Why this project is worth a look

More than one product

The estate name covers three established villa layouts, separate residential plots and smaller homes marketed in 2026. Buyers can compare different ways of using the location, provided each offer is tied to its own plans and legal documents.

An identifiable Mas address

Jalan Arjuna and the Abianseka area appear in multiple sources, giving the development a concrete neighbourhood identity. That is more useful for a site visit than a vague Ubud label, though it is not a surveyed lot position.

Existing-home comparisons

A furnished resale villa was advertised in September 2026. An existing home can be inspected for its actual layout and utility arrangements, offering a useful contrast with the commitments involved in buying an unbuilt unit.

Plot choice is separate

Vacant lots appear in the development's wider catalogue. Their asking prices and obligations should be evaluated independently of turnkey villa offers, particularly where permitted construction and service connections have not been documented.

About the project

Bali Arum Mas is best understood as a residential address in Mas, within Ubud district of Gianyar, rather than as a single villa model that can be bought off a uniform price list. Listings under the name cover several established villa types, bare residential plots and a separate-looking set of smaller pool villas marketed during 2026. That variety is useful, but it also creates a real risk of comparing unlike properties. The original Pinhome development page is labelled under construction even while some individual villas are advertised on the resale market. Neither fact, on its own, establishes the completion status of every building. The first decision for a buyer is therefore what is actually being offered: a plot, a home yet to be built, or a specific existing house.

The location is reasonably well described. Pinhome gives Jl. Arjuna No. 43, Desa Mas, Kecamatan Ubud, Kabupaten Gianyar. Other advertisements place the development along Jalan Arjuna around Abianseka, and a commercial company directory records a registered office in Bali Arum Mas Block I on that street. This establishes a credible Mas/Ubud neighbourhood identity, not a surveyed boundary for the whole development. The published street number comes from the property portal; no official parcel plan or verified project-pin coordinates were available in the material reviewed. Buyers should not treat a nearby landmark or the centre of Mas as the location of an individual lot.

The older Pinhome catalogue identifies three villa designs, Gambuh, Galuh and Condong, alongside a fourth product labelled Kavling, meaning land sold without a finished house. Gambuh is described with 120 square metres of building space on a 138–158 square metre lot. Galuh has 200 square metres of building space and a 358 square metre lot. Condong spans 140–200 square metres of building space on plots of 204–358 square metres. Each is advertised with two bedrooms and one bathroom. The land-only category lists plots between 138 and 549 square metres. A larger plot can change a property's outdoor use and maintenance burden considerably, but its size does not by itself establish what additional building work is permitted.

Even this catalogue needs careful reading. Pinhome's unit cards show one floor for the villas, while the descriptive paragraphs refer to two floors. A floor count should be resolved using drawings and a site inspection, not by choosing whichever line of the listing sounds more appealing. Other specifications are similarly format-sensitive. The older descriptions mention a carport, garden and a 1,300 VA electrical supply; these cannot be carried across to newer advertised houses with pools, additional bathrooms and higher declared power capacity. A brochure or a generic listing is a starting point for a specification, not a substitute for the contract annex that defines the purchased home.

A second group of advertisements deserves particular attention. Under names such as Bali Arum Villa Mas Ubud and Bali Arum Mas Ubud, agents have promoted compact houses with approximately 70–115 square metres of internal building area, lots around 138–187 square metres, two bedrooms, two bathrooms and private pools. A Rumah123 advertisement last updated on 3 January 2026 described a 38-villa release and claimed that 27 had been sold at that point. Other 2026 listings repeat the street, general layout and smaller size range. There is no independently reviewed site master plan linking those advertisements to Gambuh, Galuh or Condong. They might reflect another release, a changed sales product or overlapping advertising for the same location; treating the 38 homes as the verified total for the whole development would be unjustified.

