Why this project is worth a look
Three distinct stay formats
The mix ranges from a compact 44 sqm apartment to an 88 sqm family-friendly layout and a private-pool villa. Each serves a different style of guest; a current inventory sheet is still needed to establish what remains available.
A resort-led amenity plan
Wellness spaces, a restaurant, co-working and front-desk services could make an inland stay more self-contained. Their commercial value depends on how they are staffed, funded and maintained once the site opens.
Landscape-focused architecture
The canyon setting and Balinese-inspired design give the project a recognisable character beyond a standard apartment building. Views from a particular unit should be assessed individually, without relying on claims that surrounding land can never be developed.
Identifiable project participants
The land-contract entity, building partner and architecture firm are all named in the project's materials. That is a useful starting point for due diligence, although their respective contractual liabilities have not been established from executed documents.
About the project
Green Dragon Resort Club is being marketed as a compact destination resort rather than a conventional block of homes. Its proposed 60-unit inventory combines apartments with private-pool villas, supported by a fairly extensive programme of guest facilities. The concept is centred on the inland landscape north of Ubud: green slopes, a canyon setting and time spent at the property itself. Buyers should approach it as an off-plan hospitality-led purchase, however. A published plan for a restaurant or a rental service is not evidence that either is operating, and there is no completed trading history from which to judge the resort's income potential.

Geography is the first practical distinction. The project website uses Ubud as its destination name, but the address identifies Tegallalang in Gianyar Regency. A sales directory adds the location code G79J+8H7. These descriptions are not competing projects: they refer to the same development. Yet Tegallalang is not the centre of Ubud, and an attractive map of regional temples and rice terraces cannot tell you what daily journeys will feel like. Anyone planning longer stays, school runs or frequent trips into town should assess the actual road access instead of treating the Ubud label as a street address.
The building programme is unusually clear for a development of this kind. Atmosphera Group, which lists the scheme in its portfolio, gives a breakdown of 39 one-bedroom apartments, four two-bedroom apartments and 17 one-bedroom villas. The project's own website publishes the principal areas: 44 sqm, 88 sqm and 105 sqm respectively. That means the majority of available space is aimed at couples and solo visitors; larger groups have far fewer choices. Nothing in those counts establishes which units are still on sale or what portion of the site has been physically completed.
At 44 sqm, the smaller apartment is a compact holiday base. The advertised furnished interior and balcony are sensible for people who expect to spend part of the day exploring or using the resort facilities. Living there for several months is a different test. Storage, workspace, noise from neighbouring units and how the balcony faces other buildings may matter more than a polished interior rendering. Public descriptions do not show the practical distinctions among individual apartment positions, so the unit-level drawing remains more useful than a generic floor-plan illustration.
The four two-bedroom apartments are advertised at 88 sqm, with a bathroom attached to each bedroom. That arrangement has obvious advantages for a family or two couples sharing accommodation, although four units across the entire complex provide little flexibility if a preferred outlook or floor has already sold. The 17 villas offer a different experience altogether. One bedroom, a private pool, a terrace and a cinema room make them more about private time at the resort than maximising guest capacity. A villa can also generate different costs: water treatment, outdoor maintenance and equipment repair all need an agreed allocation of responsibility.
Green Dragon's defining feature is the landscape-facing design. The architecture draws on the Balinese Naga Basuki legend and presents the development as part of its natural setting. The construction partner describes canyon-edge views across tropical greenery and toward the wider Ubud countryside. These are useful clues to the intended atmosphere, not a permanent view covenant. Whether a particular apartment or villa will retain the outlook shown in the marketing depends on its placement, neighbouring parcels and enforceable planning limits. Those details should be established for the selected unit rather than inferred from a master rendering.
The list of proposed shared spaces is substantial for a 60-unit scheme. Green Dragon advertises an infinity pool, massage rooms, sauna and bathhouse, ice bath, gym, yoga space and gardens, together with a rooftop used for stretching or events. A restaurant, café-bar, co-working space, parking, reception and concierge service round out the offer. For a leisure guest, the appeal is straightforward: a stay can revolve around the property instead of constant trips into town. For a purchaser, the economics are less obvious. These amenities need staff, upkeep, utilities and capital reserves, and the published material does not establish their long-term cost to each unit holder.
Hospitality branding should not be confused with a signed rental-management agreement. A front desk can welcome visitors without being the party responsible for advertising individual units, setting rates, collecting revenue, handling refunds and paying owners. The information reviewed does not sufficiently identify a contracted resort operator, a binding management fee, an owner's personal-use allowance or an independently verifiable distribution policy. Until that exists, potential returns depend on assumptions about bookings and operating expenses. A sophisticated income forecast cannot solve the absence of an agreed operating contract.
Tegallalang can appeal to guests travelling for terraces, temples, woodland scenery and the calmer side of Bali. It is a different accommodation market from a surf-and-beach location. A visitor seeking an immersive nature stay may value a private pool or a well-run spa, while someone intending to walk between busy cafés and shops might find the setting restrictive. The marketing material refers to journeys to Ubud and local attractions, but journey times are variable and should not be presented as fixed property attributes. Road condition, traffic and where the actual entrance is located will shape the daily experience.
