A landed townhouse does not follow the condominium foreign-quota framework. Foreign buyers need the specific land and building rights checked before deposit, and a 'freehold' label in a portal listing should never be assumed to mean directly registrable land ownership for a foreign individual.

Siri Place Pattanakarn is an established Sansiri townhome community in Dok Mai, Prawet, on Bangkok's eastern side. Sansiri's project brochure records 174 two-storey homes on roughly 16 rai 3 ngan 73 square wah, with three standard house types ranging from 99 to 133 sqm of usable area. It is no longer a primary-market launch: Sansiri's current Siri Place portfolio page marks Pattanakarn as sold out, while resale portals still show active sale and rental stock in 2026. That distinction matters because buyers are no longer choosing from a developer inventory sheet; they are buying an individual house with its own land plot, condition, ownership history and seller.
The project sits off Chaloem Phrakiat Rama 9 Soi 48 in Dok Mai. Independent project reviews narrow the access down to the Yaek 9 branch and publish coordinates around 13.692961, 100.689833. This is best understood as a car-oriented suburban Bangkok address rather than a walk-to-rail location. FazWaz places Ban Thap Chang Airport Rail Link at roughly 4.5 km from the project. Sansiri's marketing also emphasizes road access toward Sukhumvit, Srinakarin and Bangna, but travel-time claims such as '15 minutes to Sukhumvit' should be treated as traffic-sensitive marketing rather than a dependable commute.

The three original house plans are materially different rather than cosmetic variations. Montmartre is 99 sqm with two bedrooms, a multipurpose room, three bathrooms and one parking space. Eiffel expands to 118 sqm with three bedrooms, a multipurpose room, three bathrooms and two parking spaces. Le Paris is 133 sqm with two large master bedrooms, three bathrooms and two parking spaces; project reviews also show a flexible additional room or zone. Resale ads do not always preserve these labels because owners may have converted the multipurpose room into another bedroom, office or storage space. A listing calling an Eiffel-size house a four-bedroom home can therefore be a renovation or reconfiguration rather than a different official plan.
The shared facilities give the development more of a managed-community feel than a basic row-house estate. Sansiri's brochure shows a clubhouse, saltwater swimming pool, separate children's pool, fitness room, central garden and children's play area. FazWaz also lists a co-working or meeting room, parking, 24-hour security and CCTV. Sansiri describes guard patrols, visitor registration and RFID-based vehicle access. For a resale buyer, the important follow-up is the condition and operating rules of those facilities today, plus the current common-area charge. Older third-party reviews quote a historic fee, but I did not find a sufficiently current source to treat that figure as a 2026 fact.
The project is clearly completed, although source timelines do not line up perfectly. Sansiri's legal brochure states that construction began in February 2021 and that common areas were expected around January 2022. FazWaz, DDproperty, Hipflat and several property databases describe the project as completed in December 2023, and current resale listings generally use 2023 as the build year. For a buyer, the exact project-wide label matters less than the handover history of the specific house: warranty work, roof and waterproofing condition, plumbing, electrical alterations and any post-handover extensions are all unit-specific.
As of 15 September 2026, the lowest visible resale asking level was about THB 3.89 million. FazWaz showed listings from that figure, and recent DDproperty results carried a similarly priced home, while other asking prices moved above THB 5 million and beyond. That range is not surprising in a landed project: plot size, end-unit position, renovations, furniture, effective bedroom count and seller urgency can all change the price. Portal inventory counts should also not be read as the number of unique homes because the same property can be marketed by more than one agent. THB 3.89 million is therefore a useful lower market anchor, not a guaranteed project price.
Sansiri's legal brochure adds a useful layer that ordinary listings rarely show: it cites land-allocation permit No. 6/2565 and original title deed numbers 57970 and 8050 for the development land. That is meaningful project-level documentation, but it is not a substitute for the current title of the individual resale plot. Once plots have been subdivided and transferred, the selected house should have its own up-to-date land document showing the registered owner, boundaries, area and any encumbrances. A buyer should therefore ask for the title of the exact house being viewed, not rely on the estate brochure alone. This is especially important for a foreign purchaser because a Thai owner's freehold title does not automatically mean the same land right can be registered to the buyer. Plot area also deserves a direct document check: homes in the estate sit on different land sizes, and that difference can influence resale value more than a small change in internal floor area.
Foreign-buyer due diligence is more important here than it would be for a condominium unit. Each townhouse is tied to land, and Thai law does not generally let a foreign individual register ordinary land ownership in their own name. Thailand's government information portal describes only narrow statutory exceptions, including a route requiring at least THB 40 million of qualifying investment and ministerial approval, and it separately discusses long-term leasing as a lawful way to hold rights in immovable property. So a resale ad marked 'freehold' describes the property's tenure or the seller's title; it should not be read as proof that the same land title can be transferred to a foreign buyer. The registrable structure for the chosen house must be confirmed before paying a deposit.
For day-to-day living, the concept is straightforward: two floors, a private entrance, parking in front, family-sized bedrooms and internal communal facilities. Suan Luang Rama IX is one of the area's major advantages; project materials place it at around 3 km, while Seacon Square and Paradise Park are quoted at roughly 8 km. The trade-off is transport mode. Anyone who expects to walk to rapid transit or live a central-Bangkok, car-free routine is likely to find the location inconvenient. A sensible viewing should include real morning and evening test drives to work, school, Sukhumvit and the airport rather than relying on map distance alone.
Because this is now a resale-led project, the condition of the individual house can outweigh the headline project specification. Buyers should inspect title documents and encumbrances, confirm the seller's authority, obtain common-fee statements and estate rules, and examine roof areas, water tanks and pumps, drainage, moisture marks and any structural additions. If walls or rooms have been altered, the physical layout should be compared with approved documents. These checks often explain why two homes with the same official floor area can carry very different asking prices and why the cheapest listing can become the more expensive choice after repairs or legal work.
Siri Place Pattanakarn therefore makes most sense as a completed family-oriented community with an active secondary market, not as a fresh Sansiri launch with developer payment plans. Its strengths are the practical two-storey formats, 174-home scale and a real set of shared facilities. Its constraints are a car-dependent location and a land-linked ownership structure that needs extra care for non-Thai buyers. If those conditions fit, the next step is to compare several actual houses inside the estate on plot, condition, documentation and total acquisition cost rather than choosing solely from the advertised floor area and headline price. Position within the estate also matters: proximity to the gate, clubhouse, internal roads or neighboring plots can affect noise, privacy and parking convenience even when the official floor area is identical.
Ownership format
This is a landed townhouse rather than a condominium unit. Resale listings describe homes as freehold, but that does not mean a foreign buyer can automatically register the underlying land in their own name: direct foreign land ownership in Thailand is generally restricted and available only under narrow statutory exceptions. For any specific resale, the land title, building rights and lawful ownership or leasehold structure need to be checked separately; nominee-company workarounds should not be treated as a safe route.

The smallest original plan. Sansiri's brochure lists two bedrooms, a flexible extra room, living and dining areas, a utility zone and one parking space. It suits buyers who want clear internal zoning and can live with single-car parking.
The mid-size plan provides three bedrooms, another flexible room and two parking spaces. Some resale ads describe reworked 118 sqm homes as four-bedroom properties, so the current physical layout should be checked rather than inferred from the original plan name.
The largest original format. Sansiri lists two master bedrooms, three bathrooms and two parking spaces, while independent reviews also show a flexible extra zone and a more distinctive ground-floor arrangement. It prioritizes room size and living-space character over the maximum number of conventional bedrooms.
