Why this project is worth a look

Inspect an operating hotel

AVIATOR has moved beyond renderings and planned opening dates. Buyers can evaluate the building, amenities and guest experience directly, while remembering that occupancy and quality of service are not substitutes for owner-level accounts.

Designed for extended stays

Kitchen facilities, work-friendly layouts and hotel assistance offer something between a basic room and a private villa. That positioning may attract longer visits, but it is a guest proposition rather than a promised level of rental demand.

A verifiable Berawa address

Gang Kana is a specific street, not a vague claim to be in central Canggu. It makes it possible to assess the approach road, nearby activity and walking routes before assigning a value to the location.

One shared hospitality operation

The hotel has a management structure in place rather than expecting every investor to source guests independently. Its value to an owner will depend on how revenue and costs are allocated, how thoroughly the operator reports, and how much personal use is permitted.

Contract clarity remains essential

The proposed 30-year lease and further 25-year extension are commercially significant, especially for a resale buyer. They need to be established by the land documents and enforceable agreements before being treated as an asset with a particular duration.

About the project

AVIATOR is worth approaching as an existing hospitality operation rather than a conventional residential development. Guests can book stays at the property today, and accommodation platforms carry guest feedback. The investment website says the building was ready to receive visitors in October 2024, while the hotel description on a booking platform gives November 2024 as its inauguration. Those details are not quite the same as a documented handover date for every investor, but they establish the more useful point: the building is functioning. A potential buyer can inspect something real, ask to see the proposed apartment and test whether the guest experience matches the commercial pitch.

There are 19 rooms and apartment-style suites in a four-storey building. The number appears in both the project's investment material and its operating accommodation profile, so there is no reason to turn separate room categories into separate developments. AVIATOR is a small aparthotel, with shared facilities and a guest-services team. Owning a contractual interest in one accommodation unit would not necessarily give its holder the same freedom as an owner-occupier in an ordinary apartment building. The distinction lies in the documents governing land rights, the unit and hotel operations, none of which should be inferred solely from the word apartment in a listing.

The hotel's address is specific: Jalan Tegal Sari, Gang Kana No. 59, Banjar Tegalgundul, Tibubeneng, Kuta Utara, Badung. This places it in Berawa, an established part of the wider Canggu visitor area. It is not a beachfront property. The investment site emphasizes access to the beach, dining and leisure venues, but those surroundings are best understood by taking the actual route from the gate. Travel times advertised on project pages rarely account for your preferred mode of transport or changing traffic. The precise street address is more valuable than a broad Canggu label because it makes an honest site visit possible.

The rooms are designed around relatively self-contained stays. The hotel advertises kitchens or kitchenettes, air conditioning, internet access, and several configurations with balconies, sitting areas or small gardens. Its accommodation page identifies a 36-square-metre Studio Suite, for example, and describes larger suite categories. Such layouts can appeal to a guest staying for weeks rather than nights, particularly someone who wants somewhere to prepare a simple meal or work indoors. That does not make every unit a full-size apartment. A studio's usefulness, bed arrangement and privacy can differ substantially from a suite with separate sitting space.

The sales inventory deserves closer reading than the attractive headline price. The project website describes apartment sizes as 32–50 square metres, then displays unit 202 at 42 square metres for USD 143,000 and unit 105 at 69 square metres for USD 162,000. Both can be genuine entries in the same building, but the 69-square-metre listing conflicts with the generic range. The public pages do not explain whether measurements include particular ancillary spaces or whether the summary range was simply left unchanged. The appropriate comparison is between actual plans and the area definition in each proposed contract, not between a general size band and an isolated price.

The current-looking sales page has another time problem: it presents two units as remaining but retains an instalment schedule tied to construction. A completed hotel cannot automatically be bought under the same progress-payment arrangement that applied before opening. A separate aggregator has shown markedly lower starting figures and an older expected handover quarter. These should not be blended into a synthetic market price. The USD 143,000 figure used here is the lowest explicitly identified asking price on the project's own sales page as checked on 20 October 2026. Whether unit 202 is still available, whether another owner is reselling it, and whether the price includes all transaction costs are open questions.

According to the developer's investment materials, the proposed acquisition involves a 30-year land lease agreement with Real Estate Bali Papa and an additional 25-year renewal presented as guaranteed. That is an important commercial claim, not proof of a registered freehold interest or an unconditional second term. The decisive language will be in the actual lease and in the documents showing the lessor's authority over the land. Buyers need to know when the clock starts, what must happen at renewal, whether additional payment is required and what can be assigned to a subsequent buyer. Advertising cannot settle those questions on behalf of the land titleholder.

Indonesian land rights and a private lease are different legal arrangements. The fact that an aparthotel has been taking reservations does not identify the underlying title or demonstrate what an overseas purchaser is entitled to hold. Nor does the sales page's description of the site as a red tourism zone establish planning approval for the specific parcel. Site-specific zoning evidence, the land-right record, the building approval known as PBG and the fitness-for-use certificate known as SLF were not available to verify publicly for AVIATOR. Their absence from the material reviewed is not evidence that the operator lacks them; it means a buyer should not treat compliance as independently established.

The people behind the marketing are identifiable, although the complete contractual chain is not. The official investment material describes Real Estate Bali Papa as Sergey Sulimov's company. The active accommodation listing names PT Real Estate Bali Papa as the property manager. This is more useful than an anonymous sales brochure: there is a named brand and an operating business to contact. It still leaves a key question. The company running the hotel, the entity selling an interest and the person or company holding the land may be the same or may be different. What matters is the documentary connection among them and the obligations each party is capable of fulfilling.

