Why this project is worth a look

A genuinely small compound

Eighteen separate pool villas, rather than a tower or resort-scale development, give the project a clear residential character. Plot position still matters for views, privacy and proximity to communal activity.

About the project

PRIVÉ Pererenan is a planned 18-villa residential compound by Urban Escape in the village of Pererenan, Mengwi, Badung. The product is straightforward at first glance: detached villas with one to four bedrooms, private pools and furnished interiors, arranged around a landscaped walkway. Yet a buyer is committing to a future handover rather than taking possession of a completed home. The developer currently targets the third quarter of 2027. That distinction shapes almost everything worth asking about this scheme, from the exact area of the chosen house to the party receiving staged construction payments.

Pererenan is the actual project locality, not a generic label for the entire Canggu coastline. Urban Escape advertises a beach distance of about 1.2 kilometres and describes the site as four minutes away. That is a promotional journey time, not a universal walk or drive time. A map listing gives the project a plus-code reference of 944G+HJP, and another property directory links to a nearby mapped point. Neither source supplies the plot’s registered land reference. The Tibubeneng address printed in the developer’s website footer belongs to its business contact details and should not be mistaken for the construction site.

The proposed site plan matters as much as the villas themselves. Each of the 18 houses sits on an individual plot, while the central internal alley is intended to remain green and pedestrian-friendly. Private pools sit behind the houses with space for outdoor seating and dining. This arrangement may feel quieter than a street of unrelated holiday rentals, although the actual level of privacy depends on the chosen plot, landscape maturity, boundary details and the operation of common spaces. The design also places a river alongside the development. A waterside aspect can be appealing; drainage, setbacks and weather resilience still deserve scrutiny.

One of the more useful features of the project is its range of layouts. Urban Escape markets four one-bedroom villas, three units of each of three separate two-bedroom designs, three three-bedroom homes and two four-bedroom homes. These numbers describe the published original allocation, not a live count of units still for sale. A couple considering occasional personal use may value the smaller pool villas; a family or a group-rental operator faces very different circulation and maintenance requirements. With three distinct two-bedroom formats, bedroom count alone is not enough to compare price or utility.

Area reporting is the most obvious point where published information needs reconciling before a reservation. The developer labels its six layouts between 73 and 261 square metres. Other brokers and property directories present a roughly 60-to-181-square-metre building range, sometimes with land area shown separately. A typical one-bedroom listing refers to approximately 60 square metres of building on a 68-square-metre plot, whereas Urban Escape lists its corresponding format at 73–76 square metres. The four-bedroom offer shows an even larger gap. Public materials do not clearly establish whether the developer’s figures include terraces, exterior features, a different measurement convention or another area basis.

That is not merely a technical quibble. A buyer may be comparing the amount of air-conditioned interior space, total floor area, covered outdoor accommodation or the land allocated to the villa. Those figures affect what can be furnished, how the house is used and how a future buyer values it. The relevant documents should show the chosen lot number, an agreed architectural plan, the building area, the land area and precisely what the sale representation means. Until those documents are matched, the two published size ranges should remain side by side rather than being blended into a single figure.

The architectural presentation favours natural-coloured stone, textured concrete, timber tones and wide glazing. Selected designs use double-height living space, opening up the feeling of a room without necessarily increasing its usable floor area. Large windows and open-air terraces can be attractive for tropical living, but they also make shading, ventilation, cooling, moisture control and ongoing exterior maintenance particularly relevant. Renderings cannot establish how those details will perform through several rainy seasons. The developer’s promised kitchen appliances, furniture and European-brand sanitary fittings are useful inclusions only to the extent that the handover specification lists them in sufficient detail.

The developer currently displays IDR 4.09 billion as the entry price for a one-bedroom villa. The three two-bedroom configurations start at IDR 5.64 billion, IDR 5.97 billion and IDR 6.18 billion respectively, followed by IDR 8.53 billion for the three-bedroom format and IDR 11.51 billion for four bedrooms. These are the figures appearing on the official project page when checked on 16 October 2026. Market directories contain different prices, currency displays and inventory counts, so they should not be read as simultaneous firm offers. The final budget will also depend on transaction charges and whatever the specific agreement includes or excludes.

Urban Escape describes itself as a full-cycle developer, and its company website identifies the founder as Dmitry Puchkin. It publishes a business registration number, NIB 2302220057448, and says that one earlier project was delivered in May 2025. A third-party directory provides a different summary of the developer’s completed track record. Those statements do not establish the legal counterparty for a PRIVÉ villa or independently verify completed handovers elsewhere. A buyer needs the name of the actual contracting entity, evidence of its authority to grant the proposed lease, and a clear explanation if payments are collected through another company.

The construction programme has a public history beyond the sales brochure. A developer communication covering spring 2026 refers to the launch of PRIVÉ sales and the move towards an intensive building phase; several separate listings categorise the scheme as under construction. Reported completion percentages vary substantially between third-party pages, including approximately 10%, 15% and 35%. The sources do not supply a consistent dated construction survey, so none of those percentages is treated here as a verified current measurement. Q3 2027 remains a stated target until contractual delivery clauses and actual construction evidence provide more certainty.

