Why this project is worth a look
A genuinely small building
Eighteen apartments across five levels create a different scale from an extensive resort. It may feel more personal, but the shared roof can also be lively. House rules and guest circulation will matter at least as much as the number of neighbours.
About the project
There is a meaningful difference between buying an apartment in a large resort and entering a building of just 18 homes. OM Club House is designed around the latter idea. The scheme has five residential levels, a shared rooftop and an underground service and parking level. Its earliest materials called it OM Apartments; Avalon now presents it as OM Club House. The two names lead back to the same Berawa development rather than separate releases. Most accommodation is arranged as one-bedroom apartments, with larger two-bedroom options at the lower level. The proposition is for buyers who want a self-contained place in Canggu but also expect the building to work as professionally managed guest accommodation once it opens.

The first choice is often about outdoor space rather than bedroom count. A one-bedroom of 57.59 or 61.73 square metres in the original layouts has a terrace with a hot tub. The larger 94.02-square-metre two-bedroom was shown beside a private courtyard and pool. That distinction changes the feeling of a stay: a terrace above the street can offer a retreat without a garden to maintain, whereas a courtyard on the lower level allows guests to move between the living room and water. Neither is automatically better. The exact position in the building may affect noise, sunlight, privacy and sightlines. These dimensions come from the project’s original floor-plan materials, not a certified register of apartments currently available to buy.
The roof is meant to give the small building much of its social life. Plans include an infinity pool, a bar, barbecue facilities, a movie area and quieter space for stretching or meditation. A lobby and below-ground parking sit beneath the residential floors. The earlier concept even listed a computer and gaming room, but a design feature on a historic project website should not be mistaken for an open service today. Ribas, the hospitality group associated with the development, also describes the roof pool, bar and shared activity areas. That supports the intended concept, while leaving a practical question for an owner: which areas will be finished and operating at handover, and how will their staffing and maintenance be paid for?
Berawa puts OM within Canggu’s established dining, leisure and beach-going circuit. That makes sense for guests seeking the area’s active side, though anyone planning to stay for months should think about traffic and the daily effort of getting around, particularly in wet weather. The geography is secure at neighbourhood level: Berawa, within Tibubeneng, North Kuta, Badung. The precise parcel is less certain. One listing attributed to an Avalon Development seller gives Gang Jalak 17A, while another property portal refers broadly to Jalan Raya Semat. Avalon publishes a Jalan Raya Semat address in its company contact details, which cannot by itself identify this building site. Without a verified parcel location, claims about walking times or immediate neighbours would be too precise.
Construction has advanced beyond an early-stage promise, but that is not the same as a completed handover. Avalon reported structural concrete work completed in December 2024 and the start of glazing in February 2025. Its update dated 6 September 2026 is unusually specific: a newly installed electricity transformer led to inspection of the wiring; some ceilings were opened so faults could be corrected; lift testing was under way, and cleaning exposed finishing issues requiring attention. That is useful evidence of ongoing work, and of work still to be done. The current project page targets 2026 for completion. Other sources retain 2024 or 2025 dates or propose late 2026. None of those calendar entries proves that buyers have received a usable, documented apartment.
Avalon Bali Group is the developer brand associated with the scheme. An Avalon company announcement from April 2023 identifies PT Bali Construction Group as an Indonesian development business it set up, but public marketing does not tell a buyer which legal entity will sign their own lease, hold the relevant land interest or receive each payment. Ribas Hotels Group was publicly named as the planned operational partner for OM, along with Avalon’s Buddha and TAO projects, in January 2025. Its expected role covers guest services, bookings, marketing and owner reporting. This is an important distinction: an identified hospitality operator is more concrete than an anonymous promise of 'hands-free income', but the actual management agreement still determines commission, operating reserves, reporting, personal-use limits and the owner's exit options.
As checked on 16 October 2026, Avalon’s public OM page advertises an entry price of IDR 3.9 billion. It also displays a dollar starting figure; the currencies should not be treated as a verified conversion for the same available apartment. The original OM Apartments website carries substantially older construction-stage prices, and resale or agency portals publish different unit counts and asking prices. Some of those portals convert developer figures using their own fixed exchange rate. A price is therefore a lead for a conversation, not a quotation for a specified unit. The applicable taxes, furnishing schedule, payment recipient and balance due must all come from the live offer and proposed contract.
