Why this project is worth a look
Intentionally small scale
Ten homes form a comprehensible development rather than a neighbourhood-sized resort. That can appeal to someone who wants fewer shared spaces and a private entrance. The trade-off is concentration: workmanship, services and the experience of neighbours all depend on a handful of villas and one operating structure.
About the project
Axis One is a ten-home villa development marketed around Seseh, on Bali’s southwest coast. It is small by design: five one-bedroom homes and five two-bedroom homes rather than a hotel tower or a sprawling managed resort. Listings use Axis One, Axis One Seseh and Axis One Villa Complex for the same development. We found no substantiated evidence of a separate second phase or independently marketed building. Every home is presented as having private outdoor space and a pool. That arrangement gives a buyer a self-contained place to stay, but it also means the experience depends heavily on the performance of one compact development. There is no large resort infrastructure to absorb maintenance problems or offset delays to an individual house.

The immediate setting is part of the appeal, provided expectations are realistic. Seseh belongs to the Cemagi coastal area in Mengwi, Badung Regency; this is not the central Canggu café strip, even when agents describe the project as “Canggu”. Official local tourism material identifies the area’s beaches and rice-field landscape. Buyers wanting a quieter base may appreciate that separation. They should also think about daily transport: a villa close to the coast is not necessarily within easy walking distance of groceries, gyms or a broad range of restaurants. Several listings advertise roughly 400 metres to Seseh Beach, while another property portal places the beach farther away. Without a verified site entrance and route, no precise walking-distance promise is justified.
The one-bedroom layout is relatively straightforward. A floor area of 60 square metres appears consistently across several sales channels. It is a compact home for solo use, a couple, or a small holiday-rental booking, not a substitute for a large family property. The two-bedroom type needs more care. Some listings label it a 121-square-metre house on an 85-square-metre plot; others give 85 square metres of interior space with 121 square metres of land or total area. Those are not interchangeable measurements. A buyer comparing price per square metre, planning furniture or estimating occupancy needs a signed plan that distinguishes internal usable space, gross constructed area, land area and any roof terrace. We have deliberately not selected the larger number merely because it appears more appealing.
The homes are offered furnished, with kitchens, individual pools and indoor-outdoor living areas. Sales descriptions mention timber screening and a courtyard-focused design. That choice makes sense where plots are compact: screening can provide a degree of visual separation without requiring extensive land. Whether it works well depends on details that cannot be assessed through a brochure—pool-side privacy, the direction of sunlight, actual sound transmission between homes, drainage and the durability of external finishes. An optional roof terrace is advertised for some two-bedroom villas, but the option’s design, legal approval, inclusion in the purchase price and long-term upkeep are not documented in the material reviewed. The specification and inventory of furniture matter more than an attractive interior image.
Completion dates have moved around in public advertising. Some portals still carry a first-quarter 2026 target; other listings mention the third quarter or September 2026, and newer platforms place delivery in the fourth quarter or December. As of 16 October 2026, the September target has passed, yet we have not found a signed project-specific handover record. One broker describes finishing work, another reports around 60 percent completion, and other sites continue to classify Axis One as under construction. These are snapshots or sales assertions, not a verified construction audit. For a buyer, the meaningful milestone is the point at which the chosen villa is inspected, legally usable and capable of being handed over under its contract—not the date repeated on a directory page.
Protected Capital Estate is the developer brand most often associated with Axis One. It has a wider public presence in Bali property marketing, and a directory of Indonesian companies lists an entity named PT Protected Capital Estate. That is useful background, but it does not resolve the contracting structure. FazWaz names PT Retreat Real Estate as the developer of Axis One and mentions the Protected Capital Estate brand alongside it. We have not established how those entities are connected, who holds the underlying land rights, which company will build, which one can legally grant a lease, or which account receives the buyer’s funds. All of those questions can have perfectly ordinary answers; they still need documentary answers. A developer logo and an incorporation record are not substitutes for matching the parties on the land certificate and sale documents.
The advertised tenure starts with a 25-year contractual lease, not unrestricted ownership of land. Some sales material describes extensions for another 10 years and a further 25. The disagreement is in the substance of those terms: one source calls the ten-year extension fixed-price, another says both extensions will be charged at future market values, and yet another describes a priority renewal right. A buyer cannot treat all these as a prepaid 60-year interest. The starting date of the initial term, the precise obligation to extend, the pricing mechanism, and what happens if the freeholder sells or mortgages the land will determine the commercial value of the arrangement over time. The original notarised contracts—not marketing shorthand—must settle those points.
Land tenure also matters because the Indonesian legal framework distinguishes Hak Milik land ownership, Hak Pakai rights of use, Hak Guna Bangunan building rights and private lease contracts. The advertised Axis One structure should not be mistaken for a foreign individual acquiring Hak Milik. No publicly accessible project file in our review established the title number, titleholder, encumbrances or unbroken chain of authority to lease this particular site. If a company purchase is proposed, that adds questions about the shares and corporate powers as well as the land. This is not a reason to assume the arrangement is unlawful; it is a reason not to describe the buyer’s rights with more certainty than the underlying documents permit.