The practical importance of that distinction is easy to overlook. A buyer of one of the smaller planned villas should want to know which part of the estate it occupies, which roads and shared amenities are included, and whether its permissions and land documentation cover that precise lot. An owner selling an existing villa will instead need to demonstrate title, the building's actual condition and the seller's authority to transfer the relevant interest. The development's overall status cannot answer either question. Nor should a historical sales count be relied on to decide how much inventory remains in October 2026: the advertised 27 sales and 11 unsold homes were claims attached to a dated agency listing, not an independently updated sales register.

A particular trap in the asking prices is the headline range on Pinhome: IDR 1.1 billion to IDR 12.64 billion. That range sits above a page combining homes with land-only plots, and its low end appears in the Kavling section. It is not evidence that a complete villa can be bought for IDR 1.1 billion. The older villa designs were advertised at approximately IDR 2.6–2.7 billion for Gambuh, IDR 3.27–5.88 billion for Condong and IDR 5.88 billion for Galuh. Pinhome marks all three villa types as sold out and the project page as unavailable. Those prices remain useful for understanding the catalogue's positioning, but they are not live inventory or an accepted transaction record.

The smaller villa advertisements present a different price history. The January 2026 Rumah123 listing gave an entry point of IDR 1,982,200,000, while a Brighton listing dated 7 May 2026 advertised IDR 2,196,400,000 for a 70-square-metre house on a 150-square-metre lot. Listings dated August offered a 70-square-metre configuration from IDR 2,574,000,000. These figures should not be interpreted as a measured rise in prices: the exact plot, building specification, sales terms and even the advertised land certificate vary. A separate September resale advertisement sought IDR 3.75 billion for a furnished two-storey villa with 120 square metres of building area on 150 square metres of land. That is one owner's asking price, not a confirmed sale price or evidence of capital appreciation.

For cost comparisons, the list of inclusions matters as much as the asking price. Some 2026 agents describe private pools, carports, garden landscaping, water heaters, air conditioning and an internet connection. Others advertise bare land, and at least one used-home listing includes furniture. A purchaser needs the final schedule of works, appliances, boundary treatment and utility connections for the individual home. The dated January advertisement also proposed an IDR 25 million booking payment, a 20% down payment and up to six months of staged payments. That information is relevant when asking for a current offer, but it does not establish an enforceable developer-wide payment plan or explain what happens to money already paid if construction is delayed.

Mas offers a different day-to-day setting from staying on Ubud's busiest central streets. The selling point is not that every destination is magically close. Instead, this is a neighbourhood from which buyers can assess access to local markets, healthcare and routes towards surrounding communities. Pinhome mentions Pasar Desa Pakraman Mas, Ari Canti Hospital and the Patung Bayi landmark among nearby points. Its approximate distances are platform references, not journey times from the gate of the specific property. The approach road, parking and traffic at the times a resident actually travels can be more important than a generic claim of a strategic location.

Common-area facilities are advertised, but their delivery and operating arrangements have not been independently established. Pinhome mentions landscaping, security, cameras and a children's playground. Newer agency materials add a shared pool, a riverside path, a gym, café and wellness facilities. These amenities could affect how the community feels and what owners pay to maintain it, yet their presence in a listing is not proof that they are complete or part of the purchaser's rights. Ask what is communal, what belongs to a single villa, who runs each facility and what fees apply. Shared areas also introduce issues of visitor access, noise and future maintenance that differ from those of a self-contained home.

Services are another reason not to collapse the listings into one specification. Pinhome refers to groundwater in its generic facilities and 1,300 VA electrical service in older villa descriptions. Newer sales pages advertise PDAM mains water and different power capacities, with inconsistent figures from one agency to the next. That may reflect distinct units or simply stale information; the material does not establish a single answer. For an existing property, meter capacity and real bills are more meaningful than sales copy. For a proposed villa, the water source, drainage, electrical connection and responsibility for installation should be expressly covered in the works specification before a deposit is paid.

