Overview of Magnum Resort Berawa in city to be confirmed

From $339,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A distinct apartment choice

Published floor plans centre on 81-square-metre one-bedroom and 162-square-metre two-bedroom residences. Both are labelled semi-gross, so a buyer should compare the actual internal arrangement rather than treating the figures as net living space.

About the project

Magnum Resort Berawa is marketed as an apartment-led resort rather than a conventional block of privately occupied flats. The proposed attraction is straightforward: a Berawa address near the coast, generous one- and two-bedroom units, shared rooftop facilities and a rental team willing to operate the apartment on the owner’s behalf. That makes the project easy to picture as a holiday base or a managed rental investment. What is less straightforward is the legal and construction record. A prospective buyer needs to establish whether the building may operate, which land rights support it, and what the individual apartment agreement actually grants.

The first distinction is between the property and the names used to sell it. Magnum Estate calls its development Magnum Resort Berawa. Some agents use Magnum Residence Berawa; a September 2026 local-government notice refers to Hotel Magnum Residence Berawa. The location, developer identity, published layouts and unusually long proposed rooftop pool connect these descriptions to the same project. There is no substantiated case for treating the names as separate phases with different buildings or independent land titles. The two FazWaz entries have different completion dates, but duplicated listings are not evidence of two developments.

The site can be placed more precisely than simply “Canggu”. On 23 September 2026, the North Kuta district administration recorded a visit to the hotel project on Jalan Pantai Berawa in Desa Tibubeneng, Kecamatan Kuta Utara, Badung Regency. That is an official street-level reference. Marketing sources position it roughly 500 metres from Berawa Beach, but the precise pedestrian route from the future entrance has not been independently measured. Nor has a cadastral plot number or a dependable point for the parcel itself been established from publicly accessible records. An approximate map pin is not a substitute for identifying the actual land in a contract.

Berawa is a plausible setting for accommodation designed around short stays and social life. Beach clubs, restaurants, cafés and gyms are part of the neighbourhood’s appeal, and the developer highlights Finns and Atlas in its local marketing. The same concentration of activity can make an apartment less appealing to somebody who needs complete quiet or private outdoor space. Views, street exposure and distance from service areas will vary with the unit. No ocean view should be assumed solely because the building’s roof or advertising overlooks the coastline.

The established unit mix is relatively simple. Magnum Estate advertises one-bedroom apartments with 81 square metres and two-bedroom apartments with 162 square metres. It marks both figures as semi-gross areas. These are not verified usable internal floor areas, and the difference matters when a family plans furniture, workstations or extended stays. A marked-up unit plan should distinguish inside rooms, balconies and any share of common space included in the quoted figure. Other unit sizes seen in secondary listings should be tied to a numbered apartment before being presented as official variants.

Several project directories call it a four-storey scheme. The signature amenity in Magnum’s materials is a rooftop swimming pool intended to run for 190 metres, accompanied by a lounge area, bar, restaurant, gym and coworking facilities. Spa services and a children’s area appear on independent listing platforms. Those descriptions establish the advertised brief, not that every facility is currently operating. Operating hours, access for owners and paying guests, maintenance liabilities and any limits on private use would come from the completed building and management rules, not from an architect’s illustration.

The developer brand is identifiable. Magnum Estate describes PT Berawa Bali Utama as the entity developing this particular project under PT Magnum Estate International. Local reports about the building inspections refer instead to PT Brawa Bali Utama. The variation may simply reflect a spelling convention, but it is not safe to equate legal entities by resemblance. Company registration, authority to sell, control over the site and the identity of the eventual rental operator all matter. A familiar brand on the sales page is not, by itself, a guarantee that every obligation sits with the same company.

A June 2025 inspection gives this project a more complicated history than the property portals suggest. The Badung Regency council secretariat published an account of councillors visiting the development and finding environmental approval procedures, including the AMDAL process, incomplete at that time. Following another inspection in August, regional newspapers reported that building and other permissions had not been produced and that construction had been ordered to stop. On 2 September 2025, a project permitting consultant told Radar Badung that works were being paused until the necessary approvals were issued. These are dated findings and statements, not proof of the position one year later.