Project permissions remain a separate unresolved issue. Indonesian construction administration uses PBG for building approval and SLF for the suitability of a completed building for use. A listed handover date does not prove that either exists for a selected villa. We did not find the project’s PBG number and extract, nor an SLF linked to a completed unit, in the accessible sources. Their non-publication is not evidence of their absence. Likewise, property advertisements describe the land as being in a tourism or “pink” zone, but we have not reviewed an official spatial-planning determination tied to this exact parcel. A category written in a sales deck cannot by itself establish the right to run daily holiday rentals there.
The rental proposition centres on Y-Manage, which sellers identify as the intended operator. Public project descriptions refer to marketing, guest relations and day-to-day management, with a proposed management fee of 20 percent. A related developer-branded website features Y-Manage at a different Bali development, but that is not the same thing as reviewing Axis One’s executed operating agreement. The 20 percent figure should not be read as a ceiling on costs: utilities, pool maintenance, replacements, tax, insurance, platform commissions and vacancy may have different treatments. Claimed historical occupancy at other properties is especially poor evidence of the returns one specific compact villa will achieve. A practical cash-flow estimate has to be built from the proposed contract, a defensible room rate and realistic operating expenses.
Price information is broad rather than conclusive. FazWaz lists one-bedroom homes from IDR 4 billion and two-bedroom homes from IDR 4.5 billion; Balinsky has dollar-denominated listings around USD 222,000 and above. Rise Real Bali advertises IDR 4.13 billion and IDR 5.68 billion for its two types, while some older portals show starting prices around USD 200,000. The differences may arise from revisions, promotions, currency conventions, varying units or simply stale listings. We have not obtained a dated, signed developer inventory sheet that reconciles them. Taxes, furniture, a roof terrace, the remaining lease term and any extension price may change what a buyer actually receives for the headline amount. The public minimum is only a prompt to request an identifiable villa and a written proposal.
The project can make sense for different people, but for different reasons. A part-time Bali resident may value a small private home near a low-key beach more than broad shared amenities. A rental buyer may prefer the simple one- or two-bedroom product if the operating agreement is fair and demand can be demonstrated. Someone expecting a spacious plot, turnkey legal certainty or a developer with a long history of completed local projects should not assume Axis One delivers those things. At present, the relevant positives are the recognisable product, location and limited size; the important open questions are project-level permissions, legal counterparties, accurate plans and actual delivery. Those questions determine whether the appealing concept becomes a workable purchase.
Unit types & sizes
A compact home combining a living area, kitchen, bedroom and private pool. The quoted 60 sqm building figure is relatively consistent, but land size is not: Balinsky and Rise Real Bali cite 65 sqm, while FazWaz reports 85 sqm. The site plan for the individual home will show what outdoor space is actually usable. Furniture is included in the sales proposition, yet only the contract inventory can establish the final specification.
Get floor plans and current pricesTwo separate bedrooms, a private pool and an optional rooftop arrangement in some marketing. Published measurements are contradictory: FazWaz and related listings give 85 sqm inside with 121 sqm of land or total area, whereas Balinsky and Rise Real Bali label 121 sqm as the house and 85 sqm as land. Even the bathroom count differs between two and three. The signed architectural schedule needs to resolve all three issues before a meaningful price or comfort comparison.

Best for: A part-time resident or couple wanting a manageable private home with a pool rather than a large plot or resort-style communal facilities. The single-bedroom configuration could meet that brief if the actual courtyard, access and privacy are acceptable on inspection.; Someone who deliberately prefers the quieter Seseh coast to a central Canggu address. The coastal setting may make downtime enjoyable, provided the buyer is comfortable travelling for dining, shopping and other daily needs.; A rental buyer prepared to model each home independently, using plausible room rates, seasonal gaps, manager charges, pool maintenance, repairs, tax and furnishing replacement. The model should begin with the agreed operating contract, not an advertised return percentage.; A purchaser able to set documentary conditions before payment. The project has a recognisable format, but the legal and delivery questions are material; it suits a process in which the land lease, building approval, counterparty and unit plan can be reconciled before commitment.; Not a natural fit for a family expecting a large garden, abundant storage and several spacious bedrooms. The homes are designed around a compact plot, and the two-bedroom measurement still requires documentary clarification.; Not a substitute for a completed, legally documented resale villa. Public sources do not establish that handover and operational certification have already taken place for the units offered.; Not a route to indefinite personal ownership of Indonesian land or a guaranteed investment return. The tenure is contractual and the economics depend on occupancy, running costs and the manager’s enforceable obligations.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Area and parcel: FazWaz labels the two-bedroom type 85 sqm built and 121 sqm land, while Balinsky and Rise Real Bali reverse those numbers; one-bedroom plot size is shown as either 65 or 85 sqm. Listings also supply inconsistent map reference codes. No signed site plan or independently verified cadastral point was found. Legal counterparties and permissions: FazWaz names PT Retreat Real Estate; other listings use Protected Capital Estate. A registered PT Protected Capital Estate appears in a corporate directory, but its precise role in Axis One is unresolved. We have not reviewed the land title, lease chain, PBG, SLF, project-specific zoning record or Y-Manage contract. Dates and commercial terms: delivery is variously reported as Q1, September or Q4/December 2026, without a verified handover record. Listings disagree over the price of extensions to the initial 25-year lease. A signed inventory, confirmed unit availability, final price list and developer payment milestones remain outstanding.
