Inside the neighbourhood
The building sits in a side street with quick links to both Thong Lo and Ekkamai roads rather than directly on a major traffic corridor. That can create a calmer home base without removing the district’s conveniences. Noise still varies by elevation, exposure, nearby construction and the pool courtyard, so the selected unit must prove the benefit.
Evidence, not renderings
The condominium is complete and operating. A buyer can assess lifts, corridors, parking, pool condition, neighbouring buildings and management standards before transfer. Construction risk has largely passed, but resale due diligence takes its place: survey the unit, review juristic-person finances and identify any planned capital works.
Layouts with distinct jobs
One-bedroom, one-bedroom-plus and two-bedroom formats support different routines, and three special units open directly to the pool. Buyers can prioritise a lower entry budget, a defined work zone or genuine room separation. Because the size bands overlap, plan efficiency matters more than the category printed in the advertisement.
A focused amenity set
The 130 units share a saltwater pool with children’s section and jacuzzi, fitness and steam rooms, meeting space, gardens and an active rooftop. It is a useful urban package without the scale of a huge compound. Its value depends on maintenance, resident demand and the condominium’s willingness to fund repairs consistently.
Walkable local errands
Convenience retail, Camillian Hospital, The Commons and J Avenue are closer than the BTS. That pattern suits residents who spend time within Thonglor and use taxis for longer trips. Daily train commuters should test the final two kilometres in realistic heat, rain and traffic rather than treating the district name as station proximity.
About the project
Chewathai Residence Thonglor is a completed low-rise condominium on Thonglor Soi 20, also known as Soi Chaemchan. The development is a single eight-storey building with 130 units rather than a multi-tower compound. Its proposition is a Thonglor–Ekkamai address without the scale or vertical feel of a high-rise beside the train. The building is roughly 150–170 metres from Thong Lo Road and about 260 metres from Ekkamai Road. Rail access is less immediate: the developer puts BTS Thong Lo at around 2 km and BTS Ekkamai at 2.4 km. Residents therefore combine neighbourhood walking with taxis, motorcycle taxis or a private car rather than treating the BTS as a station at the door.
The unit mix has three principal categories: one bedroom, one bedroom plus, and two bedrooms. Chewathai’s current page gives 31.09–44.33 sqm for one-bedroom homes, 44.11–52.49 sqm for the plus format, and 41.36–61.70 sqm for two bedrooms. Three special units have direct pool access. Those bands overlap, which makes the label less useful than the actual plan. A compact two-bedroom can have less space than a large one-bedroom-plus unit, while a pool-access home may trade privacy for convenience. Compare title area, room proportions, storage, window placement, circulation and the separation between sleeping and living zones before using bedroom count as the deciding filter.

