Why this project is worth a look
A real secondary market
The estate already exists and can be inspected as it operates today. That removes construction-delivery risk, but shifts attention to the history of each house, including extensions, renovation quality and the legal record of any alterations.
Family-sized homes
Current resale evidence includes three- and four-bedroom houses in roughly the 283–400 sqm range. The space is materially different from a compact townhouse, although maintenance, utilities and land-related costs also scale up.
Eastern Bangkok base
Dok Mai/Prawet works best for households whose routines already revolve around Suan Luang, Srinakarin, Pattanakarn, the ring road or the Suvarnabhumi side of the city. Buyers commuting deep into central Bangkok should test the journey at their actual travel times.
House-by-house pricing
Asking prices vary enough that the project name alone is not a useful valuation shortcut. Land size, condition, renovation, extensions and title quality can matter more than a simple price-per-square-metre comparison.
Land law matters
A foreign buyer is dealing with a house-and-land transaction, not a foreign-quota condominium. The title, registered landowner and lawful ownership or lease structure need to be settled before the commercial terms are treated as final.
About the project
Ratchaphruek Chaloem Phrakiat Rama 9 is an established detached-house community in Dok Mai, Prawet, on Bangkok's eastern side. The same estate appears online under Ratchaphruek Chaloem Phrakiat Rama 9, Ratchaphruek Village and the Thai name หมู่บ้านราชพฤกษ์. The identity is supported by more than a name match: resale listings place individual houses on Chaloem Phra Kiat Ratchakan Thi 9 Road with 122/… village addresses, while the Ratchaphruek Village project profile places the development in the same Dok Mai/Prawet area. That makes it much more consistent to treat these pages as one mature housing estate rather than a new Suan Luang project, despite conflicting aggregator records.
FazWaz dates the project to March 2005 and lists 80 homes. For a buyer, that changes the due-diligence focus. This is not a new-build purchase where most houses share a fresh specification and the developer controls the condition at handover. Individual homes have had roughly two decades to diverge. A current resale listing, for example, describes extensions, a larger living room, separate kitchen areas and added equipment. The house itself therefore matters at least as much as the project profile: alterations, structural work, maintenance history and whether additions are reflected in the legal documents all need to be reviewed at property level.

The resale evidence points to substantial family houses rather than compact urban stock. FazWaz currently shows a three-bedroom, three-bathroom house with 300 sqm of internal area. Other listings tied to the same estate show four-bedroom, four-bathroom homes around 283 to 400 sqm, often arranged over two storeys with multiple parking spaces. These should not be treated as an original developer catalogue because no reliable archived brochure was found and some houses may have been expanded after completion. They are still useful as market evidence: buyers are looking at detached family homes with private land, not townhouses or condominium units.
The location suits buyers who want to live on Bangkok's eastern side and are comfortable relying on a car. Chaloem Phra Kiat Ratchakan Thi 9 Road connects the Dok Mai/Prawet area with the Suan Luang, Srinakarin, Pattanakarn and ring-road corridors. Project and resale sources consistently reference King Rama IX Park and the wider Suvarnabhumi direction, while local listings also point to Seacon Square, Paradise Park and international schools in the eastern suburbs. The practical question is less whether those destinations exist nearby and more how long the daily drive takes from the particular house at the times the buyer actually travels.
FazWaz lists a communal pool, clubhouse, car parking, 24-hour security and CCTV. That is the facility set used here because it is more credible for a low-rise estate than the much broader amenity list shown by PropertyHub. In a project completed in 2005, present-day operation matters more than the original specification. A viewing should include the common areas as well as the house: check whether the pool and clubhouse are active, how security is staffed, who maintains the roads and shared systems, what common fees are charged and whether the selected property has any unpaid balance.
Resale pricing is wide enough that a single project average would be misleading. KKP Propify has a house advertised at THB 13.9 million, FazWaz shows an asking price of THB 15.7 million, and other recent four-bedroom listings have been around THB 18 million. The spread can reflect land size, renovation, corner position, additions, furnishing and legal or physical condition. The lowest asking price is therefore only a market entry point. A cheaper house can require more work or carry more documentation questions, while a higher asking price does not by itself prove better construction or a cleaner title.
Foreign ownership requires a different analysis from a condominium purchase. The asset includes land, and Thai rules generally prevent a foreign individual from holding land directly except under narrow statutory exceptions. Government guidance also recognises registered long-term leasing, while a building can be separately owned where the legal structure supports it. Before negotiating seriously, a foreign buyer should establish the land title, registered owner, encumbrances, status of the house itself and the lawful structure available for that specific transaction. Nominee arrangements should not be treated as a substitute for proper legal structuring and document review.

Ownership format
This is a detached-house community where each purchase is tied to a land plot. As a general rule, a foreign individual cannot directly own Thai land except under narrow statutory exceptions. A lawful structure may therefore involve a registered long-term land lease and separate ownership of the building; the exact arrangement must be checked against the title and contract for the selected house.
Home types & sizes
A current FazWaz resale: a 2005 detached house with a private garden and covered parking. This is evidence from one specific secondary-market property, not a confirmed original project-wide floor plan.
The KKP Propify listing describes a two-storey detached house with four bedrooms, four bathrooms and multi-car parking, including owner-made extensions. The stated area belongs to this specific house rather than every home in the estate.
Recent Connex and DDproperty listings show another four-bedroom configuration with 283 sqm of internal area. The difference from the 400 sqm resale supports a house-by-house approach rather than relying on a single project average.
No reliable archived developer catalogue or original floor-plan set was found. The cards above are verified resale examples, not a complete project inventory. The selected house's area and layout should be checked against its documents and actual condition. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 13.9M based on a KKP Propify resale listing published on 30 March 2026 and still accessible when checked on 9 September 2026. This is a lower secondary-market anchor for one specific house; availability, condition, price and transaction terms need to be confirmed for the selected property.
- Completed: 2005-03
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families looking for a detached home with private land and multiple bedrooms on Bangkok's eastern side.; Buyers who value an established neighbourhood and the ability to inspect the actual property over the novelty of a new launch.; Households whose work, school or daily routines are centred on Prawet, Suan Luang, Srinakarin, Pattanakarn or the Suvarnabhumi corridor.; Buyers prepared to perform full technical and legal due diligence on an individual resale house, including alterations and land rights.; may not suit: Buyers seeking a walkable inner-city lifestyle with rail transit at the door and minimal dependence on a car.; Anyone specifically wanting a new home with a uniform contemporary specification and new-build developer warranties.; A foreign buyer expecting to register the land directly in their own name without a separate lawful ownership or lease structure..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Open databases disagree on the number of homes: FazWaz lists 80 while PropertyHub lists 84. No archived official document confirming the final plot count was found.
- Hipflat gives a Suan Luang address, five units and an August 2025 completion date. Those details conflict with house addresses in Dok Mai/Prawet and the FazWaz project record dating completion to 2005, so they are not used as core facts.
- No reliable archived developer brochure was found for the original house types, plot sizes or complete amenity schedule; the unit cards therefore rely on current resale evidence.
