This is a functioning serviced property, so a prospective buyer can inspect the real building, common facilities and apartment layouts instead of relying on launch material. The operating hotel model, however, should not be assumed to be an owner rental program unless a separate contract proves that.

Layouts built for longer stays

The confirmed range runs from 40–45 sqm one-bedroom suites to a 90 sqm two-bedroom format. Separate living space, a kitchen, balcony and in-unit domestic features make the product closer to a managed apartment than a standard hotel room.

A 45-unit building

Forty-five apartments are arranged over eight floors. That gives the property a very different operating scale from the large residential towers common elsewhere in Bangkok, without requiring any assumptions about density or service quality.

Thonglor beyond the BTS

The property sits inside the neighborhood near The Commons, J Avenue and Samitivej, but not beside Thong Lo BTS. Published walking times are roughly 23–26 minutes, and the residence uses a local shuttle to bridge part of that gap.

Title comes before yield

Property databases use the Freehold label, yet the public record found for this review does not establish condominium registration or foreign-quota title for a specific unit. A purchase should therefore begin with the seller's title and legal transfer route, not with a portal label or rental-return assumption.

About the project

Aspira Hana Residence is best understood as an operating serviced residence rather than a conventional new-build condominium launch. The property is currently marketed by Aspira under the name Aspira Hana Executive Suites Thonglor, with short- and long-stay bookings, housekeeping and hotel-style services already in place. Older names found across booking and property databases include Aspira Hana Residence, Aspira Hana Executive Apartment Thonglor and Syama Hana Executive Apartment Thonglor. Those names point back to the same Thonglor property: the address, contact details, room mix and operating format line up closely enough that there is no evidence of separate phases or towers that should be treated as different projects.

The building is compact by Bangkok standards, with 45 apartments across eight floors. Its confirmed accommodation mix is unusually straightforward: one-bedroom layouts around 40 sqm, a larger one-bedroom option at 45 sqm, and a two-bedroom suite at 90 sqm. These are not bare hotel rooms. The current property material describes separate living and dining areas, kitchens or kitchenettes, balconies and, in the relevant one-bedroom descriptions, washer/dryer facilities. The two-bedroom format adds two separate bedrooms with en-suite bathrooms and a larger open living-and-kitchen area. For an end user, that makes the residence function more like a managed apartment building than a place designed around short overnight stays.

The location is on Soi Thonglor 23 in Khlong Tan Nuea, within the residential interior of Thonglor rather than beside a BTS entrance. That distinction matters in day-to-day use. Current hotel mapping puts Thong Lo BTS roughly a 23-minute walk away, while Suzuki Real Estate gives about 26 minutes. The property operates a local shuttle, which partly offsets that distance. The Commons is shown at about 0.6 km and J Avenue at around 0.8 km, with Samitivej Sukhumvit Hospital also nearby. The practical appeal is therefore the Thonglor neighborhood itself — restaurants, services and an established residential environment — rather than immediate rail access.

The operating amenity package is another clue to what the property actually is. Aspira lists a swimming pool, fitness facilities, laundry, luggage storage, housekeeping and a shuttle service, while current accommodation platforms also show a sauna, parking and front-desk services. Those facilities can make a long stay easier and may be relevant to rental demand, but they should not be confused with an investment management contract. Public sources do not establish what a private owner would pay for management, whether every privately owned unit can enter the same rental program, or how revenue and operating costs would be allocated. Any purchase case should therefore separate the visible guest operation from the contractual economics of ownership.

The legal position needs the same discipline. DDproperty and PropertyScout label the project as Freehold, and several property portals identify Aspira Hotels and Resorts as the developer. Aspira's own corporate description, however, presents the business as a hotel and asset-management company, and the property website does not publish primary documents showing the development entity, condominium registration or the title structure of individual units. That gap is material for a foreign buyer. A portal's Freehold tag is not enough to establish that a particular apartment can be transferred as foreign-quota condominium freehold. The seller's title, the building's legal registration and the exact transfer route need to be checked for the unit being offered.

There is also a genuine conflict over the completion year. Lazudi and Suzuki Real Estate place the property in 2017, while DDproperty, PropertyScout and several project databases use January 2020. The current Aspira page does not state a completion date. What is clear is the present status: the building is complete, operating and actively taking bookings. Because the year itself is not stable across otherwise credible sources, it is better left out of the structured record until a primary building or project document settles the question.

For a purchase decision, it helps to separate three questions that online project cards often blur together. First, is the property real and operating as described? That is well supported: the residence is open, accepts bookings and publishes a current room mix. Second, what exactly does the seller own and what legal interest can be transferred to the buyer? The hospitality website cannot answer that. Third, can a new owner participate in the existing management and rental operation on commercially useful terms? No public owner-management agreement was found. The Aspira name therefore confirms the visible operating brand, not the title or economics of a private sale. The upside of an operating building is that much of the physical reality can be checked before committing: access, common areas, noise, shuttle operation, room condition and the way the property is actually managed are observable rather than promised for a future handover.

The online sale market is even less reliable than the operating facts. A handful of listings are attached to the Aspira Hana Residence name, but some advertise floors far above an eight-storey building and use unit sizes that do not match the confirmed accommodation mix. Those records are not a sound basis for a starting purchase price. As of September 2026, current evidence supports an active serviced-apartment and rental operation much more strongly than it supports a verified pool of units for sale. A buyer should work from a specific seller, title and unit number rather than from an aggregator headline price.

Its standard one-bedroom description is internally inconsistent: the prose mentions 45 sqm while the displayed size field says 40 sqm. This record follows the displayed 40 sqm size for the standard category and 45 sqm for the Premier category. These room types are confirmed for the operating residence, not as current for-sale inventory.