Legal title is the central unresolved issue, especially for an international buyer. Pinhome categorises the development under Hak Guna Bangunan (HGB), a statutory building-use title rather than unconditional freehold land ownership. The January small-villa advertisement also specifies HGB, but Brighton and several resale advertisements describe Sertifikat Hak Milik (SHM), the certificate associated with Hak Milik land ownership. These claims might concern different parcels; they might also be inaccurate. No lot-specific certificates or title chain were independently reviewed. Foreign individuals cannot simply register Hak Milik in their own names. Other legal routes for qualifying residential property, potentially involving Hak Pakai, depend on the buyer's status and the precise land and building documents; a marketing label such as 'freehold' cannot settle eligibility. Certain forms of foreign residential acquisition also have minimum-price requirements, so an inexpensive advertised villa may not qualify for the intended lawful structure.

The developer question remains open. Pinhome uses Bali Arum Mas as its developer brand but does not disclose a corroborated incorporated developer or the contracting entity for a particular sale. A commercial register service lists PT Surya Harta Jaya Property at an address within the estate. That is evidence of an address connection only; it does not identify the landowner, the builder or the party authorised to sell the homes. Before any reservation becomes binding, the person receiving the funds, the party signing the agreement and the registered titleholder need to be connected through documents rather than assumptions based on similar names or addresses.

Construction and use permissions have not been verified for a particular villa. One selling agent refers to IMB and SLF, but no underlying certificates were available for inspection. Building consent in the current Indonesian system is generally associated with PBG, while older buildings may have an IMB; SLF addresses fitness for use after construction. These are different from the land title, and neither an agent's claim nor photographs establish their existence. If the purpose is short-stay rental, permitted land use and business-related approvals are separate matters again. A listing's suggested rental potential is not a licence, and a quoted rental asking price is not a verified net yield.

The available evidence is sufficient to describe Bali Arum Mas as a named residential development with several villa formats and separate plots in Mas. It is not sufficient to endorse a universal ownership arrangement, a current availability count or a completion date for the whole site. The sensible way to compare the options is lot by lot: match an address and survey to a floor plan, confirm what has physically been delivered, inspect the actual certificate and building documents, then price the purchase together with taxes, fitting-out and recurring costs. This approach preserves what is genuinely useful about the available listings without mistaking dated broker claims for guarantees.

Best for: An owner-occupier looking specifically at the Mas side of Ubud who is prepared to inspect the road, services, building layout and actual condition of the chosen villa.; Someone comparing the commitments of a new-build reservation with the evidence available from an existing furnished home, rather than relying on a development-wide completion label.; A buyer considering a bare residential plot as a distinct purchase, with independent checks on permitted development, title and the cost of connecting utilities.; A property investor willing to underwrite operating costs and lawful use from unit-level evidence, without treating a quoted rent or brochure projection as achieved income.; may not suit: Anyone who needs a verified turnkey handover date for the entire estate; the source material mixes a portal construction label with existing-home resale and pre-order advertisements.; A foreign individual assuming that a villa marketed as freehold automatically conveys directly registrable Hak Milik land ownership. The legal structure must be established, not inferred from an advertisement.; A buyer unwilling to resolve conflicting land-title and floor-plan descriptions before depositing funds. Publicly available material does not yet provide a complete deal-ready document pack..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Title descriptions conflict: Pinhome and a January 2026 small-villa advertisement refer to Hak Guna Bangunan (HGB), while Brighton and September resale advertisements refer to Hak Milik (SHM). No lot-specific certificates or foreign-purchaser ownership pathway were reviewed.
  • Pinhome's Gambuh, Galuh and Condong homes have advertised building areas of 120–200 sqm and one bathroom; 2026 agents market 70–115 sqm homes with two bathrooms. Floor counts conflict even within Pinhome. The relationship between those product lines, the advertised 38-unit release, sales availability and delivery dates lacks an independently checked master plan.
  • The incorporated developer, authorised selling party, cadastral coordinates, PBG or applicable older IMB, SLF, exact utility arrangements and service costs were not verified. A company registered at the estate address cannot be identified as the developer on that basis alone.
