Public transport has improved since the estate was launched: current location data places Suan Luang Rama 9 station on the Yellow Line at roughly 3.3 km. It is therefore not a rail-at-the-gate project, and a car remains the most natural way to use the location, but residents now have a practical rail connection within a short drive.

The original house programme was substantially larger than a typical Bangkok mass-market townhouse. Verified launch-era sources describe houses from about 228 to 400 sqm, with original layouts ranging from three to five bedrooms, generally on plots starting around 54 sq wah and extending to about 70 sq wah for the core product. Resale listings can show different bedroom counts, built areas or larger land plots because owners have renovated, extended or reconfigured houses over time. For that reason, an original project type should be treated as a reference point rather than a substitute for measuring and inspecting the actual house being sold.

The shared facilities are consistent across the better project sources: clubhouse, swimming pool, fitness room, communal garden, 24-hour security and CCTV. This is a practical family-estate package rather than a resort-style amenity programme. Because the project is mature and sold out, the question today is not whether these facilities are promised, but how they are being maintained. A serious buyer should review the current juristic-person budget, common-area condition, estate rules, security operation and any planned major repairs before committing to a particular house.

The secondary market is active. In September 2026, PropertyHub showed multiple sale listings, including an asking price of THB 12.9 million for one house, while other current portals showed larger or renovated homes in the mid-THB 14 million range and into the THB 16–17 million range. Rental listings during the same period started around THB 79,000 per month, with many larger furnished houses advertised around THB 100,000–120,000. These are asking prices, not evidence of guaranteed yield, but they do demonstrate that the estate has an identifiable resale and rental market rather than being dependent on developer stock.

The right comparison is house by house — phase, land plot, actual usable area, renovation quality, position inside the estate, common-area condition and title structure all matter more than the generic project brochure.

Ownership format

These are landed houses, not condominium units, so the 49% foreign condominium quota does not apply.
