Why this project is worth a look
An intimate five-home scheme
AYO is a small collection of standalone villas rather than a high-density resort. That makes individual layout, privacy and neighbouring plots especially important to how each home lives.
Evidence of actual use
Ayo One, Ayo La Vida and Seabel appear in accommodation listings at the same address. Their presence demonstrates operating hospitality units without establishing full project completion or an investment return.
A specific coastal address
The Gang Kunyit location is supported by the Ayo Villa 1 operator and rental records, giving buyers something more useful than a broad Canggu-area label. The surveyed parcel still needs separate confirmation.
Private outdoor living
Operating two-bedroom examples include pools, kitchens and terraces. These are tangible features to inspect, although specifications and ongoing operating arrangements cannot be assumed identical for every villa.
About the project
AYO Villas – Seseh Beach is a five-villa development on Bali's west coast, marketed by JustEnjoy.Bali. It is a compact residential offering rather than an apartment estate or a large hospitality resort. The advertised transaction is time-limited: a price is shown alongside a lease term, not an unrestricted ownership title. That distinction shapes almost everything a buyer needs to know, from what can be transferred later to how much value may remain as the lease gets shorter. The right starting point is therefore the identity of the individual villa and the contract attached to it, not the headline price alone.

The project's scale is unusually easy to understand. JustEnjoy.Bali states that there are five villas and offers one- and two-bedroom configurations. The marketing materials do not provide a verified unit-by-unit inventory, however, so there is no reliable public breakdown of how many homes were built to each plan or which are currently for sale. A buyer should also distinguish AYO Villas from SAYA Villas, another Seseh project on the same developer-branded website, and from similarly named AYO Suite properties marketed elsewhere on the island. Similar branding is not evidence that projects share a land title or sales agreement.
An important feature of AYO is that it is no longer visible only through development advertising. A hospitality listing under the name AYO Villa groups Ayo One, Ayo La Vida and Seabel Villa at the same Gang Kunyit address. Other travel listings explicitly identify Villa Ayo 1 and Villa Seabel – AYO 5. These sources are useful evidence of identifiable accommodation units and their use by guests. They should not be stretched into proof that all five villas have been handed over, every sale has closed, or the title and permits have been audited.
The lived-in descriptions offer a better sense of the product than generic sales claims. Ayo Villa 1 has two king-bed sleeping areas, one on the ground floor and the other on a mezzanine overlooking rice fields. Its own booking website describes a private pool, an open-plan living room, a kitchen and space to sit outside. This can work especially well for a couple who hosts friends occasionally, or a small family comfortable with stairs. It will not feel the same as a fully separated two-bedroom bungalow. Importantly, the description belongs to Villa 1; it is not a confirmed specification for every one of the five houses.
The difference between a bedroom count and a workable floor plan deserves attention. With mezzanine living, double-height space can make a relatively compact building feel generous, but privacy, stair access and sound transmission can matter more than a floor-plan label. A home that photographs well for a short stay may not have enough enclosed storage, a dedicated workspace or accessible sleeping space for year-round use. The right comparison is between the actual plans, built dimensions and living arrangements of the units on offer, not simply between one and two bedrooms on the project landing page.
Published measurements are not consistent. The project page quotes approximately 160 square metres of land and 95 square metres of building space. The JustEnjoy.Bali homepage says 200 square metres of land for the AYO entry, while rental platforms describe certain operating two-bedroom villas as around 100 square metres. These figures may refer to different homes or different methods of measurement; the available material does not resolve that. It would be misleading to select an average or report one number as the standard footprint of every villa. A signed unit plan should separate land area, enclosed interiors, the mezzanine and outdoor areas.
Several operating units have private pools and outdoor seating. This is a practical design choice on Bali: guests can spend time at home without sharing a pool, and an owner has a degree of privacy that a resort unit may not offer. The trade-off is ongoing maintenance. Water treatment, pool equipment, landscaping and weather-related wear do not disappear when the villa is unoccupied. None of the public sources establishes a single management budget for the five-villa collection, so recurring costs and responsibility for repairs need to be determined at unit level.
The most defensible address comes from an operating property rather than the short sales description. Villa Ayo 1 publishes Jalan Pantai Seseh, Gang Kunyit No. 1, in the Cemagi village area of Mengwi, Badung Regency. Booking information for AYO 5 and Ayo La Vida uses the same address. This provides a meaningful local reference point, and accommodation-location records also publish coordinates for AYO 5. It does not provide a surveyed site boundary or identify the land parcel against which a lease can be registered or enforced. Those are separate, document-based questions.
Seseh has a particular character that a buyer should actively want. It is west of the busier Canggu core, near Pererenan, with village lanes, low-rise buildings and stretches of rice fields. Its black-sand shoreline can be beautiful in the evening, while the surf is often forceful. This is not a promise of a child-friendly swimming beach. The local government tourism listing itself describes sizeable waves. Someone who wants a quieter coastal base may appreciate the setting; a buyer expecting the walkable density of central Canggu's restaurants and gyms should test their everyday journeys before committing.
