Why this project is worth a look
Thonglor without a tower
Two eight-storey blocks and 288 units create a more contained residential scale than the high-rises lining Sukhumvit. The buildings frame a central pool and sit inside Soi Saeng Ngoen rather than on a major arterial road. That can suit buyers who want a Thonglor address with less direct traffic exposure. The same setting creates the main compromise: the BTS is not at the gate, so the last leg of the commute matters.
Usable apartment choices
The original mix ranges from roughly 29 sqm studios to two-bedroom homes a little above 60 sqm, with standard one-bedroom units making up most of the project. The one-bedroom-plus layouts add a genuinely flexible extra room rather than simply stretching the living area. Resale buyers should still judge the actual unit, not just the brochure plan, because partitions, furniture, appliances and wear can differ significantly after several years of occupation.
Amenities with substance
The delivered amenity package included a saltwater pool, children’s pool zone, gym, steam room, sauna, landscaped areas and several indoor spaces for work and social use. For a 288-unit project, that is a meaningful set of shared facilities. Their current condition is more important than their original branding. A well-run pool deck, lifts and parking system can support the ownership experience; neglected common property can create the opposite effect.
A visible resale market
Major portals carried substantial sale and rental inventory in September 2026, with asking prices starting around THB 3.1 million. Portal counts are not transaction data and often include duplicates, but they give a buyer something useful: comparables. Instead of accepting a single seller’s price narrative, it is possible to line up several similar units, inspect their tenure and condition, and see how aggressively owners are actually asking.
Connectivity needs planning
The project is in Thonglor but not within a short walk of Thong Lo BTS. Buyers who are comfortable using a car, taxi, motorcycle taxi or feeder service may see the inner-soi position as a reasonable trade. The nearby Saen Saep canal pier adds another commuting option. Buyers who want near-seamless rail access, however, should compare this location carefully with buildings closer to Sukhumvit Road.
About the project
Chapter Thonglor 25 is a completed Pruksa condominium tucked into the northern side of the Thonglor neighbourhood, closer to the Saen Saep canal and Phetchaburi side than to Sukhumvit’s BTS line. Its identity is unusually easy to trace. Pruksa’s own project-launch archive lists Chapter Thonglor 25 as a premium condominium launched in December 2018 with 288 units, while independent project databases consistently describe two low-rise buildings and eight floors. This matters because the buying question is no longer about construction risk or a sales-gallery promise. The buildings are occupied and there is visible resale and rental inventory, so a purchaser can inspect the actual unit, the common areas, the juristic person’s records and the ongoing costs. Completion dates are not perfectly consistent: some project databases use 2020, while others point to July 2021 or simply 2021. This dossier uses July 2021 as the stronger recurring value and keeps the discrepancy visible rather than blending the dates.
The scheme sits on roughly 2 rai 3 ngan 33.7 square wah and is organised as two eight-storey blocks around the pool and landscaped centre. The northern edge meets the path along the Saen Saep canal; the road approach is through Soi Saeng Ngoen, connected with Thong Lo 25. That setting gives the project a different feel from a tower on Sukhumvit Road: fewer floors, more of a courtyard arrangement and less exposure to a major traffic corridor. The trade-off is that it is deeper inside the neighbourhood. A detailed 2021 project review recorded 142 parking spaces, about 49% of the 288 units before tandem parking, with a large share handled by an automated parking system. For a resale buyer, the relevant question is not the old percentage alone. It is worth seeing how the automated system performs today, whether spaces are allocated or first-come-first-served, and how congested the parking areas become in the evening.

Thonglor in the project name should not be read as ‘next to Thong Lo BTS’. A 2021 location review placed the station at about 2.4 km from the project. In everyday use, that usually means a feeder trip by car, taxi, motorcycle taxi or a building shuttle rather than a short walk in Bangkok heat. The original facilities included a shuttle to the station, but this dossier does not treat the old operating timetable as current in 2026; buyers should ask the juristic office what service is actually running now. The site has another transport option that is easy to miss on a conventional condo search: the Thong Lo canal pier was reported at roughly 150 metres from the project boundary, reached via the canal-side path. The Saen Saep boat is not a substitute for the BTS in every routine, but it can be useful for journeys towards Phetchaburi, Pratunam and central Bangkok.
The apartment mix is compact but more varied than a studio-only investment building. Launch information described 30 studios at 28.91–29.30 sqm, 172 one-bedroom units at 34.62–34.97 sqm, 48 one-bedroom-plus layouts at 42.08–61.85 sqm and 38 two-bedroom homes at 57.63–61.17 sqm. Standard one-bedroom units therefore form the core of the project, while larger layouts are a minority. The completed-project review showed enclosed kitchens in the studio, standard one-bedroom and two-bedroom plans, large opening windows and 2.55-metre ceilings. The one-bedroom-plus format was treated differently: its open kitchen is paired with a flexible extra room that can work as a study, guest room or second sleeping zone. Those original layouts are still useful for understanding the product, but a resale unit can be materially different after several years of ownership. Furniture packages, partitions, appliances and even room use should be checked unit by unit.
