Baan Sukhumvit 36 offers floor areas that are less common in many newer mass-market projects: smaller units around the mid-40 sq m range and many two-bedroom homes around 75–84 sq m. The trade-off is clear: the buyer gets space but must budget for an older building and potentially older interiors.

Thong Lo, not station-front

The project sits within the Thong Lo catchment without being directly beside the BTS entrance. That can be a reasonable location-versus-price compromise, but only if the actual walk works for the occupier. The route is worth testing in real life rather than judging from a straight-line map distance.

A genuine resale choice

Individual owners have renovated units to very different standards, so the building can offer both move-in-ready apartments and cheaper renovation candidates. That flexibility is useful, but it makes project-level averages less meaningful. The purchase price should be assessed together with the realistic post-transfer renovation budget.

Baan Sukhumvit 36 is an established residential condominium on the southern side of the Thong Lo area, tucked into the street network between Sukhumvit and Rama IV. It is not a new launch and there is no primary-sales story to evaluate: the building was completed in December 1998, so a buyer is dealing with individual owners and the secondary market. That changes the due-diligence priorities. The age of the property matters because the condition of the building systems, lifts, waterproofing, common areas, parking and the condominium juristic person now has more practical weight than any original brochure. A large apartment can still be a sensible purchase, but the decision has to be based on what exists today rather than on how the development was positioned when it opened.

The most consistent project records describe one 14-storey building with 150 units on roughly 6,400 sq m of project land. FazWaz, Dot Property, PropertyHub and the long-established Bangkok agency Suzuki Real Estate all repeat the 14-floor / 150-unit configuration. A separate cluster of online records states 15 floors and 170 units and sometimes uses 83/1 as the street number instead of 119. We have not blended those figures. The register entry uses 14 floors, 150 units and 119 Napha Sap Alley, Lane 5 because those details have broader independent support, while the number 119 is also used by the condominium's own resident/juristic-office site and by multiple current listings. The competing version is retained as an unresolved source conflict rather than quietly discarded.

One reason this older building still appears in active sale and rental searches is unit size. Project profiles describe studios around 44–45 sq m and two-bedroom apartments ranging from roughly 74 to 141 sq m. Japanese agencies that have handled units in the building for years also show one-bedroom layouts around 44–56 sq m and two-bedroom stock around 75–84 sq m. Current resale advertising includes other configurations as well. In a 1998 building, that is not surprising: owners may have altered partitions, combined spaces or changed how rooms are marketed over time. For a buyer, the title-deed area, actual measured layout and physical inspection are therefore more reliable than the bedroom label in an advert.

The confirmed address is 119 Napha Sap Alley, Lane 5, Khlong Tan, Khlong Toei, Bangkok 10110. This is an inner-soi location rather than a station-front condominium. Suzuki Real Estate quotes a walk of about 13 minutes to Thong Lo BTS, while other property portals place the distance in a broader band of roughly 0.7 to 1.1 km depending on the mapping point. That distinction is useful. Baan Sukhumvit 36 can work for someone who wants the Thong Lo catchment without paying specifically for a building attached to the station, but the final part of the journey is still a real walk through the local street network. A prospective occupier should test that route at the times they expect to use it, not rely only on a map pin.

The shared facilities are practical rather than elaborate. Multiple sources list a swimming pool, fitness room, sauna, garden, parking, 24-hour security and CCTV. FazWaz-linked profiles also mention a children's pool, key-card access and back-up power, while some local databases list a children's play area. Because the development has been operating for close to three decades, facility condition matters more than facility count. A pool that appears in every portal description may be well maintained, recently refurbished or overdue for work; the same applies to the gym, lifts and landscaping. Buyers should inspect the common property with the same attention they give to the apartment interior.

This is fundamentally a resale market. PropertyHub showed a 45.2 sq m one-bedroom unit at THB 5.0 million with the listing refreshed in August 2026, while FazWaz and other portals carried larger units at higher prices. That THB 5.0 million figure is useful only as a lower market anchor. It is not a project-wide asking price and it says nothing by itself about renovation quality, floor, outlook, furniture, ownership quota or transaction readiness. In an older condominium, two apartments with almost identical floor areas can represent very different capital requirements after purchase. A low entry price can be attractive, but only after the buyer has priced any necessary work to air-conditioning, electrical systems, bathrooms, kitchen, windows and finishes.

For a foreign purchaser, the relevant legal question is whether foreign freehold quota is available for the selected unit at the time of transfer. Thai condominium rules cap foreign ownership at 49% of the total condominium unit area. Thailand's government information service also explains that the buyer needs a certificate from the condominium juristic person confirming the foreign ownership proportion for the Land Department transfer process. Market records for Baan Sukhumvit 36 include units that have been described under foreign quota, but that is historical evidence, not proof that every unit can be transferred to a foreign buyer today. The quota confirmation must be current and transaction-specific.

The open-source record is weaker on recurring ownership costs than it is on the building's physical facts. We did not find a dependable current common-area fee, sinking-fund balance or published schedule of major capital works. Those gaps should remain gaps rather than be filled with a Bangkok average. Before committing to a material deposit, a buyer should obtain the current common-charge statement, the unit's debt-free documentation, recent co-owner meeting records, information on planned major repairs and the juristic person's confirmation of foreign quota where relevant. These documents help distinguish an older building that is being actively maintained from one where future owners may face deferred expenses.

Baan Sukhumvit 36 therefore suits a specific type of buyer. It is more compelling for someone willing to trade building age for space, an established address and a lower entry point than many newer Thong Lo-area products. It can also suit an owner-occupier who is comfortable evaluating renovation work or a landlord focused on conventional long-term tenancy rather than a brand-new amenity package. It is less natural for someone who wants a new-development warranty, uniform interiors, extensive contemporary facilities or a station-door location. The right question is not whether a 1998 condominium is 'too old'; it is whether this particular building is managed well and whether the specific unit is priced correctly after all necessary work and transaction constraints are included.