Beach proximity is real in the sense that operational accommodation is advertised within walking reach of Seseh Beach, with one listing referring to about 600 metres. But a distance on a booking page is not a guarantee about the route from every front door. Gang access, rainwater drainage, lighting and the ability to reach the property with luggage all affect day-to-day use. Some booking sites also attach driving-time estimates that differ sharply from the walking-oriented descriptions. We would not turn those inconsistent automated route estimates into a precise promise about travel times.
The advertised land-right terms are more consequential than most of the amenities. JustEnjoy.Bali shows USD 215,000 for 24 years, separately says that leasehold may extend up to 29 years, and advertises a further 25-year extension. Those claims cannot all be treated as an unconditional lease grant for any available villa. A different term might refer to another unit or a different start date; an extension may be an option subject to price, consent and further documentation. The executed agreement needs to establish who grants the right, when the clock began, whether the term is transferable, and exactly what happens when it expires.
Indonesian land tenure requires more precision than the English word 'ownership' sometimes used in property advertisements. A lease agreement does not convert the lessee into the holder of the underlying land title. The identity and authority of the titleholder matter, especially if the buyer is foreign and assumes the arrangement can be transferred or renewed. The current public material does not identify the land certificate, the registered titleholder, the contracting seller or the notarial terms for this collection. Those absences are not evidence of a defective title, but they do prevent a reliable conclusion about the rights that a purchaser would actually acquire.
There is a separate layer of building and operating compliance. Indonesia uses PBG for building approval and SLF for a certificate of functional fitness. Neither document has been independently examined for the AYO collection in this research. Nor has a parcel-specific zoning or tourism-use approval been verified. The fact that accommodation can be booked online is evidence of commercial activity, not proof that every permit required for a new owner's intended rental operation is in place or transferable. A residential buyer and an owner planning daily tourist rentals may have different licensing questions.
The public asking-price picture also has limits. USD 215,000 appears on the official project page as a figure tied to 24 years, and that same page says two units remain. It carries no clear update date, so there is no sound basis for calling either figure live inventory as of 20 October 2026. A separate brokerage listing published in August 2026 markets an 'Ayo Villa' in Seseh for USD 250,000 with a 27-year lease and 105 square metres of building space. The listing does not definitively identify that property as a specific unit in this five-villa development. Blending those figures would create a false sense of market verification.
Rental activity is useful to investigate, but not to mistake for a performance guarantee. The standalone Ayo Villa 1 accommodation website identifies Bali Management Villas as its manager and describes housekeeping, concierge help and optional guest services. That arrangement says nothing by itself about the obligations a manager will accept from a new owner or about net operating returns. Published nightly rates show what accommodation sellers ask for particular dates, not the income actually collected after vacancies, commissions, staffing, repairs, utilities and taxes. A buyer evaluating income should request unit-specific records and a proposed management contract before placing weight on projected earnings.
There is also a difference between acquiring a villa already let to guests and acquiring an unused home in the same branded collection. The former might involve an existing calendar, a management agreement and guest-service obligations; the latter may require furnishing, marketing and an entirely new operating setup. The sale contract should say what is included, whether any bookings or accounts transfer, what happens to deposits, and who bears responsibility for defects or pre-existing maintenance issues. None of these terms can be inferred from the consumer-facing rental pages. The purchase may be simple only after those details are made explicit.
AYO Villas is most compelling as a small-scale coastal home proposition for someone comfortable with a finite lease and the practicalities of individual-villa upkeep. Several real accommodation units make it easier to assess how part of the development functions, and the Gang Kunyit location is considerably clearer than the original sales headline. The unresolved matters remain substantial: a current, identifiable unit for sale; the land and lease documents; the actual remaining term; the status of all five buildings; and the approvals relevant to the intended use. These are not reasons to presume a problem. They are reasons to treat the attractive presentation as an introduction rather than a substitute for a transaction file.
Ownership format
Marketed on a time-limited contractual lease basis: 24 years is tied to the displayed price, up to 29 years appears elsewhere and a further 25-year extension is advertised. The actual remaining term and any extension entitlement depend on the selected unit's documents.

Location
- Seseh Beach lies in the Cemagi village area of Mengwi, Badung Regency. It is a distinct locality west of core Canggu, not an administrative district of Canggu itself.
- Ayo Villa 1 and the rental listings for AYO 5 and Ayo La Vida give Jalan Pantai Seseh, Gang Kunyit No. 1 as their address. The plotted point relates to accommodation units, not a surveyed boundary for the whole development.
- Stays are advertised within walking reach of Seseh Beach, with one AYO 5 listing describing a roughly 600-metre separation. The route is worth walking to assess road surface, lighting and wet-weather access.
- Pererenan is a neighbouring coastal locality, but AYO is situated in Seseh/Cemagi. Homes in those areas may serve similar buyers without sharing the same address, village or everyday access routes.
- The beach is known for dark sand and strong surf. Being close to the coast is a lifestyle benefit, not a promise of safe swimming conditions on every day of the year.
- Local cafés and everyday services are present, but some journeys will call for a vehicle. Travel-time claims from online listings are too variable to serve as fixed property specifications.
