Why this project is worth a look

Only 29 homes

The low unit count is meaningful because it keeps internal traffic and resident numbers down without reducing the scheme to a bare gated street. Solava still plans a clubhouse and central park, so buyers get a private-house environment with shared amenities rather than one or the other.

Family-first address

Tara Pattana International School is roughly 0.4 km away, which can be more valuable than a sea view for a household living in Pattaya year-round. The compromise is equally clear: the beaches and city core require driving, so this is not a walkable holiday-zone location.

Three usable steps

The house range progresses logically from 258 sqm Solaris to 364 sqm Maltese and 493 sqm Le Grand Bleu. Buyers can move from a three-bedroom family plan to a much larger residence with a staff room and pool pavilion without changing community or location.

Permits are traceable

The approved IEE and land-allocation documentation are visible in the Thai government system and match the project owner and location. They do not guarantee delivery, but they give buyers a firmer administrative trail than a launch supported only by sales material.

Plan for 2028

The working completion target is approximately April 2028, even though some older records still show 2026. A buyer should base financing, relocation and rental assumptions on the later date and insist on a plot-specific contractual handover schedule.

About the project

Solava Pattaya is a gated community of 29 two-storey private pool villas in the residential side of East Pattaya. Its scale matters. This is not a beachfront resort compound and it is not a sprawling estate with hundreds of homes; the project is deliberately small. Infinite Real Estate offers three house designs — Solaris, Maltese and Le Grand Bleu — ranging from 258 to 493 sqm of usable area. The progression between them is easy to understand: Solaris is the more manageable family house, Maltese adds a substantial amount of living space, and Le Grand Bleu is the largest layout with a staff room and a separate pool pavilion. Every type keeps the same basic proposition: two floors, a private pool, its own land plot and access to shared community facilities.

What separates Solava from many boutique villa launches is the amount of communal infrastructure planned for only 29 homes. The official project materials list a clubhouse with fitness, yoga, co-working, a co-kitchen and a relaxation area, plus a central park with a jogging track, playground, child-development area, amphitheatre and sunken seating. In a smaller Pattaya villa estate, buyers often get little beyond a gate, internal road and security. Here the shared spaces are intended to support everyday routines as well as leisure. That makes the project more convincing as a full-time home for a family, while the limited number of residences should keep those facilities on a much more intimate scale than a large resort development.

The address is on Pattanakarn 6 Road in Nong Prue, on the inland side of Pattaya and close to Sukhumvit Road. This is a car-oriented location rather than a walk-to-the-beach address. Pattaya Beach is about 6.8 km away and Jomtien Beach about 7 km, while Tara Pattana International School is approximately 0.4 km from the project. That trade-off is central to the buying decision. A family can be very close to school and still have practical road access to central Pattaya, hospitals, malls and the coast, but a buyer whose daily routine revolves around walking to the sea or nightlife will find the setting too residential. East Pattaya works best when privacy, space and road access matter more than beachfront proximity.

The permitting trail is unusually useful for verifying a new villa project. SOLAVA PATTAYA is registered at the same Pattanakarn 6 Road address with Infinite Real Estate Co., Ltd. named as the project owner. Its IEE was approved in February 2026, and the land-allocation permit for the 29-plot subdivision is dated May 2026. These approvals do not remove construction or delivery risk, but they materially strengthen the project’s legal paper trail and show that its land subdivision has moved beyond an early marketing concept.

Two completion dates still circulate. The project’s main timetable points to an approximate construction start in April 2026 and completion around April 2028, while some older records still show Q4 2026. For financing, relocation or rental planning, April 2028 is the safer public target unless the contract for the selected villa gives a more precise handover date. That contract should also define any grace period and the consequences of delay.

Foreign ownership is the point that deserves the most discipline. The underlying plots carry Chanote titles, a strong form of Thai land title, but that does not make the land directly freeholdable by a foreign individual. A foreign purchaser may use a compliant structure such as a registered land lease of up to 30 years per term with separately protected rights to the building, or another legally permitted arrangement; any promised renewals should be assessed as contractual commitments rather than ownership. The project disclosure dated 30 November 2025 also states that the underlying land and buildings are mortgaged to United Overseas Bank (Thai). Before transfer, the buyer should see how the encumbrance will be released from the title of the specific plot being acquired.

Pricing is plot-specific. As of the review date, the lowest active public offers are THB 14.3M for Solaris, THB 22.7M for Maltese and THB 30.9M for Le Grand Bleu; the project’s stated starting level remains THB 15.9M, and other offers for the same house types can be materially higher. Plot size, position, included fit-out, furniture and individual commercial terms can all move the final number. THB 14.3M is therefore best treated as a current lower market anchor, not a guaranteed price for any Solaris. A reservation should be tied to a specific plot number, exact land area, written specification and signed price schedule.

The available payment structure is THB 200,000 to reserve, 20% on the contract, another 30% during construction in five payments, and the remaining 50% at transfer. Keeping half of the purchase price until transfer is more buyer-friendly than paying most of the consideration early, but the contract still matters more than the headline percentages. Buyers should verify which milestones trigger each payment, when land and building rights are registered, how the bank encumbrance on the selected plot is released, and what happens if construction or specifications change.

As a place to live, Solava is closer to a family house with resort-style extras than to an investment-led holiday product. Private pools, two- or three-car parking, large internal areas and the nearby international school all make sense for long-term occupation. The same features also create ongoing responsibilities: pool care, landscaping, air-conditioning, a larger built area and community management will all add to annual running costs. A common-fee figure of THB 89 is quoted with conflicting charging bases, so it should not be treated as a confirmed operating cost yet. Anyone comparing Solava with a condominium or a smaller villa should budget for the full cost of maintaining a private house, not just the purchase price.

The project is therefore strongest for a buyer with a clear residential use case: a family based in Pattaya, a household that drives, or someone who values privacy and space more than beach access. The open issues are transaction issues rather than identity issues. Before paying a meaningful deposit, the buyer should see the plot-specific title documents, final building specification, current construction and handover schedule, the foreign ownership or lease structure if relevant, and the community management agreement. Those documents are what turn Solava from an attractive concept into a purchase that can be evaluated properly.

Ownership format

The project documents list Chanote land titles. A foreign individual generally cannot register the land in Thailand as personal freehold. A compliant foreign-buyer structure may use a registered land lease of up to 30 years per term with separately documented rights to the house, or another legally permitted arrangement. Any promised lease renewals need to be assessed separately in the contract and are not equivalent to ownership. The exact structure for the selected villa must be confirmed from its title documents and contract.