There are several named participants, and it is worth keeping their responsibilities separate. Green Dragon states that the land agreements are registered to PT GREEN DRAGON RESORT; a property directory also identifies that company with the development. The website calls Atmos Group Bali its construction partner and SAI Architects its architectural firm. This is clearer than a project with no identifiable parties, but it does not establish which company guarantees delivery, which entity signs the buyer's contract or where purchase funds are held. A construction company's portfolio cannot substitute for the obligations of the party that owes the buyer the property rights.
The developer's published target is the third quarter of 2027. A separate catalogue lists the second quarter, whereas another sales directory uses the developer's third-quarter date. Those are material differences for an off-plan purchaser who expects to start using or letting the unit as soon as it is handed over. The public descriptions also differ in how they characterise construction progress, ranging from an off-plan project to one described as under construction. Without a dated programme of works and contractually agreed handover terms, neither the marketing completion date nor a portal status should be treated as proof of actual progress.
The project's answer to a direct question about building approval is unusually consequential. Its official FAQ says a PBG application has been submitted and registered, with the final permit still expected. The application reference and an issued permit were not available in the open material reviewed. PBG is the Indonesian building approval process; an application is not the same as an approval. This does not establish that the project has no permit now, but it prevents an independent reader from confirming one. Timing, construction scope and the contracting party's response to further permit delays belong in the purchase documents, not in a salesperson's reassurance.
Land-use compatibility is a separate issue. The developer asserts that the plot falls within a P-3 commercial designation and that a spatial-use document supports tourist accommodation, including short stays. We could not examine the actual decision tied to the plot, so those remain developer statements rather than independently verified entitlements. An approved spatial use, a building approval and an SLF certificate confirming that a completed building is fit to operate are different documents, issued for different purposes. A future resort needs the applicable approvals at the appropriate stages; none can be assumed merely because another has been applied for or described in a brochure.
The tenure offer also needs to be read in full rather than as an '80-year ownership' headline. According to Green Dragon, the purchase is structured around a 25-year main lease, a further 25 years under an additional agreement whose price is said to be included, and priority to seek another 30 years after the first 50. That last entitlement is not an unconditional extra term. No executed form agreements, commencement dates or detailed transfer provisions were publicly available for assessment. Even the first additional term should be evaluated against the actual signed instruments and the underlying land rights, not simply accepted because it appears on a sales page.
There is a particularly important conflict with third-party listing metadata: several advertisements mark units as Hak Milik, an Indonesian land-ownership title. The project itself describes a contractual lease arrangement. A foreign individual cannot simply take a Hak Milik land title in their own name, and a directory label does not establish the rights being sold. Before considering resale prospects or comparing tenure with other Bali properties, the buyer needs to know the underlying title, who holds it, what the buyer is assigned under contract and whether a future transfer requires further consent or payment.
The prices deserve the same attention to source and unit identity. RUMAVI advertises a one-bedroom apartment from USD 104,000, while a Bali.RealEstate agency listing shows USD 109,000 for a 44 sqm apartment. A two-bedroom listing shows USD 184,800. Villa information is less consistent: one agency advertises 103 sqm at USD 208,900, compared with 105 sqm on the official project site and a materially different villa figure in another directory. It would be misleading to combine these into a single authoritative villa price. All figures are listing anchors as checked in October 2026; availability, inclusions, taxes and legal costs require a fresh written quotation.
The sales process itself is publicly described. A USD 1,500 reservation is said to hold a chosen unit for ten calendar days and count toward the price. The standard structure then calls for a 30% initial payment followed by quarterly payments over 24 months, with individual variations negotiable. Green Dragon also describes electronic signing and notarial certification once construction is completed. A buyer therefore needs the actual reservation conditions, refund triggers, payment dates, completion remedies and contracting-party details before sending meaningful funds. A payment schedule extending beyond the stated construction target is not, by itself, an explanation of how delivery and payments interact.
Projected rental yields are not a substitute for an operating history. Green Dragon uses attractive return assumptions in its promotions and mentions a time-limited income promise for some villas, but the reviewed material does not provide an enforceable complete guarantee, a clear fee schedule or audited resort results. Net income would depend on occupancy, achieved rates, management charges, maintenance, taxes and periods reserved for personal use. The case for buying here is therefore strongest for someone drawn to the specific nature-resort concept who can tolerate development and documentation risk. Buyers needing immediate rental cash flow or fully verified title and permits will not find those requirements satisfied by the public information alone.
Ownership format
Marketed as a contractual lease: a 25-year main agreement, a further 25 years under an additional agreement and priority to seek another 30 years. The full 80 years are not an unconditional entitlement without reviewing the contracts.
Unit types & sizes
The largest part of the planned inventory comprises 39 one-bedroom apartments. At 44 sqm, this is most naturally a couple's or solo guest's base rather than a large long-term home. The advertised furnished layout and balcony are appealing, but storage, sound insulation and the actual outlook vary by unit.
Get floor plans and current pricesOnly four two-bedroom apartments are included in the published unit breakdown. A separate bathroom for each bedroom makes the layout useful for two couples or a family travelling together. Availability and the position of the apartment within the complex cannot be inferred from the small planned count.
Get floor plans and current pricesSeventeen villas appear in the project breakdown, each marketed with a private pool and terrace, plus an in-villa cinema room. Their appeal lies in privacy and the resort experience. Pools and outdoor areas also introduce ongoing maintenance questions absent from a compact apartment.
