come from different catalogue generations and may have been modified over years of occupation. A serious comparison should put the title and plot documents beside the physical inspection: usable area, land area, drainage and building condition, renovation history, current common charges, orientation inside the estate and any alterations should all be verified before price becomes the deciding metric.
Ownership format
A foreign buyer generally cannot take direct title to the land, apart from narrow statutory exceptions subject to specific conditions and approvals. For any selected house, the transaction structure needs to be checked against the land title, any registered lease and, where applicable, separate ownership documentation for the building.
Home types & sizes
An earlier three-storey plan offered as A1, A2 and A3 facade variants sharing the same internal layout. The reviewed Type A specification included parking for two cars.
The smaller of the two early-generation plans. The source confirms its 230 sqm usable area within the three-storey project, but the summary does not provide a complete room count, so none is inferred here.
A three-storey, three-bedroom plan with parking for three cars. Phase 2 material gives an original plot range of 59–80 sq wah.
Three bedrooms and three-car parking in the original specification, with plots quoted at 58–86.4 sq wah. Current listings also show 297 sqm homes in the resale market.
The largest clearly documented Phase 2 plan, with four bedrooms, five bathrooms and three-car parking. The original material gives a 51.9–64 sq wah plot range.
PropertyHub lists F2 as a separate 337 sqm, four-bedroom plan with five bathrooms and three parking spaces. The Phase 2 review does not break out this suffix separately, so the source is kept explicit.
AQ Arbor was sold in more than one wave. The 2016 material documents the earlier A/B generation, while the 2022 Phase 2 review covers E1/E2/F; PropertyHub additionally separates F1 and F2. Resale listings now show altered sizes and configurations, so these cards describe original catalogue types rather than guaranteeing the present layout of any particular house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 8.1M in current FazWaz listings checked on 7 October 2026. This is a lower asking-price anchor for one resale house, not a developer price for a standard plan; the specific property, its size, condition, availability, title documents and transaction terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- There is no single reliable project-wide completion year in public sources: the original-phase review expected completion in 2016, PropertyHub reports 2022, and PropertyScout reports 2024. The estate is clearly operating as a completed resale community today, so we use completed status without forcing one disputed year.
- The unit count conflicts. The 2016 material and FazWaz report 114 homes, while the 2022 Phase 2 review, PropertyHub and PropertyScout report 113. The main field uses 113 because it is the later figure repeated across several project sources.
- No project-wide primary document was found confirming the land-title type and foreign-buyer acquisition structure for every AQ Arbor house. Those points must be verified against the selected plot's documents rather than inferred from a generic 'freehold' label on an individual listing.