One current promotion deserves special attention. Avalon proposes paying 80% initially, with the other 20% intended to come out of rental income after the project launches. That is not equivalent to an unconditional 20% discount. If opening slips or actual bookings fall short, the documents need to say whether the buyer remains liable for the balance, when payment falls due and whether interest or penalties can accrue. A separate full-payment discount has also appeared in Avalon's promotions, but eligibility and whether offers can be combined are not established for a particular apartment. The payment structure is part of the risk, not merely a convenience alongside the headline price.
The tenure advertised by Avalon is a 25-year lease with a possible additional 25 years. Buyers are not acquiring Indonesian Hak Milik freehold land title through that description. They need a contract that links their unit to the underlying land right, names the parties, establishes when the clock starts and explains assignment and renewal. A promised second term only has economic value to the extent its price and conditions are enforceable. Building approval and operational readiness are separate questions too: Avalon said a building permit had been granted in 2023, and an operator website links to a PBG document, but the permit record has not been independently authenticated for the site. An SLF certificate and the permissions needed for the intended use require their own verification.
This could appeal to an owner who values the Berawa location and wants someone else to handle guest operations. It is less straightforward for a buyer expecting guaranteed net yield or immediate occupation. A hospitality forecast can assume nightly rates, occupancy and capital appreciation; real income comes only after the building opens, attracts guests and pays the costs of operating it. Even with Ribas associated with the project, the practical net result depends on management charges, utilities, repairs, taxes, shared facilities and any days reserved for the owner's personal use. OM has a specific, documented design and an identifiable construction history. Its purchase case still turns on an actual apartment, verified lease and permission documents, and the terms offered at the time of signing.
Unit types & sizes
The original design pairs this compact one-bedroom with a private terrace and hot tub. It may suit a couple or a longer-stay solo guest, depending on the floor and exposure. Current inventory and the finished specification are not established by the historic plan.
Get floor plans and current pricesA slightly larger one-bedroom is also shown with a terrace and hot tub. The extra area may matter less than how the living room opens outdoors and what can be seen from neighbouring terraces. Avalon's newer project page rounds a one-bedroom example to 62 square metres.
Get floor plans and current pricesThe original ground-level design opens onto a garden and private pool. It provides a distinctly different stay from the upper-floor apartments, particularly for families or two couples. Bathroom configuration and maintenance responsibilities need confirmation against the current unit schedule.

Best for: Someone planning occasional stays in Berawa who wants a proper bedroom and outdoor space without taking on the maintenance of a stand-alone villa. Whether owners can block dates for personal use must be established in the hospitality management agreement.; An individual or couple comfortable with Canggu's active lifestyle and happy to share facilities with other residents and paying guests. The small scale may be attractive, provided parking, security, noise management and access to the roof work well in practice.; A rental-oriented buyer willing to distinguish projected gross bookings from money actually distributed. A named operator is helpful, but profitability will depend on the signed management arrangement, taxes, service charges, the condition of the building and the local permissions for guest accommodation.; A purchaser who would rather inspect advanced construction than commit at excavation stage, but does not require a firm move-in date today. OM's recent engineering updates make the remaining work easier to understand; contractual delivery and inspection safeguards still matter.; It is unsuitable for someone seeking perpetual individual ownership of the land or assuming that a marketed 25-year renewal will happen automatically and at no additional cost.; Anyone depending on a fixed guaranteed annual return would be taking a proposition the available evidence does not support. Live occupancy, net distributions and the management agreement are not yet established for OM.; may not suit: Buyers needing an apartment ready for documented immediate occupation should not treat the late-stage construction update as proof of handover or completed operating approvals..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The exact parcel and coordinates remain unresolved. An Avalon Development listing names Gang Jalak 17A, a new-build portal says Jalan Raya Semat, and Avalon's No.99x address is published as a company contact rather than a verified OM site address. Avalon announced a building permit in 2023 and Ribas Invest links to a PBG file, but its identifying details and site match were not authenticated. The SLF, land title, zoning approval and legal entity signing each apartment contract remain unverified. Published completion targets have shifted from 2024–2025 to 2026, and the September 2026 update still describes corrective work. Handover is not documented. The additional 25-year lease, 80/20 payment offer and available inventory require current contracts and a live unit schedule.
