Why this project is worth a look

A home you can inspect

This is an established estate rather than an off-plan promise. Prospective buyers can assess the actual house, estate upkeep and immediate neighbours, while treating the inconsistent historical completion dates separately.

Parking changes the choice

The original 96, 105 and 115 sqm designs all provide two bedrooms. What may matter more is the frontage and whether the plan allocates one or two car spaces.

Family-scale shared space

The communal garden, play area and gym add useful outdoor and exercise options to a relatively compact private plot. Their condition and operating arrangements need a current viewing.

An address for drivers

The estate connects into the road network of Prawet and eastern Bangkok. It makes most sense when the buyer's actual routes work from this location; it is not a station-front alternative to a condo.

About the project

Unio Town Suanluang–Phatthanakan is a gated townhouse development in eastern Bangkok, not a condominium. The distinction matters long before anyone discusses the floor plan. A buyer is looking at a two-storey home with a small plot of land, a front parking area and shared estate facilities. That offers a different daily routine from apartment living, but it also brings more responsibility for the physical building and a very different ownership question for non-Thai purchasers. It is best understood as an established neighbourhood of compact family homes rather than an investment product built around tourist lets.

The address is in Dok Mai, Prawet district, Bangkok. Despite the words Suanluang and Phatthanakan in the project name, this is not a property in the administrative district of Suan Luang. That detail is easy to overlook when scanning online results and it can lead to comparing the wrong locations. The development sits off Soi 67 on Chaloem Phra Kiat Rama 9 Road. The original developer map places the entrance approximately 220 metres into the soi from the main road. There is a short local approach to the gate rather than a direct frontage onto the larger road.

Ananda Development is the group behind the estate. When it was being marketed, project documents named its subsidiary Helix as the landowner and developer. The same subsidiary was subsequently renamed Ananda Property One. Those names describe corporate history, not competing developments or separate phases. For a resale buyer, however, the corporate background is only the starting point. The party taking the money and signing the sale agreement may now be an individual owner. The seller's identity and legally registered rights over the particular property are what matter at completion.

Published profiles put the scheme at 170 homes on approximately 16 rai, 0 ngan and 61 square wah of total project land, including communal space. Every original house type has two floors. Instead of a single tower with a central lift, residents use internal estate roads and an individual entrance to their home. That can make day-to-day errands, carrying shopping and moving between the house and the car more straightforward. The compromise is familiar to anyone who has lived in a terraced house: the walls are shared, the private outdoor area is modest and maintenance does not stop at the front door.

This is primarily a road-connected location. Chaloem Phra Kiat Rama 9 links into the wider network around Phatthanakan, Srinakarin and On Nut–Lat Krabang, with access options towards eastern Bangkok's ring roads. The nearby area includes local shops and markets, schools and larger retail destinations such as Seacon Square and Paradise Park. Suan Luang Rama 9 Park is another established destination in this part of the city. None of that is a promise of a short commute. A route that feels easy outside rush hour may be slow on the particular weekday journey a buyer intends to make.

Rail travel takes more planning than the project name might suggest. The development is not next to a Bangkok rail station entrance; reaching the Yellow Line, the Airport Rail Link or other rail services involves a separate journey. For someone working largely from home or driving within eastern Bangkok, the address may be quite practical. Someone who needs to step straight onto a train every morning is comparing a different type of property. Checking the actual door-to-door journey at the times it matters is more useful than relying on a promotional map with several transport lines printed on it.

Within the estate, the core communal facilities are a garden, a children's play area and a fitness room in the clubhouse. Early independent site visits described the greenery and gym as being close to each other. That arrangement is easy to understand: a family can use outdoor space without leaving the estate, and the facilities serve ordinary evenings rather than a hotel-style holiday. Their existence in the original plans should not be mistaken for evidence of their present condition. Opening hours, equipment, repairs and how well the landscape is maintained are all things a visitor can establish on site.

The entrance was designed as a controlled gate with card access, CCTV and round-the-clock security. An early walkthrough also documented a single main entrance and internal roads of differing widths, including a 12-metre section near the front and 9-metre stretches deeper inside. The layout has practical implications for residents with multiple cars or frequent visitors. It is worth watching what happens when two cars meet on a lane and where neighbours actually park, rather than reading the number of parking spaces on a plan as a guarantee that manoeuvring will always be effortless.

The original range contains three house designs: UT-17AM01 at 96 square metres, UT-17BM01 at 105 square metres and UT-18BM01 at 115 square metres of stated usable area. All have two bedrooms and two bathrooms, with a multipurpose room shown in the original layouts. They are not different towers or phases; they are alternative house designs within one development. The meaningful differences include frontage and parking provision. Those are often more visible in everyday use than the headline difference in floor area, especially where the front of the house must accommodate a car and the household's storage needs.

The 96-square-metre UT-17AM01 is the most compact. Its original specification gives a five-metre frontage, land from 17.5 square wah and one parking space. Two bedrooms work for a couple, a smaller household or someone who needs a separate room for a child or a guest. The important constraint may be outside rather than inside: with one planned parking bay, two regular drivers cannot assume a second space will be available. The floor plan also tells only part of the story. Furniture sizes, storage, ventilation and any alterations made by a previous owner all affect how the rooms feel.

