Small community scale

With 86 houses, Baranee Park is materially smaller than many Bangkok suburban estates with several hundred homes. That does not guarantee perfect management, but it can make the internal environment easier to understand. A serious buyer should still visit at evening and weekend peak times rather than rely on a brochure's promise of privacy.

Genuinely family-sized

The original homes range from 190 to 260 sqm with three or four bedrooms and multiple bathrooms. Even the smallest layout offers enough room to separate work, children, guests and daily living, which is more relevant here than simply counting bedrooms on a floor plan.

Inspect what already exists

A completed resale house can be checked as a physical asset: structure, moisture, roof, mechanical systems, garden, alterations and the condition of shared facilities are all visible. The flip side is that two houses built from the same original plan can differ substantially after a decade of ownership.

Eastern Bangkok logic

Rom Klao makes most sense for households connected to Lat Krabang, Suvarnabhumi and the eastern road network. If daily life is centred on the core CBD and the buyer expects to live without a car, the project's distance from rail and suburban street pattern become meaningful drawbacks.

Land changes the legal work

A foreign buyer is not dealing with a condominium unit but with a house tied to a land parcel. The title deed, registered owner and lawful ownership or lease structure therefore have to be understood before a reservation payment; there is no condominium-style foreign quota that solves the land issue.

About the project

Baranee Park Srinakarin-Romklao is an established gated community of 86 two-storey detached houses in eastern Bangkok, off Rom Klao Road in Lat Krabang. It is no longer a new-launch product with one developer price list and a staged payment plan. The homes now come to market one owner at a time, which makes the buying process much more property-specific: the plot, condition, renovations, furniture, title documents and seller's expectations matter more than an old brochure. The development itself is straightforward to identify. MANA Development still lists Baranee Park on its official website as ready to move in, gives the 86-home count and publishes the project's map coordinates.

The original scheme was relatively small by Bangkok suburban standards. Nawarat Patanakarn, the listed construction group behind MANA Development, describes 86 two-storey houses on approximately 22 rai 2 ngan 1 square wah of land. Its corporate property-development record says work started in October 2013 and ended in March 2016, while FazWaz records completion in January 2016. The sensible buyer-facing conclusion is therefore that the project was completed in 2016 rather than pretending the exact month is undisputed. The design concept centred on courtyard-style homes, with living areas opening toward private garden space and utility lines placed underground across the estate.

Three original house types are consistently documented: Fespa, Denfe and Liwa. Fespa is the entry layout at 190 sqm with three bedrooms and four bathrooms. Denfe increases the internal area to 215 sqm while keeping three bedrooms and four bathrooms. Liwa is the largest original type at 260 sqm with four bedrooms, five bathrooms and three parking spaces. Historical property databases do not agree perfectly on the minimum plot attached to each type, and resale plots can differ from brochure standards in any case. That is why the land area should be taken from the title deed of the specific house rather than from a decade-old project card.

The common facilities are substantial for a community of only 86 houses: a clubhouse, communal swimming pool, gym, steam room, landscaped park with an exercise or jogging route, CCTV, controlled keycard entry and staffed security points. The original project materials also referred to home alarm systems and underground power lines. This is residential infrastructure rather than a resort or managed investment product. Its value is practical: residents get private-house living without giving up all shared recreation and security. A buyer should still inspect how the facilities have aged and confirm the current common-area charges because the older public project pages do not provide a dependable 2026 fee.

The location works best for a car-based eastern Bangkok routine. MANA places the project on Rom Klao Road near the Chao Khun Thahan intersection, while property databases associate it with Soi Rom Klao 36-38. FazWaz puts Lat Krabang Airport Rail Link station at about 3.4 km, so rail access exists but this is not a walk-to-transit inner-city address. The trade-off is better positioning for Suvarnabhumi Airport, Lat Krabang institutions and the eastern road network, including access toward the Bangkok-Chonburi motorway. MANA also markets Central Village as roughly a 20-minute drive. Buyers commuting every day to central Sukhumvit without a car may find the location inconvenient; households already oriented to the airport corridor or eastern Bangkok are likely to understand it much more naturally.

Available inventory appears thin rather than liquid. In August 2026 DDproperty showed one 190 sqm resale house at THB 8.0M, while FazWaz displayed one sale around THB 8.9M. Rental listings have ranged from roughly THB 40,000 per month for a 190 sqm three-bedroom house to materially higher asking rents for larger furnished homes. With only a handful of public listings, none of those numbers should be treated as a project-wide market average. The price of a particular resale can move meaningfully with plot size, renovation quality, furniture, orientation and the owner's motivation. For this project, a house-level inspection and comparable check are more useful than a generic price-per-square-metre statistic built from one listing.

Foreign buyers need to treat the land element separately from the house. Baranee Park is a landed-home project, so the condominium foreign quota is irrelevant. Thai law generally restricts direct land ownership by non-Thai individuals except under limited statutory routes. A portal may label a resale house as freehold because that is the tenure of the property in the local market, but that label does not mean a foreign buyer can automatically register the land in their own personal name. Before paying a reservation deposit, the buyer should review the land title, registered owner, encumbrances and the lawful structure proposed for the building and land. Nominee-company arrangements should not be treated as a workaround.

Ownership format

This is a landed house rather than a condominium. As a general rule, a non-Thai buyer cannot register Thai land directly in their own name, so the permitted structure for the house and land must be checked against the title deed and the documents for the specific transaction. A resale portal's freehold label does not override the foreign land-ownership restrictions.

The house areas of 190, 215 and 260 sqm are more consistent than the historical minimum plot figures, so the land area for any resale should come from the title deed rather than an old marketing card.