Ownership needs especially careful wording. Urban Escape advertises a 32-year contractual lease after completion, together with a priority extension option for a further 25 years. That is a lease proposal, not a deed transferring freehold land ownership. Indonesia has distinct land-right categories and requirements affecting foreign nationals; the legal position for any buyer also depends on the underlying title and the proposed instrument. Neither the land certificate nor a signed lease was available publicly. The commencement date, the person granting the lease, renewal procedure, agreed future price and what happens if renewal fails therefore remain unresolved.

Permitting is another area where assertions and documents should not be confused. The developer says the scheme has a PBG building approval and describes the plot as C-2 mixed residential and commercial zoning. A broker prints the reference 510302-30062025-018 as an alleged PBG number. The issued permit and site-specific zoning records have not been inspected here, and no SLF building fitness certificate was reviewed. An advertised zoning category or building approval should never, by itself, be interpreted as proof that the completed villas can lawfully operate every form of tourist accommodation.

A café with Wi-Fi is part of the proposed communal offering, while the private pools, greenery and shared pedestrian route provide the more tangible core of the scheme’s design. The developer also offers villa management, including booking promotion, upkeep, accounting and owner reporting. These services could simplify overseas ownership, but their financial value cannot be assessed without the actual management agreement. Fees, cleaning charges, replacement reserves, tax treatment, personal-use nights, marketing costs and the rules for terminating an operator relationship can materially change the return the owner keeps.

Promotional materials contain an annual return projection of about 12% and suggest a relatively short payback period. Those figures are not established rental results for these uncompleted villas. The distinction matters in a market where two houses a few streets apart may perform differently because of access, room layout, guest reviews and management quality. Strong occupancy at the destination level does not guarantee bookings at a specific address. Investors should evaluate a cautious operating case, rather than treating promotional revenue forecasts as an obligation owed by the developer or manager.

Staged payments are advertised by third-party marketers, generally involving a 20% initial contribution, several 15% stages and a final retention at acceptance. Urban Escape’s public project page does not give a definitive payment calendar. The final schedule must therefore be read against construction milestones, reservation treatment, the payee and the buyer’s remedies if delivery is late or the promised product changes. This is particularly consequential when a buyer is transferring most of the consideration before being able to inspect a finished villa.

The clearest way to view PRIVÉ Pererenan is as a specific off-plan lifestyle proposition with a meaningful set of unresolved transaction details. The setting and private-pool configuration could appeal to couples, families and buyers who want managed holiday use. Someone who requires immediate rental income, completed building approvals, a settled final area schedule or a guaranteed renewal at a known price will find the present public information insufficient. A lot-specific plan, land-title evidence, lease draft, permits, payment schedule and management terms are the documents that turn this attractive outline into an assessable purchase.

Home types & sizes

1-bedroom pool villa

The smallest layout and the lowest advertised entry price. Some brokers quote around 60 sqm of building and 68 sqm of land; the relationship to the developer’s larger quoted figure is not documented.

Get floor plans and current prices
2-bedroom pool villa, type 1

The least expensive advertised two-bedroom design. An annotated floor plan is needed to distinguish actual internal space and guest bathroom provision from the other two-bedroom alternatives.

Get floor plans and current prices
2-bedroom pool villa, type 2

A separately priced two-bedroom configuration with a smaller quoted area than type 1. Lot orientation, pool setting and the real building schedule may explain differences, but the public page does not establish why.

Get floor plans and current prices
2-bedroom pool villa, type 3

The largest developer-listed two-bedroom option. It may suit longer stays where living space matters, although the usable floor area and final arrangement remain plan-dependent.

Get floor plans and current prices
3-bedroom pool villa

Geared towards families or larger guest groups. Broker documents commonly cite roughly 129 sqm of building area, which must be reconciled with the developer’s 160–177 sqm headline range.

Get floor plans and current prices
4-bedroom pool villa

The largest home type. Independent listings distinguish approximately 181 sqm of built area from a roughly 263 sqm plot; neither should automatically be equated with the developer’s quoted 210–261 sqm.

Best for: Couples or solo owners looking for a compact private-pool villa for occasional use after the planned completion date.; Families willing to compare the larger layouts by actual drawings, bedroom separation and plot position rather than headline square metres.; Buyers who value a small residential setting and some communal landscaping more than resort-scale shared facilities.; Overseas owners who are interested in managed letting but will evaluate management fees, standards, reporting and termination rights independently.; Long-horizon investors able to carry construction and occupancy risk without relying on the developer’s payback projection.; Purchasers comfortable assessing contractual lease rights instead of expecting land freehold ownership.; Anyone who needs a completed home or an income-producing rental immediately upon payment.; Investors who require an enforceable guaranteed yield instead of a developer model.; Purchasers whose non-negotiable requirement is direct ownership of the underlying land.; Buyers assuming the advertised 32-plus-25-year structure is one already secured 57-year lease at a fixed extension price.; People unwilling to resolve differences in floor-area reporting, construction status and site-specific approvals before committing funds.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Urban Escape quotes 73–261 sqm for its layouts, while Balinsky, Newhomes and several brokers give approximately 60–181 sqm of building area. No publicly inspected area schedule reconciles building, land, terraces and the developer’s headline measurements. The proposed 32-year post-handover lease and priority option for another 25 years were not verified against an executed instrument. The land-right holder, start date, renewal economics and actual legal contracting party remain unestablished. Urban Escape claims a PBG permit and C-2 zoning; an agent supplies alleged PBG reference 510302-30062025-018. The issued permit, official plot-level zoning evidence and an SLF fitness certificate were not available for inspection.