There is a newer official record, but it should not be overstated. The North Kuta administration reported inspecting the location in September 2026 as part of oversight of local business activity and environmental matters. It did not publish a project-specific building approval or final occupancy certificate in the notice located during this research. Nor was an official clearance of the earlier enforcement concerns identified. A site visit establishes that local authorities attended the property; it cannot stand in for a PBG building approval or an SLF certificate confirming that the building is fit for use.

The completion information remains irreconcilable without documents. Earlier sales material describes late 2025 or the first quarter of 2026. FazWaz labels Magnum Resort Berawa as completed in March 2026; Balinsky has a project record showing completion in 2027. Rumavi continues to display a first-quarter 2026 completion target. None of these database labels supplies a signed handover record or the SLF. Consequently the present dossier does not assign a completed status, a confirmed handover date or a year to an expected-completion field. Buyers expecting to earn rent immediately need a stronger basis than a stale portal badge.

The land arrangement makes that caution especially important. Reporting from Bali Tribune and Pos Bali, attributed to Bali’s provincial asset-management official, said that 63.3 are of provincial government land associated with the Magnum site had been leased to PT Brawa Bali Utama from 2022 to 2052. The actual land agreement, parcel plan and certificate were not available for inspection. Separately, a marketing directory refers to a 9,000-square-metre project site. Those figures may describe different parts or measures of the development; they should not be treated as a settled parcel description without a cadastral map.

Buyers are also given inconsistent terms for the interest they would acquire. Rumavi describes a 27-year leasehold, while a Balinsky apartment listing from May 2026 calls its lease term 40 years. Neither source provides the signed underlying lease for the exact apartment. If some of the building occupies public land subject to a master lease ending in 2052, the relationship between that master lease and any longer buyer-level promise needs to be demonstrated, not assumed. The party entitled to extend the land lease, whether approval is required, and the outcome if an extension is refused are central transaction questions.

Indonesian law offers different legal routes that should not be collapsed into the word “ownership”. Hak Milik is land ownership and is not a freehold title that an individual foreign buyer can simply register in their own name. Hak Pakai is a regulated right to use property, while Hak Guna Bangunan relates to building rights held under specified conditions. An apartment buyer may instead be offered a fixed-term contractual lease. Which, if any, of these routes applies here cannot be inferred from agents calling the product a condominium. The land certificate, project structure and individual agreement have to speak to each other.

Pricing also needs to be read in layers. As checked on 16 October 2026, Magnum’s headline says entry from USD 339,000. Further down the same page, its one-bedroom example is USD 366,000 and the two-bedroom example USD 679,000. External listings show other asking prices, including a one-bedroom offer at USD 302,400 with a May 2026 update date and a two-bedroom offer at USD 770,600. Those differences might reflect floor level, unit type, promotional timing or stale inventory. No particular apartment is verified as currently purchasable at any of these amounts. The proper commercial comparison is a signed quote identifying the unit, inclusions, taxes and payment recipient.

The financing structure promoted by secondary sales pages is similarly time-sensitive. A 30/30/30/10 instalment pattern appears in material with completion dates that have already passed. It is not an independently verified, current payment schedule issued by the project company. More importantly, a date-triggered instalment does not provide the same protection as a construction milestone confirmed by an independent professional. The purchase agreement should explain what happens if approvals or handover remain outstanding when the next payment would otherwise be due, and whether money can be recovered if a defined long-stop date is missed.

Magnum’s investment pitch includes operator-managed rentals and a projected return, which its project site currently presents as 12.1%. That percentage is a commercial forecast, not evidence of net income earned by existing Berawa owners. There are no independently audited operating results for this development in the material reviewed. Before relying on a projection, a buyer would need to see the nightly-rate assumptions, realistic occupied nights, manager’s fee, tax treatment, building charges, furniture renewal, repairs, marketing costs and the share of bookings reserved for personal use. The contract should also identify who controls the rental calendar and the guest account.

