It is not a rail-led neighbourhood where daily life can be organised around a station at the gate. The Airport Rail Link is reachable by road, but it is not a walk-out transit option. That trade-off is central to the project: buyers give up inner-city walkability in exchange for a detached house, private land, larger internal space and a lower-density residential setting.

The house catalogue evolved over the life of the project. Early material describes Floretta at about 141 sq m, Blooma at about 154 sq m and Matura at about 171 sq m. A second phase launched in 2018 with Liva at 151 sq m and Vita at 182 sq m; a detailed phase-two review identified 37 homes in that release. Later databases also show a Viva layout of roughly 185 sq m. This matters on the resale market because a listing that simply says “four bedrooms” does not tell you which original plan you are looking at, nor what later extensions or remodelling have changed. Original drawings, the title documents and the physical inspection should be read together.

The shared facilities are unusually substantial for a mature low-rise estate: a two-storey clubhouse, salt-water swimming pool with a children’s section, gym, sauna, children’s room, playground, landscaped green areas, a jogging path and security infrastructure including controlled access, CCTV and 24-hour guards. The benefit of buying into a completed community is that these are no longer brochure promises. A buyer can inspect the pool, clubhouse, internal roads, landscaping and security operation and decide whether the current standard justifies the ongoing common charges. Historic project material cited a common fee of THB 35 per square wah of land per month, but the 2026 rate and any arrears must be confirmed directly for the selected property.

Current asking prices are fragmented rather than controlled by a single developer price list. Recently refreshed 2026 listings show an entry point around THB 8.59 million, while larger or more heavily improved houses are offered higher. An older THB 7.49 million listing is still visible online but is marked as not recently updated, so it is not used as the primary current anchor. The useful comparison is therefore not merely “price per house”. Plot size, original house type, extension work, fit-out quality, orientation, privacy and the cost of immediate repairs can change the economics of two seemingly similar listings.

Public sources disagree on the project’s completion year. Some databases use 2016, while DDproperty and ThinkOfLiving use 2020. Detailed 2018 reviews show that the first phase was already completed and occupied while later house types were being launched, which suggests that the dates refer to different stages of the development rather than to entirely different projects. For a present-day buyer, the more relevant date is the actual handover and renovation history of the individual house. That record can affect maintenance expectations even though the estate itself is fully completed.

Ownership format

This is a detached house on its own land plot. A foreign buyer cannot ordinarily take direct land ownership in Thailand; the lawful structure for the land and the building must be checked against the title deed and the contract for the specific resale house. Nominee ownership structures should not be treated as a solution.
