The location is on Soi Thung Klom–Tan Man 9 in Nong Prue, Bang Lamung, with the published street address at 42/3 Phatthanakan. A project map resolves to the named Onyxgrand Village point on the same corridor. This is inland Pattaya and daily life is car-oriented. Pattaya Elephant Village is identified as the nearest major landmark at about 1.1 km. Another project profile places Jomtien Beach at roughly 9.7 km, Terminal 21 Pattaya at about 9 km and Regents International School at around 10 km. Current listings label active units as off-plan, while Thai-language project pages describe construction as ongoing. A 2024 sale listing stated an approximate twelve-month construction period for a selected villa. That suggests a build-cycle model at unit level rather than one simple estate-wide completion date. None of the material checked provided a reliable public completion date for the whole 21-home project. For a buyer, the contract schedule for the selected plot is therefore more useful than a generic portal badge. The sale agreement should identify the exact construction milestones, handover date, delay provisions and conditions for transfer rather than relying on a broad promise that the project is 'under construction'.
The lowest current asking price we could confirm before preparing this dossier is THB 16.4 million. That figure is attached to a three-bedroom villa with 413.35 sqm of indoor area on a 371.2 sqm plot, and the listing was refreshed at the end of August 2026. Four-bedroom stock appears around THB 18.5 million in the same project feed, while larger homes reach approximately THB 21.5–22 million. These are not clean fixed prices by bedroom count. Plot sizes, usable areas and furnishing packages differ substantially, even within the same headline configuration. Several listings are described as fully furnished. For that reason THB 16.4 million should be read as the current entry point into advertised stock, not as a promise that every three-bedroom home can be bought at that level or with the same specification.
The layout logic is strongly residential. Repeated project and listing information shows separate European and Thai kitchens, laundry or staff space, two-car parking and a private swimming pool. Older sales material also mentions a sauna, but that feature is not consistently confirmed in the current unit pages, so it should not be treated as standard across all 21 homes. The difference between individual villas is meaningful. One three-bedroom home combines about 413 sqm of building area with a 371 sqm plot, while another three-bedroom example exceeds 500 sqm internally and sits on more than 600 sqm of land. Current four-bedroom listings cluster around 434–449 sqm of internal space. Buyers therefore need to compare the actual plot and house plan, not just the bedroom count, especially if outdoor space, children, pets or entertaining are part of the brief.
Project portals list a clubhouse, communal pool, gym, co-working or meeting room, landscaped common garden, 24-hour security and CCTV; one profile also lists a cigar lounge. Those facilities make the estate sound more complete than a simple guarded street, but the public sources do not provide an independent commissioning report for each shared amenity. That distinction matters in a 21-home development because operating costs are spread across a small owner base. Before committing, a buyer should see the current common-area budget, management rules, maintenance fee calculation, which facilities are already operational and who is contractually responsible for the estate. Older unit terms quoted a maintenance fee and sinking fund, but they date from 2024 and should not be assumed to be the current project-wide schedule without a fresh statement from the seller.
Land ownership is the main legal point for a foreign buyer. Purchasing a villa does not automatically give a non-Thai purchaser freehold title to the land. Project listings separate building ownership from land ownership and the active Onyx Grand Village offers checked show the land under Thai ownership or a Thai company. An older sale listing uses the same Thai-name/company wording. We did not find a published specific to the project long-term lease package for foreign buyers. That does not rule out a lawful registered lease or another compliant arrangement; it simply means the structure has to be evidenced in the actual documents. A foreign buyer should verify the land title, the seller's authority, the building ownership route, the lease terms if a lease is proposed, and the transfer mechanics before paying a reservation deposit.
There is also a developer-identity point worth resolving in the paperwork. Major project profiles name Madcha Land Development Co., Ltd. as the developer and connect the project with other Madcha developments. Yet descriptive copy on several of those same pages says the estate was developed by Baan Mae 6996 Co., Ltd. That may be a project company, landholding entity or another company within the same commercial structure, but the public record we reviewed is not enough to state the relationship as fact. The buyer-facing question is therefore not which brand appears in the brochure. It is which legal entity owns the land, signs the sale and construction contracts, receives the money and carries the obligations after handover. Those names should line up clearly across the title documents, permits, contract and payment instructions.