UT-17BM01 occupies the middle position with 105 square metres, a 5.5-metre frontage and provision for two cars. The original developer material also shows a kitchen and flexible room alongside the two bedrooms and bathrooms. Its starting plot size is given as 17.5 square wah. Buyers who work at home may find the secondary room more useful than a larger reception area; another household may have exactly the opposite priorities. A viewing should establish what that space has become in the particular resale home. A room that appears in the original drawings may have been modified, closed off or repurposed.

The 115-square-metre UT-18BM01 has a frontage of 5.7 metres and originally came with two parking spaces on plots starting at 18 square wah. Its two bedrooms, two bathrooms, flexible room and kitchen make it the largest of the published designs, but it is still fundamentally a two-bedroom townhouse. Calling the extra room a confirmed third bedroom would be misleading. There is also a difference between a type plan and a specific property. End-of-row position, daylight, extensions, finishes and neighbouring activity can make two ostensibly similar houses quite different purchases.

Construction is no longer the central delivery risk associated with this estate. Listings and project profiles treat it as completed. The historical timetable is less tidy: homes were described as partly ready for occupation in late 2018, some databases record completion in 2018 or January 2019, and one earlier developer disclosure carried an estimated August 2020 completion date. Those entries should not be combined into a made-up single date. What matters when inspecting a property now is when the selected home was actually handed over, whether it has been occupied, what work has been carried out and whether alterations have supporting records.

As checked on 10 October 2026, a LivingInsider listing advertised a 115-square-metre home for THB 3.69 million. Separately, PropertyHub displayed a 96-square-metre asking price of THB 3.799 million and a 115-square-metre home at THB 3.99 million. These are asking prices for individual properties, not executed transactions or a developer-wide price schedule. The THB 3.69 million figure is the lowest observed offer in this review, not a guarantee of stock or an estimate of what every townhouse is worth. The selected listing, asking price, legal owner and sale terms should be reconfirmed with a specialist before any reservation payment.

The launch price tells a different historical story. Marketing from 2018 advertised a starting figure around THB 3.19 million, which cannot sensibly be carried forward as today's entry price. A resale comparison needs to account for the actual plot, whether the home is at the end of a row, its parking arrangement, renovations, included appliances and any outstanding obligations. A low advertised figure might reflect an ordinary seller looking for a quick transaction, but it might also conceal repair costs or a less attractive position. Asking why two supposedly similar houses have different prices is more productive than treating one portal's headline as a valuation.

Ownership costs deserve their own calculation, based on documents rather than scraped figures. Older Thai project directories reported a common-area charge of THB 55 per square wah of land per month, while a major listing platform presents THB 14 per square metre of plot area. They use different area units, and neither figure is a verified 2026 management invoice. Buyers should obtain the estate's current fee notice and the seller's account statement, including any arrears. Utilities, air-conditioning, roof and waterproofing works, electrical repairs and general upkeep are separate matters. The running costs of an occupied townhouse will not look identical to those of an apartment with most exterior maintenance handled centrally.

Foreign buyers should not apply condominium ownership rules to this property. Thailand's 49% foreign condominium quota concerns qualifying units in registered condominium buildings; these are landed townhouses. Direct foreign ownership of Thai land is generally restricted, with narrow statutory exceptions that should not be treated as an ordinary purchase route. A registered land lease can commonly run for up to 30 years per term, while any renewal depends on the arrangement and the necessary consent rather than being an automatic 90-year entitlement. Separate ownership of a structure may be possible if properly documented. No publicly verified foreign-purchaser structure specific to this estate was found, so neither freehold land title nor a ready-made lease package should be promised.

The developer's historical project disclosure identifies land title deed number 13537 and land-allocation licence number 120/2561. A Thai Chanote is an official land-title document, but a title reference for the original project land does not substitute for the up-to-date deed and encumbrance record for the precise plot being sold. Older disclosure also recorded a bank charge against the project land. That is a historical statement, not evidence that the particular home carries a charge today. For an existing home, the seller's registered ownership, boundaries, possible mortgage release and permitted building changes need a document-level review before funds change hands.

A sensible site visit is more revealing than a long list of amenities. Inspect the roof and ceiling for leaks, check the drainage outside the entrance, test water pressure in both bathrooms and look closely at stair safety, wiring, air-conditioning and any changes to the kitchen or flexible room. The estate sits near Pan-Asia International School, and an older site review places a canal along one edge of the development. Neither feature affects every plot in the same way. Position within the row, traffic at school hours, ventilation and ground-level water management are more precise questions than asking whether the overall project is simply 'good'.

There may be an ordinary long-term rental case for a two-bedroom house in this neighbourhood, but the reviewed sources do not establish a reliable current rent series, occupancy data or net yield. A private owner will also be responsible for the condition of the building and the execution of any tenancy. The clearest reason to consider Unio Town Suanluang–Phatthanakan is the chance to buy a compact, established townhouse with a workable eastern Bangkok address, practical shared green space and a choice of parking arrangements. It will suit some households very well and others poorly. The decisive comparison is between actual available houses, not between brochures.

The largest original plan: a 5.7-metre frontage, plots from 18 square wah, two planned car spaces and a multipurpose room. Actual condition, extensions and fit-out vary between individual resale houses.

These are the developer's original layouts and planned parking counts. Resale plots, alterations and finishes vary. A price attached to one advertised home is not a standard price for every house of that design. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