This is an operating building with a visible maintenance record, not an off-plan promise. DDproperty reports 2020 as the completion year, while Chewathai’s own progress page records structural, architectural, mechanical and interior work at 100% in June 2021. Buyers can now inspect the consequences: lift performance, corridor ventilation, pool noise, façade and roof condition, water pressure, common-area cooling, drainage and the standard of daily cleaning. Request condominium-juristic-person accounts, recent meeting minutes and maintenance plans as well. A completed property gives far more evidence than a brochure, but only if the review extends beyond the refurbished interior of the unit for sale.
The current entry point is an asking price of THB 4.2 million for an approximately 30 sqm one-bedroom unit, updated in August 2026. Other live listings illustrate the spread: roughly THB 4.35–5.45 million for compact one-bedroom homes, around THB 6.4–8.7 million for units close to 44–50 sqm, and more than THB 10.5 million for a larger two-bedroom home near 61 sqm. These are asking prices, not recorded transactions. Floor, outlook, fit-out, furniture, foreign-quota eligibility, tenancy and seller urgency can all affect them. A low headline should trigger verification of title, ownership, arrears, physical condition and inclusions rather than an assumption that every 30 sqm unit has the same value.
The amenity programme is practical for a 130-unit urban building. A saltwater pool measuring 18 × 8.5 metres includes a children’s section and jacuzzi, supported by a fitness room and steam room. The scheme also provides a lobby, meeting room, mail area and garden. On the roof, residents have another landscaped area, an activity space and a small two-hole putting green. This is a credible daily-use package, not a resort club. The real question is how it functions under resident demand and how consistently it is funded. Visit after work or on a weekend, when the pool, gym, lifts and drop-off area are under the sort of load an owner will actually experience.
Chewathai’s current project page states 70 parking spaces—about 55% of the unit count—and two EV charging points. A space should not therefore be assumed to come automatically with every home. An older Chewathai article reported 52 spaces, so the condominium management office should confirm the as-built count and current operating rules: fixed or floating bays, resident stickers, second-car charges, visitor access and charging queues. This is a core due-diligence item for a daily driver. For a resident who mainly uses taxis, the numerical shortfall matters less, though the quality of the entrance and pick-up area at peak time still affects everyday convenience.
The micro-location is more useful than the broad Thonglor label suggests. Chewathai lists Thong Lo Road about 150 metres away, a 7-Eleven at roughly 220 metres and Camillian Hospital at around 350 metres. The Commons is shown at about 850 metres and J Avenue at 1 km, making a meaningful part of the neighbourhood walkable. The BTS is a different proposition at around 2 km. That may be an acceptable walk in mild weather and an unpleasant one in midday heat or heavy rain. Map the normal trip to work, school, groceries and evening venues rather than measuring the address only against Sukhumvit Road; the value of this location comes from local connections, not from pretending it is a station-front condominium.
The official project page currently quotes a common-area fee of THB 90 per sqm per month, payable one year in advance, and a one-off sinking fund of THB 600 per sqm at transfer. For a resale buyer, those published rates are only the starting point. Obtain the latest juristic-person invoice, a no-debt certificate, confirmation of whether the sinking-fund contribution was already settled, and any resolutions for special levies or major works. Review reserve balances and collection discipline as well. A low-rise building with a pool, landscaped roof and mechanical systems needs reliable funding; an attractively priced unit can become a poor purchase if the condominium’s finances cannot support its common property.
Freehold condominium ownership is comparatively direct for a foreign buyer, but it is not automatic for every listing. Thai law limits foreign freehold to 49% of the building’s total unit area. Two otherwise similar apartments can therefore have different eligibility and pricing depending on their quota status. Before paying a deposit, obtain confirmation from the condominium juristic person, review the unit title and encumbrances, secure the no-debt documentation and agree the bank evidence for funds remitted from abroad. A seller’s statement that foreign quota will be arranged later is not equivalent to documentary capacity to register the unit in the buyer’s name at transfer.
DDproperty currently shows asking rents of roughly THB 20,000–42,000 per month. That range is useful market evidence, but it should not be converted into a promised yield. Listings may be duplicated and differ in size, furniture, floor, lease length and included costs. An investor needs achieved rents for genuinely comparable units, vacancy history, agent commissions, maintenance between tenancies and any building rules on letting. The project benefits from a recognised inner-Bangkok neighbourhood and a range of compact layouts, but it also competes with many newer and older Thonglor buildings. The investment case rests on the purchased unit, price and operating costs, not the postcode alone.
Choosing here works best as a sequence. First decide whether the daily routine is compatible with a two-kilometre BTS distance. Next select the space: a conventional one-bedroom for a single resident or couple, a plus unit when a real work or guest zone is needed, or two bedrooms when separation matters more than generous room widths. Then test floor, afternoon sun, outlook, pool or service-area noise, parking and management quality. Finally verify foreign quota, title, arrears and inclusions. Chewathai Residence Thonglor is compelling as an established, amenity-equipped low-rise between two important neighbourhood roads. It is less persuasive when marketed as a generic luxury address without regard to transport habits, unit geometry or the building’s actual operating condition.

Ownership format
The development is a freehold condominium. A foreign buyer may register a unit in direct freehold only while the building remains within the statutory foreign quota of no more than 49% of total unit area. Quota status must be confirmed for the selected unit, and purchase funds normally need to arrive from abroad with the required bank evidence.
Unit types & sizes
The main compact format for a single resident or couple. Storage, work space and living-room width change materially across the range, so a larger one-bedroom may function better than the smallest nominal two-bedroom plan.
A middle option for a study, occasional guest area or larger living zone. The extra space is only as useful as its window, door and circulation; a labelled plus room should not automatically be valued as a full second bedroom.
A format for a small family, shared living or a permanent enclosed office. The lower end is very compact for two rooms, making second-bedroom width, bathroom count, dining space and storage essential plan-level checks.

- Chewathai reports about 150 metres to Thong Lo Road, 260 metres to Ekkamai Road and 800 metres to Phetchaburi Road. The street network is close, although journey times remain traffic-sensitive.
- BTS Thong Lo is shown at roughly 2 km and BTS Ekkamai at around 2.4 km. This is not a station-front condominium; the final segment normally requires another mode or a willingness to walk in Bangkok weather.
- A 7-Eleven is listed around 220 metres away, The Commons at 850 metres, J Avenue at 1 km and Eight Thonglor at 1.3 km. A meaningful share of dining and daily retail is accessible without going down to Sukhumvit Road.
- Camillian Hospital is approximately 350 metres away, Samitivej Sukhumvit Hospital about 1.6 km and Bangkok Hospital around 2 km. Medical access is one of the address’s most practical strengths.
- Airport Rail Link Ramkhamhaeng is shown at about 3.3 km and the Ekkamai–Ram Inthra expressway entrance at roughly 1.9 km. Both improve wider-city access but still require a surface connection.