The management model changes the nature of the asset. A serviced residence can spare a distant owner the work of finding guests and coordinating cleaning; it can also leave the owner dependent on an operator whose fees and performance are not under direct control. Questions about exclusivity, reporting, audit rights, cash collection, insurance and the ability to replace the manager are therefore part of the investment decision. The mere existence of an in-house rental team does not make a yield guaranteed or eliminate local licensing requirements for accommodation.

For personal use, the apartment sizes and proposed shared spaces could appeal to a couple, a family or somebody spending several months at a time in Bali. Yet hotel-oriented rules may restrict pets, long stays, guests, quiet hours or the number of days an owner may take the apartment out of the rental pool. A two-bedroom layout does not automatically provide the flexibility of an independently owned family home. The kitchen specification, actual noise insulation, access to parking and running charges should be judged on the selected unit rather than on the property’s overall positioning.

Resale is the final test of what has been bought. A purchaser who takes a fixed-term right today may offer a shorter remaining term to the next buyer, unless an enforceable renewal mechanism exists. A large two-bedroom apartment at a substantial ticket price will also appeal to a narrower group than a smaller unit, and any mandatory management contract could affect transferability. These are reasons to treat the tenure documents and exit clauses as part of pricing, not a separate legal exercise conducted after paying the reservation deposit.

Magnum Resort Berawa has a clear location and a distinctive hospitality-led design proposal. It does not yet have a publicly reconciled set of documents on building approvals, current completion, land tenure and buyer-level rights. That is not a finding that the development can never be completed or transacted. It is a finding that the attractive parts of the marketing are easier to verify than the protections a purchaser actually needs. A decision on a particular apartment should follow documentary clarification of those protections, with the commercial return assessed only once the legal position and usable handover are clear.

Unit types & sizes

One-bedroom apartment

The smaller advertised format, suited in principle to a couple or a single guest spending time in Berawa. The 81 sqm figure comes from developer marketing and includes a semi-gross qualification. A unit plan is needed to establish the actual usable interior, the balcony and the included furniture package.

Two-bedroom apartment

The larger layout offers separate bedrooms and a different guest profile, but more floor area also means a higher purchase ticket. Some secondary descriptions mention a terrace or private jacuzzi; these are not verified as standard for every apartment. Floor level, usable area, view and operational restrictions should be established for the numbered unit.

Best for: Someone looking for an apartment in socially active Berawa rather than a secluded private villa, subject to the building being lawfully ready for use.; A buyer who values the choice between a one- and two-bedroom floor plan and is prepared to compare semi-gross figures with usable room areas.; A long-horizon purchaser willing to resolve land tenure, operating permissions and contract protections before depending on any rental projection.; An overseas owner interested in delegated guest management, provided the agreement makes fees, reporting and personal stays clear.; Anyone who must move in immediately or start taking bookings on a legally completed unit; current public evidence does not establish that status.; Buyers demanding outright foreign ownership of the land, or an enforceable forty-year lease without inspecting the chain of rights.; Investors who need an audited yield history and a fixed handover date before committing funds.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Inspections in 2025 raised environmental and building-approval concerns and were followed by a reported construction pause. The local government’s September 2026 site visit is not a PBG, an SLF or evidence that the earlier restrictions were formally cleared; present construction and occupancy status remain unverified. Regional reports describe 63.3 are of provincial land leased until 2052 to PT Brawa Bali Utama, while developer material names PT Berawa Bali Utama. The executed land agreement, parcel boundaries, company identity and compatibility with buyer-level leases advertised as 27 or 40 years have not been established. Third-party records disagree on total units (150 versus 156) and delivery dates (late 2025, Q1/March 2026 or 2027). No signed completion evidence or current unit register was located; older instalment and price sheets do not confirm a purchasable unit.
