There is no construction timeline to underwrite; the due diligence shifts to the existing asset and the way the community operates today.

The official site describes roughly 124 homes and currently organises the product into two broad series. Compact homes are shown at approximately 80–99 sqm with two bedrooms, while the larger Garden range is around 110–140 sqm with three or more bedrooms and a more generous private garden. The resale market is much less uniform. Current listings include larger three- and four-bedroom houses, homes above 160 sqm, bigger land plots and private-pool properties. That wider spread is not necessarily a contradiction in itself: an established village can contain older layouts, extensions and owner upgrades. It does mean a buyer should avoid assuming that one listing represents the specification of the whole development.

Nibbana Shade sits off Chaiyapruek 2 Road in Nong Prue, with Tara Pattana International School immediately next to the community. For households tied to the East Pattaya school network, that can be more valuable than being closer to the beachfront because the school run becomes simple and predictable. The trade-off is that the address is car-oriented. Jomtien, central Pattaya, major supermarkets and hospitals are driving destinations, while Sukhumvit Road and Highways 7 and 36 are the connections that make the broader location work.

The common facilities are already part of the lived environment rather than promised amenities. The project shows a communal swimming pool, a full-size tennis court, clubhouse, fitness centre, children’s play area, landscaped gardens, walking or jogging paths and a secure gated setting. In a mature community, the practical question is not just whether these amenities exist. Buyers can inspect their current condition, see how heavily they are used, ask what maintenance is covered by community fees and judge whether the shared areas add to everyday life or simply look good in listing photographs.

Pricing needs the same property-by-property approach. Resale listings checked in mid-September 2026 start around THB 6.279M, while larger homes and private-pool houses can move well into the teens. Floor area alone does not explain that gap. Land size, renovation quality, furniture, private outdoor space, pool condition, plot position and legal holding structure can all materially affect value. A low asking price may be attractive, but it can also signal deferred maintenance or a less flexible ownership setup. For this village, comparing whole-house condition and land rights is more informative than treating price per square metre as the decisive metric.

Public sources disagree on the historical statistics. The current official site says approximately 124 homes; Cornerstone also describes about 124 units and dates the community to around 2010. FazWaz and DDproperty show 63 units with completion in June 2016, while Hipflat lists 29. The location, name and property descriptions point to the same community, so averaging those figures would create a false level of precision. The practical conclusion is simpler: Nibbana Shade is completed and long established. The build year and original phase of the specific house should be confirmed from its own documents rather than inferred from a portal’s project profile.

Land ownership is the other area where a house purchase differs fundamentally from buying a condominium. Thai law generally does not allow a foreign individual to own land directly, except in narrow statutory circumstances. A listing described as freehold therefore should not be read as a promise that a foreign buyer can take the land title in his or her own name. The title deed, current registered owner, building rights and any proposed lease structure need to be reviewed together. A registered long lease can be part of a lawful arrangement, but the exact protections depend on the documents; nominee shareholding should not be treated as a shortcut around the land rules.

For the right buyer, the appeal of Nibbana Shade is straightforward: it is already there. Families can see the neighbourhood, drive the school route, inspect several resale houses and compare real differences instead of buying from a brochure. The compromise is equally clear. Foreign nationals generally cannot hold Thai land directly in their own name, apart from narrow statutory exceptions; a registered long lease is one lawful route used in practice, while ownership of the structure must be checked separately.
