Why this project is worth a look

Only 31 homes

Phutara is a relatively small community by unit count, so it does not feel like a high-density estate with hundreds of identical homes. At the same time, many individual villas are very large. That combination can deliver privacy, but it also shifts more maintenance responsibility onto the owner.

Built for real space

Current resale stock includes four- to nine-bedroom homes with private pools and gardens. The format makes most sense when the household will actually use the rooms for family, guests, work or multi-generational living. If much of the house sits empty, the cost of running and maintaining it can outweigh the appeal of the extra area.

Residential East Pattaya

This is not a beachfront or walk-everywhere address. The trade-off is a quieter villa neighbourhood, larger plots, proximity to an international school and practical road access into Pattaya. Buyers who depend on walking or public transport should test the daily routine rather than assume 'Pattaya' means the same lifestyle as the central or coastal districts.

Resale condition matters

After years of occupation, two villas in the same estate can differ sharply in renovations, mechanical systems and actual configuration. Phutara's current listings show that variation clearly. A technical inspection of the selected house is therefore more valuable than relying on the original project brochure.

Land needs its own check

A foreign villa purchase is legally different from buying a condominium unit. The land title, ownership of the structure and the right to use the land need to be reviewed separately. Some current Phutara listings state Chanote title for specific plots, but that cannot be assumed across the whole estate.

About the project

Phutara is a gated villa estate in Nong Prue on the eastern side of Pattaya. It is small in unit count but large in the physical scale of many of its homes. The public project profiles consistently show 31 villas, with November 2017 the best-supported completion date. This is no longer a primary-market development with a standard inventory sheet and one set of specifications. It is a mature resale community where individual houses have had years to diverge through renovations, additions, furniture packages, layout changes and different levels of maintenance. That distinction matters. The project name tells you about the setting, access and shared facilities, but a buyer still has to underwrite each villa almost as a separate property.

Older project descriptions identify an original five-bedroom, five-bathroom format of around 540 sqm and a six-bedroom, four-bathroom format starting around 250 sqm. Today's resale stock is much less uniform. Current listings include four-, five-, six-, eight- and nine-bedroom homes with very different internal areas and plot sizes. That is typical of an established low-density villa estate where owners may extend, reconfigure or combine spaces over time. The practical consequence is that the historical unit mix should be treated as background only. A specific purchase must be checked against the actual floor plan, registered documents, land title, building condition and the exact fixtures and furniture included in the sale.

Space is the clearest reason to consider Phutara. Current listings show substantial houses with private pools, gardens, multiple parking spaces and large entertaining areas. That can work well for an extended family, multi-generational living, owners with pets, people who work from home or buyers who genuinely want room for guests. The same scale also creates a different maintenance equation from a condominium or compact villa. Air-conditioning, pool equipment, pumps, roof areas, timber elements, water heaters, garden care and general wear can all become meaningful recurring costs. In a resale estate of this age, a careful technical inspection is more useful than being impressed by headline square metres.

The setting is East Pattaya rather than the beachfront. Phutara sits around Pattanakarn Road and Soi Mu Ban Phu Thara in Nong Prue, close to Tara Pattana International School and within normal driving reach of central Pattaya. This is a car-oriented residential location. For a household that values privacy, land and a quieter neighbourhood more than walking to the sea, that trade-off can make sense. For a buyer who wants to step outside into a dense restaurant, beach and nightlife district, the location works differently. A sensible viewing should include the real routine: school run, supermarket, city centre, beach and evening traffic rather than a single midday drive from an agent's office.

Project directories list a broad amenity package: 24-hour security, CCTV, parking, a communal pool, jacuzzi, gym, spa facilities, sauna or steam room and an on-site restaurant. Those features help explain why Phutara was positioned as more than a simple street of detached houses. However, this is a completed estate, so a historical amenities list is not enough. What matters today is which facilities are operating, who manages them, what owners pay for the common areas and whether the selected house has any unpaid charges. We did not find a reliable current project-wide common-area fee in public sources, so this should be treated as a transaction-level question rather than filled with an estimate.

Resale pricing is wide. At the time of this research, the lower end of current listings on large portals was around THB 20 million, while other platforms started higher and the upper end moved well beyond THB 50 million. That spread is understandable because the houses differ materially in bedrooms, floor area, plot size, renovation quality, furnishing and configuration. Comparing headline price alone would be misleading. A useful comparison should separate the land, the legal structure, the actual built area, condition, included contents and likely near-term maintenance. The lowest asking price is therefore only a market anchor, not a project-wide valuation.

The most important unresolved point is the developer attribution. Several property databases label the developer as '124 Privacy Condominium', yet that name is also the name of a separate Bangkok condominium, and the current structured Phutara page on FazWaz lists the developer as N/A. We did not find a primary corporate record, developer website or other independent first-party evidence that reliably ties that entity to Phutara. For that reason the developer field is intentionally omitted from the registry record. In a completed resale estate, that does not by itself prevent a purchase, but the buyer should establish the original project entity and the current body responsible for shared areas before relying on any legacy developer claims.

Ownership format

For a foreign buyer, the critical issue is the land beneath the villa. Direct foreign ownership of Thai land is generally unavailable except under narrow statutory exceptions. Ownership of the building can be separated from rights over the land, while land use is commonly structured through a registered long-term lease. The exact structure must be checked against the title and contracts for the individual villa; a Thai-company workaround should not be treated as a default solution.

  • Completion timing conflicts across sources. FazWaz and DDproperty support 2017, with FazWaz specifying November 2017, while some PropertyScout records state 2011. November 2017 is used in the main field pending project documents.
  • Land rights must be checked villa by villa. Some current listings state Chanote title for individual plots, but no project-wide document confirming one title structure across all 31 homes was located.
