Why this project is worth a look
Low-rise scale
Two eight-storey buildings and 122 homes create a smaller residential environment than a typical central Bangkok tower. That does not guarantee silence or privacy, but it makes floor-by-floor orientation, lift traffic and the relationship between the two buildings easier to understand before purchase.
Inspectable today
The project has been complete since 2020. Buyers can test the actual route to BTS, inspect common areas after several years of use, operate the parking system and compare daytime and evening conditions instead of relying on launch material.
Parking provision
Areeya states parking equal to 100% of the unit count together with six passenger lifts. That is meaningful for a car-dependent owner, although the automated system should be checked for vehicle-size limits, retrieval time and current resident rules.
Real family sizes
The original mix goes beyond compact one-beds: two-bedroom layouts run about 82.8–103.75 sqm and two-bedroom duplexes about 116.95–161.25 sqm. That opens the project to full-time owner-occupiers who need proper living and bedroom separation.
Wellness facilities
Indoor swimming, separate male and female onsen baths, fitness, a courtyard and a golf simulator give residents several usable facilities within a relatively small development. Condition and booking rules should still be inspected because the building is already operating, not newly handed over.
About the project
Chalermnit Art De Maison is a completed low-rise condominium on Sukhumvit Soi 53 in the Thonglor area of central Bangkok. Areeya Property completed the development in March 2020. The scheme has 122 residences across two eight-storey buildings, so the buying decision is quite different from a new high-rise launch: there is no need to imagine how the final product might turn out. You can inspect the actual lobby, corridors, parking system, wellness areas, neighbouring buildings and the exact outlook from the unit before committing. That makes the project easier to diligence, but it shifts the work toward the individual resale unit and the condominium juristic person rather than construction progress.
The address matters. The project is on Soi 53, not directly on Sukhumvit 55, the main Thonglor strip. In practice that places it on a more residential parallel street while keeping access to Thonglor’s restaurants, shops and services through the connecting sois. Walking distance to Thong Lo BTS is one of the few facts where sources do not agree: Areeya’s project page says 300 metres, while current portal pages and independent reviews tend to put the walk at roughly 610–650 metres. A buyer who relies on the train every day should therefore test the route rather than buy on the assumption that this is a station-front building.

Because the building has been occupied for several years, due diligence can be concrete. Visit at different times, listen for traffic and mechanical-parking noise, see how quickly the lifts arrive, check how the courtyard and indoor pool have aged, and compare views between Buildings A and B. Thonglor is dense enough that orientation can matter more than a small difference in floor area. For a resale transaction, the more important documents are the title deed, confirmation of no outstanding common-area debt, the registered plan, any alteration history and—if the buyer is foreign—written confirmation that the unit can transfer within the foreign freehold quota.
The original unit mix is broader than a typical small-unit city project. One-bedroom layouts run from about 33.4 to 55 sqm. Two-bedroom units are substantially larger at roughly 82.8 to 103.75 sqm, while the confirmed two-bedroom duplex layouts range from about 116.95 to 161.25 sqm. That gives the building a genuine owner-occupier proposition alongside smaller apartments. It also means that two listings with the same bedroom count can be very different products. A 36 sqm one-bedroom, a 53 sqm one-bedroom and a 100 sqm two-bedroom should not be compared on price alone; plan efficiency, lift access, outlook, furnishing and condition are all material.
Some current portals also advertise three-bedroom resales around 220–236 sqm. Those sizes do not line up with the original unit schedule documented in detailed project reviews, which lists one-bedroom, two-bedroom and two-bedroom duplex types up to 161.25 sqm. They may be combined or later-modified apartments, but that should not be assumed. For any unusually large resale, the registered condominium plan and title area should be checked before the apartment is treated as a standard project type.
The amenities are unusually functional for a low-rise building. The project includes an indoor swimming pool, separate male and female onsen baths, a fitness room, courtyard garden, lobby areas and a golf simulator. Areeya also states parking provision at 100% of the unit count and six passenger lifts. For a car-owning resident in central Bangkok, the parking ratio can matter as much as the pool. The system is automated, however, so the useful question is not simply whether parking exists but whether the buyer’s vehicle fits the system, how retrieval works during busy periods and what the juristic person’s current rules are for residents and visitors.
This is now a resale market, not a launch-price market. As of 30 August 2026, PropertyHub is surfacing a 41.5 sqm one-bedroom on the sixth floor at THB 8.48 million, refreshed on 29 August. DDProperty’s project page shows its own active sale range starting around THB 9.1 million, while FazWaz is showing a higher floor of around THB 9.5 million. Those numbers come from different pools of units, so they should not be averaged into a fictional “project price.” The registry figure uses THB 8.48 million only as the lowest visible current asking-price anchor found in this research. The unit still needs to be reconfirmed before it is presented to a buyer.
Tenure is another point where project-level shorthand is not enough. Portals describe Chalermnit Art De Maison as freehold, and current resale listings are commonly marketed on that basis. A foreign buyer, however, can take condominium freehold only while the building remains within Thailand’s foreign ownership ceiling of 49% of the total sellable condominium area. The exact quota position is live information held by the condominium juristic person. A listing marked “freehold” therefore does not, by itself, prove that a foreign purchaser can register that particular unit in their own name on the intended transfer date.
The sensible way to approach Chalermnit Art De Maison is to shortlist actual units inside the building rather than decide from the project brochure. The fundamentals are easy to understand: a completed 2020 low-rise, 122 residences, a Thonglor-side address, unusually generous two-bedroom sizes, strong parking provision and a distinctive wellness package. The trade-offs are equally clear. Entry pricing is high, the walk to BTS is not truly doorstep convenience, and resale stock can include non-standard configurations. For most buyers, the best comparison is therefore three to five real apartments in the building, with the foreign quota, title area, view, condition and juristic-person documents checked side by side.

Ownership format
Units in the project are marketed as freehold. A foreign buyer can register full ownership only within the live 49% foreign ownership quota by total condominium area; if quota is unavailable, leasehold or another alternative must not be assumed and has to be confirmed for the specific unit.
Unit types & sizes
The core city format. Units within this band vary enough that floor plan matters as much as headline size: kitchen separation, bathroom access, window line and the relationship to the opposite building can change how the apartment feels. August 2026 resale stock includes examples from roughly the mid-30s to low-50s sqm.
A materially larger layout aimed at full-time living rather than a compact pied-à-terre. Some apartments in this class have private-lift access. That feature is unit-specific, so it should be confirmed from the actual floor plan rather than assumed from the bedroom count.
The duplexes separate living and sleeping functions across two levels and are the largest confirmed type in the original project mix. For a resale purchase, the registered plan, staircase configuration and any later alterations between levels deserve close inspection.