Operating history creates a practical advantage for due diligence. A site inspection can address maintenance, noise, room layouts and staffing. Guest reviews provide another window into the accommodation experience, though they are not audited accounts. A highly rated stay says little about the cash a particular investor actually receives. Hotel-wide occupancy can be allocated unevenly among unit categories, and revenue depends on room rates, promotional discounts and the distribution channels used. Before forecasting an owner's return, one would want actual monthly performance for the selected unit or a clearly explained pool-allocation model covering an identifiable reporting period.

The investment page previously illustrated a 20% management charge and a further 7% allowance for operating costs, bringing its model to 27%. These are assumptions presented by the seller, not verified recent expenses. A usable management agreement should say what is included, who pays for platforms, laundry, repairs, insurance, replacement furniture and taxes, and whether the operator has discretion to run promotions. It should also explain reporting, access to records, payment timing and termination. Without that clarity, a claim about passive income is difficult to turn into a sensible estimate, even with evidence that people genuinely stay at the hotel.

A mixed-use arrangement is marketed as another option. The project says an investor could reserve the apartment for personal stays of two to four weeks while allowing guests to use it during the rest of the year. This can be appealing to someone who visits Bali periodically, but its value depends on the fine print: blackout dates, holiday periods, advance notice and charges when the owner stays. If personal use is an important reason for buying, it must be a contractual right rather than an informal expectation that the front desk will keep the room free on request.

The four-storey setting introduces questions that do not appear in price tables. The booking and hotel sites show a shared pool and a reception service, with in-room kitchen facilities that may reduce the inconvenience of longer stays. Expedia's property information says there is no elevator, a detail worth checking for anyone considering an upper-level apartment or expecting step-free access. The original investment description also mentions a coworking area, but its current configuration and any owner access rules have not been independently verified. Building conveniences should be evaluated as they exist, including who pays to maintain them, not solely as items on a project brochure.

Resale is where the legal structure and operating economics meet. A future buyer would be acquiring whatever years remain under an enforceable contract, with any assignment fees, consent requirements and hotel-management obligations attached to it. The same room could become less attractive if the lease has a short remaining term or the management contract cannot be transferred on reasonable terms. AVIATOR therefore should not be compared with land ownership or other Bali projects by entry price or advertised return alone. It is an operating, small-scale hospitality property whose merits can be examined, but a responsible purchase decision still requires the lease documents, building compliance evidence, live inventory and actual owner-level financial records.

Ownership format

The seller advertises a 30-year contractual land lease and a further 25-year extension. The signed contract, lessor's authority, term commencement and enforceability of renewal have not been verified; this is not direct land ownership.

Location

  • AVIATOR sits in Berawa, within Tibubeneng village, North Kuta district and Badung regency. The Canggu label is a wider tourist-area description rather than the property's exact administrative address.
  • The confirmed street address is Jalan Tegal Sari, Gang Kana No. 59, Banjar Tegalgundul. It provides a practical basis for checking vehicle access, immediate neighbours and the entrance to the operating hotel.
  • Berawa Beach, Atlas Beach Fest, restaurants and grocery shopping form part of the wider neighbourhood. Proximity does not guarantee a fixed journey time, particularly at busy periods.
  • The approximate pin comes from the map embedded on the hotel's official contact page. It is suitable for locating the hotel, not for defining the legal boundaries of the leased land.

Best for: Someone who would rather inspect an open hotel than buy against a construction promise. AVIATOR offers observable rooms, staff and shared facilities; a visit can reveal whether the specific accommodation unit is consistent with the sales material.; A part-time Bali visitor interested in combining personal stays with rental income. This makes sense only if the owner-use periods and booking priorities are expressly included in a management agreement.; An investor comfortable acquiring a time-limited contractual position instead of land title. Such a buyer will place particular weight on the remaining lease period, assignment rights, renewal mechanics and the identity of the responsible contracting parties.; A purchaser drawn to small, managed accommodation rather than an entire independent villa. Shared hotel services may reduce day-to-day involvement, but they also create reliance on the operator's competence and commercial rules.; A buyer prepared to underwrite the asset from actual accounts. The operating hotel should be capable of supplying room-level revenue evidence, fee schedules and payout records; published occupancy and return scenarios are not enough on their own.; may not suit: Anyone whose overriding goal is unrestricted personal land ownership or a perpetual title. The advertised AVIATOR acquisition is lease-based and cannot be treated as a freehold land purchase.; An investor who requires a guaranteed percentage return or accepts the advertised additional 25 years as unconditional without reviewing the underlying documents. Neither claim is independently secured by the public sales pages.; A household needing multiple separate bedrooms, large private grounds or assured step-free access. The established accommodation is mainly compact hotel-style units, and accessibility details should be verified on site..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The sales page states a general 32–50 sqm range while advertising unit 105 at 69 sqm; no current complete area schedule was available to reconcile those figures.
  • Two units are shown at USD 143,000 and USD 162,000 on the project sales website, which still carries a construction-stage payment schedule; independent portals show other figures. Live inventory, transfer basis, fees and transaction price remain unverified.
  • The announced 30-year land lease, further 25-year extension and short-stay zoning claim have not been supported by the property's land title, executed lease, planning record, PBG, SLF or a documented contractual chain among the named entities.