The common areas were a major part of the original proposition. Chapter Thonglor 25 was delivered with a saltwater pool in the central courtyard, a children’s pool zone, fitness room, steam room, sauna, gardens at ground and rooftop levels, a sunset deck and several indoor areas for working, meeting and socialising. Contemporary project reviews also documented dining and club spaces, a café-style area and smaller lounge concepts. Five years after completion, the better due-diligence question is how these amenities are being maintained rather than how many branded facility names appeared in the launch material. A serious viewing should include the basement parking, lift lobbies, pool deck, rooftop, plant and service areas visible to residents, and any automated equipment. Signs of deferred maintenance, repeated water damage or poorly functioning access systems can change the ownership experience far more than a decorative lobby photograph.
Resale pricing is now visibly below the project’s 2021 developer launch prices in some listings. On 7–8 September 2026, major portals showed asking prices from around THB 3.1 million. By comparison, the 2021 review recorded developer asking prices from about THB 3.99 million for studios, THB 4.90 million for standard one-bedroom units and higher levels for larger formats. Those numbers should not be turned into a simplistic capital-loss calculation. Today’s listings come from individual owners, with different floors, views, urgency, fit-outs and tenure; portals also contain occasional data errors, including unit areas or floor numbers that do not fit the original project specifications. The useful takeaway is market visibility: there is enough live inventory to build a proper comparable set. A buyer can compare several units of the same original type instead of treating the lowest headline as the project’s true market value.
For an international buyer, tenure must be checked at unit level. Thai condominium law allows foreign individuals to own units on freehold title only within the statutory foreign quota, capped at 49% of the condominium’s total area. Current Chapter Thonglor 25 resale inventory includes units marketed as available in the foreign quota, so foreign-freehold transactions are clearly part of the secondary market. That does not mean every unit is available in the quota at the moment a buyer wants to transfer it. Before paying a meaningful deposit, the buyer should obtain confirmation from the condominium juristic person, verify the seller’s title and encumbrances, and make sure the funding and transfer documents satisfy the Land Department requirements. A leasehold offer is a different legal product and should be assessed on its own term, renewal language and counterparty; it is not simply another label for the same ownership right.
Operating costs deserve the same distinction between historical information and current evidence. The detailed 2021 review recorded a common-area fee of THB 75 per sqm per month and a sinking-fund contribution of THB 500 per sqm. These are useful reference points, but they should not be presented as guaranteed 2026 charges. A completed condominium can revise budgets, collect special assessments or change service arrangements through its juristic-person process. For a resale purchase, request the current common-fee rate, any unpaid balance attached to the unit, recent major-owner resolutions, reserve-fund information and confirmation of foreign quota. Chapter Thonglor 25 is most compelling when evaluated as an operating building rather than as a marketing concept: the buyer can inspect the specific apartment, observe management quality, compare real asking prices and decide whether the quieter inner-Thonglor setting is worth the extra connection required to reach the BTS.

Ownership format
A foreign buyer may hold a condominium unit on freehold title within the statutory 49% foreign-ownership quota for the building. Current Chapter Thonglor 25 resale inventory includes units marketed as Foreign Quota, but the status of the chosen unit must be confirmed through the condominium juristic person before transfer. Where foreign freehold is not available, a leasehold structure may be offered instead; its term and renewal wording must be checked in the actual agreement.
Unit types & sizes
The smallest original format. The completed-project review showed a 28.91 sqm studio with a combined sleeping/living zone, a separate kitchen and balcony, plus relatively generous storage for the size. Resale portal data should be checked against the title deed and original plan because some current advertisements quote areas below the published studio range.
This is the project’s core apartment type, with 172 units reported at launch. At about 35 sqm, the layout separates the bedroom from the living area and the reviewed unit used an enclosed kitchen. Because it is the dominant format, it should offer the best pool of resale comparables for judging the premium or discount attached to floor, outlook, condition and tenure.
A more flexible category whose extra room can work as a study, guest room or small secondary sleeping space depending on the plan. In the 46.62 sqm example reviewed after completion, the kitchen was open and the bonus room could be separated with full-height sliding glass doors. The category spans a wide area range, so two ‘one-bedroom plus’ units may feel materially different in practice.
The largest standard family format. The reviewed unit at about 58 sqm used an enclosed kitchen, two separate bedrooms and an en-suite bathroom for the principal bedroom; two-bedroom units occupied corner positions in the building layouts. With only 38 reported at launch, supply is much thinner than for standard one-bedroom units, making orientation and specific stack more important when comparing asking prices.
Launch-era distribution was reported as 30 studios, 172 one-bedroom units, 48 one-bedroom-plus units and 38 two-bedroom units, totalling 288. The size ranges above come from project information and a detailed 2021 completed-building review. - A detailed 2021 review placed Thong Lo BTS at roughly 2.4 km. In practical daily use, rail commuters should expect a feeder trip rather than a door-to-platform walk.
- Thong Lo pier on the Saen Saep canal was reported at around 150 metres from the project boundary via the canal-side path, adding a useful route towards Phetchaburi, Pratunam and central Bangkok.
- The Commons was reported at about 1.2 km, J Avenue at roughly 1.3 km and Donki Mall Thonglor at around 1.8 km. Thonglor’s dining and retail ecosystem is accessible, but not every destination is immediately outside the gate.
- Camillian Hospital was listed at approximately 0.9 km and Samitivej Sukhumvit at about 1.5 km, giving owner-occupiers practical healthcare access within the wider neighbourhood.
